Bright and Modern in Massanutten w/ Hot Tub and Game Room

Welcome to Rosalina Retreat, a fully renovated home in Massanutten Resort. Although the property only has 3 bedrooms, there are a total of 6 beds, so the property can sleep up to 10! Relax in the hot tub, then sip wine around the firepit. Inside you'll love the open floor plan with ample seating plus pool table. The garage has been converted to a game room that kids will love. The house is about a 7 minute drive to the slopes, pool, and dining at Massanutten, 5 minutes to the spa, and 5 minutes to the indoor/outdoor Waterpark. The Swift Run Gap entrance to Shenandoah National Park is 15 minutes away with some of the best hiking on the east coast. JMU and everything else in Harrisonburg is 20 minutes away, and there are several breweries, wineries, and restaurants within 15-20 minutes of the house.

The home is all on 1 level with zero steps inside, and only 1 step to enter the front door. The layout of the house is as follows:

- Private back deck with hot tub, propane fire table, and grill (propane provided for both).
- Sun-drenched great room with large sectional couch, pool table, large TV, and electric fireplace, open to dining area and kitchen. Note: the modern ambient fireplace uses water vapor and lighting to create the appearance of flame. This feature is intended for visual atmosphere and added humidity only and does not produce heat, smoke, or real fire, making it safe and enjoyable year-round.
- Dining table seats 8, plus 3 more at the bar
- Kitchen is fully stocked with everything needed to prepare meals. Ground coffee and k-cups provided.
- BR1: Master bedroom with king bed and ensuite bathroom
- BR2: Bedroom with full-over-full bunk bed, plus twin bed, plus a trundle bed under the bunk bed
- BR3: Bedroom with full-over-full bunk bed, plus a trundle bed under the bunk bed
- Hall full bath with tile shower
- Garage has been converted to game room with 2 player sit-in racing arcade, basketball game, foosball, karaoke machine, and couch with big screen TV. So much fun!
- Laundry room

Other things to note:

- Rosalina Retreat is pet friendly! We allow up to 3 pets with a $100 pet fee (total, not per pet or per night).
- Massanutten offers hiking, skiing, snowboarding, tubing, swimming, dining, spa, ropes course / zip line, golfing, go carts, mini golf, and much more.
- The driveway can fit 3-4 vehicles. There is an overflow parking lot available in Massanutten.
- Wifi is fast with a strong signal throughout the house and decks. The living room, game room, and primary bedroom feature smart TVs where you can access all the main streaming services.
- We provide a fully stocked coffee bar with multiple coffee drip and Keurig options
- Guests can enjoy community pool access in the summer season for a $6 per person fee.
- Linens and towels provided
- Due to wildlife, trash must be taken to the Massanutten community dumpsters
- Pack n play and high chair provided
- We do require a separate rental agreement, which we will send a link to e-sign after you book. There are no additional fees beyond those listed here.

WELCOME TO MASSANUTTEN!

This home is in a private residential neighborhood and is part of the Massanutten Property Owners Association (MPOA), governed by its rules and regulations. There are rental homes in all MPOA neighborhoods, but people also live here. Your nearby neighbors may be full-time residents, including families with children, retirees, second-home owners and other guests
enjoying their retreat.

NOISE
• Quiet hours: 10:00 PM - 7:00 AM.
• Keep noise indoors during these hours.
• No excessive noise at any time, as judged by MPOA or its assigned agents.

PARKING
• Keep all tires off the road.
• Don't block fire hydrants or park in front of another property without written approval
from your host.
• Park only in designated areas or overflow lot (4007 Peak Dr., Massanutten, VA 22840)
• No buses, campers, or RVs to be parked at homes or on roads. Overflow lot is
available with written approval from your host.

OUTDOOR FIRES
• High wildfire risk area!
• No open fires.
• No unattended fires.
• No firepit use during quiet hours (10:00 PM - 7:00 AM).
• Firepits and grills may be restricted during local emergency
conditions, check MassanuttenVillage(dot)com or electronic sign at
entrance for updates.

ALCOHOL
No open containers on roads or in common areas.

PETS
• Leash always required when outside.
• Clean up after your pets.

TRASH
• Do not place garbage/trash outside, including screened-in porches, decks or
carports. Trash attracts wildlife, which could endanger you and damage the property.
