Enjoy a comfortable Salt Box style Cape Cod retreat for your vacation. Open concept design with 3 Bedrooms plus 2 bonus rooms with beds and 3 Full Bathrooms. Central Air Conditioning with additional mini split AC units in loft and in each upstairs bedroom. Large deck with furniture to enjoy your morning coffee, a sunset barbeque or New England seafood dinner.
Walk to Popponesset Inn or the Popponesset Marketplace on the maintained pathways for restaurants, bars, shopping, miniature golf, a morning coffee on a walk or an evening ice cream (about 7/10 mile) or drive. Enjoy a stuffed and unforgettable lobster roll at the acclaimed 'Raw Bar' at the Marketplace. The Popponesset Inn has a public bar and a waterfront restaurant. The acclaimed Mashpee Commons are only a 4 mile drive to enjoy boutique shopping, other premium restaurants, bars, theater, bowling and grocery stores.
Walk to Fells Pond/Jim Pond (freshwater) and its' small beach, 2/10 of a mile down the road for a morning or evening swim. This is a great area to take the little ones to splash and swim as it has a nice shallow area.
The property is a corner lot and with entrances on Fells Pond Road and Broomstick Way, a cul de sac road which is great for younger children with bikes, skateboards, rollerblades due to reduced traffic.
The home is an open style enabling those in the kitchen to communicate and see those in the living room or dining room. Families and friends can still socialize when eating, cooking or just relaxing.
All linens are provided for bedding and bath. Each bathroom has a liquid soap dispenser. Additionally, each bathroom has a toiletry set. Two rolls of toilet paper are supplied for each bathroom.
In the kitchen, there are all the pots (including large lobster pot-located in the pantry on the floor), pans, dishes and utensils you might need to cook up most any type of meal. In addition to the gas cook top range and oven, refrigerator and dishwasher, the kitchen has a microwave, Mr. Coffee 12 cup coffee maker, tea pot, toaster and blender and a gas Weber barbeque is on the deck. We supply you with dish detergent, 14 dishwasher detergents and trash bags for the kitchen. For your beach adventures we supply you with beach chairs, beach towels, a cooler and a tote.

We three sisters have been staying here yearly ever since the Covid era and plan to return in 2026.That should say it all! Everything has been perfect--the location, the house, the accommodations, the upkeep, and last but not least, the owners, Scott and Audrey, who are so thoughtful and responsive, making sure throughout our stay that everything is fine. The house was in a great central location. It could use a little updating on decor but it was clean! The hosts were fabulous at communication. We enjoyed our stay and were able to do lots of sight seeing and area attractions. Went to Boston twice, Sandwich, Falmouth, Marthaā€™s Vineyard, Woods Hole.

My family really enjoyed their vacation here! The house was very clean. The space was very nice, I really enjoyed the fully stocked kitchen because even on vacation I do like to cook. Great location, close to local beaches and Mashpee Commons, which we went to a couple times. My kids took a drive to Plymouth for the day and it was not that far and they really enjoyed that. We definitely are. Looking forward to going back next year!

Great stay

This was a very good spot and experience. They had anything you would need and it was available from laundry to beach towels. Had very good communication on check-in and check-out. Highly recommend.

Great place

I was very impressed with how our hosts thought of everything for our comfort. Everything we could have needed for a 2 week stay was available including towels, beach chairs, kitchen amenities, etc. It is a beautiful house, very comfortable bedrooms and living space. Lovely deck and easy walk to a great pond. I have been renting homes for over 10 years and this was the most comfortable stay I have ever had!

Perfect Escape

This is now the 5th consecutive year for us three sisters, and we have already signed up for a sixth. We think you could say we are hooked! The perfect property for our annual get togethers, we always feel sad when we must leave. Many thanks to Scott and Audrey, who are attentive and generous hosts and anticipate and attend to any needs and questions we may have. Highly recommend!!!

We had an absolutely wonderful vacation at this cottage in Mashpee. We have used VRBO listings many times and have never stayed in such a clean and well-stocked home. It even had lovely shampoos, bath soaps, and lotions in each bathroom. The bath and beach towels were plush and so comfortable. The home was nicely laid out, including a great deck. We also appreciated having cable TV rather than streaming. Fells Pond is just a short walk from the house. We never had to get in touch with the owner because everything was perfect. Now if only the owners could guarantee the weather...lol

Our Cape Escape

Our Cape-Escape was fantastic with this beautiful home as our base. We were able to experience the entire Cape from Woods Hole to Provincetown and many experiences in between. The hospitality of our hosts was second to none. The welcome and information the Thomsen offered was helpful with our planning. The house was big and we needed nothing. The cleanliness was the best. The wrap around porch was not expected from the pictures but we enjoyed every inch of it! 10 /10

Amazing stay on the cape

New Seabury was the perfect place to stay. The home had everything we needed, great A/C, comfortable beds, and spotless! The owners responded to our questions immediately. South Cape Beach was a short drive away and Fells pond was a great place to swim and paddleboard just a few steps from the home. Can't wait to come back

Great location

This was our 2nd year Re ring on Fellā€™s Pond Rd., unfortunately the weather didnā€™t cooperate, but home is roomy enough to accommodate the 8 of us, so worked out perfectly!

Fantastic place in New Seabury

My husband and I spent a relaxing week with our 2 sons (ages 19 and 16). There was plenty of room for us to spread out and for them to have friends pop in for the day or overnight. The wrap-around deck left room for a cornhole game and reading. The property is set back from the street and there is plenty of parking in the drive. While this was our first time at Audrey and Scottā€™s lovely property, weā€™ve stayed in Popponesset for 16+ years - the house is an easy walk to the Marketplace and a quick bike ride to the Spit. The home was stocked with everything needed and was scrupulously clean. Thanks everso.

Wonderful vacation home!

We enjoyed 2 weeks at Scottā€™s and Audreyā€™s home, Lovely home with lots of room, wraparound deck, which we took advantage of. 2 1/2 miles to state beach, close to Popponessett Marketplace, shopping, and restaurants. Great, quiet neighborhood. Scott and Audrey were easy to deal with. Highly recommend, and hope to return!

Perfect for Gatherings!

The perfect home for family or friend gatherings with plenty of space to socialize or enjoy some ā€œsolitudeā€ time. Jimā€™s Pond is in walkable proximity was perfect for kiddos as well as the ā€œbigā€ kids. Home was clean and stocked with linens, dish ware, beach accessories, etc.. We have decided to offer our home to others to enjoy and build similar memories on the Cape as the Cape is truly a magical place. We have recently made many upgrades to ready the home for a summer rental including, but not limited to, adding a split system for separate upstairs A/C units in each bedroom and loft, a newly remodeled guest bathroom on the main floor, new flooring and baseboards in the master bathroom and other third bathroom upstairs, new flooring in the kitchen, weber gas grill, new microwave, toaster, blender, new washer and dryer, flat screen t.v. for living room and loft. Enjoy!
