The Space:

Make yourself at home in this spacious and inviting retreat, thoughtfully designed for families, friends, or groups looking to relax and reconnect. Guests will have access to the entire home, with the exception of one or two locked housekeeping closets. The home features five comfortable bedrooms spread across three floors. On the ground floor, Bedroom 1 offers two queen beds, perfect for sharing. The second floor includes three bedrooms: two with a queen bed each and one with a king bed. Up on the third floor, Bedroom 5 is outfitted with four twin beds, ideal for kids or larger groups.



Enjoy three full bathrooms and one half bathroom, a welcoming living room, and a fully equipped kitchen for preparing meals together. Step outside to your own private oasis, complete with a private outdoor pool, a relaxing hot tub, and a gas fire pit surrounded by comfortable spaces for unwinding and socializing. A washer and dryer are available for added convenience during your stay.

Walking, biking, or scootering around the neighborhood is easy, and you’ll be close to downtown attractions, Lady Bird Lake, and the Congress Avenue Bridge bats making this the perfect spot to experience Austin like a local.

Important: We are committed to protecting our properties and staying compliant with short-term rental regulations. As part of our protection plan, included in your booking price, you will be required to complete an independent third-party verification through Truvi. Before your booking begins, you will be contacted via email and/or text to confirm your details and complete the verification process.



To ensure a smooth check-in experience, you'll also be asked to review and sign the House Rules, FCM Homes Terms & Conditions, provide a copy of your ID and credit card details for incidentals, and reason for visit via the Guest App Link sent in your reservation confirmation. Please make sure to complete both steps at least 24 hours before your arrival to receive your arrival instructions.



Please note that payments over $1,000 require a quick verification step. Guesty Pay Protect will contact you via email before your payment is processed to complete this verification. If the verification isn’t completed within 15 minutes, the reservation will unfortunately be canceled due to non-payment.



House Rules:

- Occupancy [ 14 ]

- Primary guest must be at least 25 years old and present for the entirety of the stay.

- Early check-in and late check-out are possible, subject to availability and with an associated fee.

- Unauthorized parties and events are NOT allowed without prior written approval.

- Quiet hours are from 10 PM to 7 AM. Please respect the other guests in the area.

- If any furniture is moved, please place it back in the original space where it was found.

- Additional charges (including shipping fees) may apply if personal items are left behind.

- In the event that you need to use the hard key, we kindly request that you place it back in the lockbox before departing. Failure to return any keys used to the lockbox will result in a $50 replacement fee per key.



Pet Policy:

- A maximum of 2 pets is allowed for an additional fee of $100 per pet.

- Please clean up after your pet/s.



Pool and Hot Tub Rules:

- The pool can be heated for an additional fee of $100 per day.

- Please reach out to us at least a day prior if you want to use the hot tub.

- Tampering with the pool and equipment could incur an additional fee up to $1,000 or to cover any damages caused.

- Supervise children at all times. Do not leave children unattended on the property or near/on the water.

- No lifeguard on duty. Swim at your own risk.

- Please rinse off before entering the pool or hot tub.

- No glass is permitted in the pool or hot tub area. Additional fees may apply if glass is found.

- The pool is professionally cleaned once a week and regularly skimmed. Please note that it is located beneath trees that frequently shed debris. We do our best to keep the pool as clear as possible.

- For health, safety, and maintenance reasons, pets are strictly prohibited from entering the pool or hot tub. A $500 fine will be charged if this rule is violated.

- Please allow 3–5 hours after pool servicing before swimming. This ensures the water is safe and properly balanced for you and your guests.



Fire and Safety Precautions:

- Smoking is not allowed.

- Minimum smoking fee: $250. However, the total charge may be higher if the property's condition renders it temporarily unrentable.

- Fireworks are not allowed.

- Please turn off, clean and cover the barbecue grill after every use.

- Please do not bring any grills or outdoor fire hazards at property. Fees may apply for damages.

- For safety reasons, lighting candles is not allowed inside the property. We kindly ask you to please refrain from using any candles indoors to ensure the safety of all guests and the property.

- There are exterior cameras at the property for security purposes only. Please do not tamper with them.



Parking Rules:

- Parking is available in the driveway for 1 vehicle only.

- Do not park on the grass. Fees may apply

- Free street parking is available on a first-come, first-served basis.

- Please pay attention to the street signage to avoid violations.



Trash Rules:

- Please feel free to take out the trash and place it in the designated bins. We try our best to recycle! Please, no plastic bags in the recycling bins.

- The City of Austin waste collection is on Tuesdays for this property.



HVAC Rules: Please do not set the home's thermostat above 76 (heating) or below 68 (cooling). To avoid overloading the system, please adjust the thermostat by no more than 2 degrees per hour and keep the doors and windows closed as much as possible. If you encounter any issues, don’t hesitate to contact us.





As you may know, Texas is home to plenty of bugs, especially during cricket season. You may notice a few more of them around September and they’re completely harmless, though we understand they can be a bit pesky. Rest assured, we take proactive measures to manage them, and it shouldn’t pose a problem during your stay. To help keep them outside, please keep all windows and doors closed, especially in the evenings. If you happen to notice any inside, feel free to use the bug spray provided under the sink.
