New 3 bedroom , 3 1/2 bath Luxury Condo. 2nd floor beachfront location. In Puerto Morelos, Mexico and part of the Grand Residences Luxury Resort complex. Gourmet Chef's kitchen with Wolf and Sub Zero Appliances. Laundry room and wine refrigerator included in unit. 3 king Beds and 5 murphy beds. Indoor and outdoor private Jacuzzis. Grocery store, Spa, fitness Center featuring top of the line equipment such as Woodway treadmills on site. Beaurtiful pools and Jacuzzi's including swim-up bar on site. Fabulous restaurant with gourmet dining as well as casual pub dining on site. 4 Bars on site including the wonderful ' Heaven' Beach Bar. Maid service twice daily and lavish service by the entire Hotel staff included. Many programs and services, including kids programs. Tennis courts and Pro on site and top rated golf courses (including Maya Koba and TPC Cancun) near by. Deep Slip Marina directly next door and within walking distance (subject to availability and fees as arranged by guest directly with El Cid Marina). All in a very private and quiet location with off-site restaurants, clubs and fiestas very close by in downtown Puerto Morelos. There is not a more perfect vacation destination on the planet! That being said please be certain that you only talk to Karen Bayerlein at the email address and phone number provided in the Contact section of this listing. Other people have been trying to rent this unit without authorization! Also, although this resort does have fractional ownership available, you will not be subjected to any pushy time share sales pitches. The sales force is very polite and low key. You might be asked if you want to meet with a sales person, and if so, do not hesitate to do so. Especially if you are curious and need to get out of the sun for a little while. Like an hour, because that is about all of the time that they will take to talk to you, unless you request more of their time. Trust me it will be a very interesting and enjoyable experience. This unit can be split into three separate units. If the calendar shows that a week that you are looking for is booked, you should still contact me as only one rooms in the three bedroom unit may be booked and I might be able to get you a different unit at this resort on trade using my points.

Perfect vacation spot!

Our family of 7 spent a week at this lovely villa and enjoyed an amazing vacation. From the moment we arrived to the moment we left we were pampered by the staff. They go above and beyond to assure that your every need is met. The concierge staff were incredibly helpful in planning excursions for us. With their help we explored the beautiful Riviera Maya including snorkeling the reef, ruins, kiteboarding, sightseeing and renting a car to experience Puerto Morales and Playa Del Carmen. They worked tirelessly to ensure that our family was happy and that anything we wanted to do was accessible. The kids club staff were so friendly that I had to drag my youngest child out of there every day so that we could enjoy some "family time". She couldn't get enough of the friendly girls who planned the best activities to entertain the youngest guests. The pool and beach staff made sure that you were comfortable and were there the moment you needed a drink or bite to eat. Food was delicious and there were no problems getting a reservation in any of the restaurants. We ventured to nearby Puerto Morales and enjoyed some wonderful local restaurants as well. The villa itself is the largest and most luxurious that we have ever stayed in. 3 very well appointed bedrooms with en suite bathrooms that were spa like, a gorgeous kitchen and comfortable family room and beautiful ocean front deck where we spent hours enjoying the incredible view. Many a lazy afternoon were spent enjoying a happy hour cocktail in the hot tub while watching the boats and Pelicans go by. I cannot say enough about the Grand Residences as a whole and would highly recommend this resort and in particular this villa for your Riviera Maya vacation. We have traveled with our large family extensively (children ages 18-8) and this is now one of our favorite finds! Karen was very accommodating and the reservation process incredibly easy. Thank you for sharing your beautiful villa with us :) It was a fabulous week in paradise!

Truely amazing!

The property is first class all the way. The staff led by Hamie and Jamie were wonderful. They were amazing and led a great staff. The food and facilities were perfect. Activities around the pool in addition to yoga and tennis were greatly enjoyed by our group. We were 22 people total and there was something for everyone. I highly recommended for large families traveling together.

Excellent property

6 of us rented this room from Karen. The accommodations were very nice and all the rooms were spacious. 2 rooms were ocean front, and the other faced the mangroves, and just a bit of the beach. House keeping came twice a day, and were very thorough. Had a beautiful well equipped kitchen, with high end appliances. The hotel staff could not do enough for you. 2 restaurants on the property, and a beach BBQ twice a week. Puerto Morelos is a small fishing village, so don't expect Cancun type amenities. You will need a taxi for the short ride into town. Over all, had a wonderful time and enjoyed the room.

Luxury in Paradise

We are a group of 8 women and this is the 13th summer beach trip we have taken together. This villa at the Grand Residences has now topped the list! The resort is absolutely beautiful, the service impeccable, and the food and drinks were delicious. We loved sitting on the beautiful balcony overlooking the ocean and listening to the sound of the waves in the morning and evening. The villa is huge and very comfortable, and it was great fun to be able to all stay in one villa. There was always someone ready to help get towels and lounge chairs set up. The beach staff was diligent in providing cold bottles of water and chilled Evian spray to keep your face cool. Several times a day they brought fresh fruit popsicles and fresh fruit kabobs. And, of course, drinks were large and plentiful and the waitstaff was very attentive. The villa is beautifully furnished with king beds in each room. The "Murphy bed" in each bedroom is actually a small loveseat sofa bed. They have very thin mattresses and only a small child could actually sleep comfortably on them. There are two twin Murphy beds in the living room that are much more comfortable and worked fine for adults. The king beds were quite comfortable, and not as rock hard as many beds tend to be in Mexico. There is a pillow menu, so you can find just the right one for your needs. Our gorgeous kitchen went mostly unused, but it is very well equipped. Big screen TV's with Netflix service were an unexpected pleasure. Unfortunately the WiFi didn't seem up to the task of streaming much of the time, especially in the evenings when demand for bandwidth is greatest. Dining options are a bit limited but the quality of the food is excellent. We had the all inclusive plan which worked out great for us-- no exclusions or upcharges. The wine options were fair, but nothing to write home about--heavy on Chilean and Argentine wines but there are certainly better options from those countries. Breakfast and dinner in El Faro Grill were wonderful. The other restaurant, Flor de Canela, was good but menu options were more limited and we didn't find the food as enjoyable. Each night there was music at dinner, which was generally pleasant. However, because Flor de Canela is quite small, the music was much too loud so it was impossible to talk. Overall, this was a fantastic resort and this villa is amazing! Karen was great to deal with and quick to reply to questions. We will definitely be back next year!

Wonderful, very high end!

We stayed a week and had a wonderful time. The review from Kelly, herein, is right on the money. This is truly a great place to spend some quality time. I've stayed all over the planet and this ranks right up there. The attention to detail is unmatched. We had the meal plan and would recommend getting it. We were 4 (Wife and our two teenagers). Everyone had a great RELAXING time. We look forward to returning again. Book this and don't look back you will be happy you did.

Enjoyed everything that was offered

The ambiance is exceptional. High-class luxury, all details are there to enjoy. Especially impressed with the people who provided service. Friendly, knowledgeable, eager to help. The smallest request was greeted with honest pleasure to help us. We had a wonderful time and more than once said, 'this is what paradise is like.'

Top Notch, Luxurious Vacation!

After returning from our nine days in this amazing villa, the memories leave me wanting to go back NOW!!! We can't say enough about how luxurious the whole experience was...from the enormous villa to the exceptional service from everyone we encountered. This is our third stay at a Royal Resorts property and by far, this one tops them all! Also, we can't say enough about the entire staff. From the first greeting and offering of a cold towel and mango margarita, to our goodbye send-off, they treated us with a sincerity and concern, as if we were family. That speaks volumes when analyzing our vacations because no matter how beautiful a setting may be, if the service is not there to match, it immediately downgrades our experience. We took advantage of both the fitness facility and the spa. My husband especially looks forward to the Woodway treadmills at the Royal properties. They are second to none! The spa experiences were wonderful as well, and I can only imagine what the spa will feature when fully complete. The gourmet food selections were always plentiful and delicious. We were never disappointed and they went out of their way to accommodate the tastes of our 11 year old daughter. The service at each and every meal was top notch! The villa is so ultra comfortable, that we even stayed in a couple of nights and ordered room service. The washer/dryer combo is a nice feature when wanting to pack on the lighter side. The bathrooms are appointed so luxuriously, they feel like mini spas!! There is plenty to explore in the area and the concierge's are more than happy to assist with it all. The owner, Karen, was extremely helpful and informative when booking our stay. My family and I are already discussing the possibility of returning next year. Kind of want to keep this paradise a secret, but it's just wouldn't be fair, so go ahead and book away!! You absolutely won't regret it!!!

Five Star Resort and Service

Just finished our week here and I must say this is one of the nicest properties we have ever visited. The entire resort and the services rendered are world class. This particular unit is directly on the beach with gorgeous views along the pristine beaches of Puerto Morelos. The rooms and decks are enourmous with ample room to mingle but also find privacy when so desired. Our group consisted of three couples including one serious cook and she was impressed (to say the least) with the quality of the kitchen both in terms of the appliances and cookware, etc. The bedding was also top notch as were the bathroom linens. The entire place was extremely clean with maid service daily and turn down service each evening. Truth is, I could go on and on about how nice this unit is but suffice to say, I recommend a stay here for adults or for families with children without reservation. True 5 star services and the surf just outside your door-what more can I say!

A dream family vacation!

I can't say enough good things about this condo rental at Grand Residences, Puerto Morelos, Mexico! We spent Thanksgiving week at the resort, as a party of 10 with 4 children ranging in age from 4-9-years-old. From the outset, the owner was very gracious about answering questions and providing us with information about the property and nearby attractions. That helped to set the stage for the luxurious surroundings and stellar treatment that we received from the staff at Grand Residences. We are typically a family "on the go" during our vacations, but this time we decided to take advantage of the amenities at the resort. The children all enjoyed the Kids Club activities and the pool and hot tub. Adults participated in yoga, aquatics in the pool, salsa dancing, and the gym - some tried the boogie boards in the waves. The restaurant is terrific, and even provided us with a turkey dinner in our suite for Thanksgiving. The Concierge was very helpful in planning a snorkeling trip to the reef for our party of 10, and made other suggestions about attractions in Coba, Akumal, Tulum and the cenotes, as well as restaurants in Puerto Morelos and elsewhere. We recommend this condo highly and are already thinking about a return trip!

The Riviera Maya is one of the easiest to travel to and safest resort destinations for most in the U.S. The weather is fairly reliably warm and sunny. The people are very friendly and inviting. We have done business with the Royal Resorts for years and are very comfortable with investing in their developments.

O que faz essa propriedade ser única?

Located half way between the Cancun Hotel Zone and Playa del Carmen as well as surrounded by several golf courses and tourist attractions. There is no more perfect location in the Riviera Maya.
