Year round, spacious, family friendly cottage with the best views on the lake!

Come stay at Bailey’s Beach House on Lime Lake, we’d love to have you! Pull right into the attached garage and get your vacation started! Enjoy beautiful lake views or fall foliage from the expansive deck right off of the family room, a warm night by the wood burning fireplace, skiing at Holiday Valley or Holimont, shopping and eating at nearby festivals, playing a round at one of many nearby golf courses, or just getting away to spend time with friends and family!

Wake up to the sunrise without leaving your bed through the sliding doors in the Master Bedroom. Step out onto the deck to watch sunsets while enjoying a glass of wine with friends, go ice fishing or skating on the lake in the winter, or take a swim in the summer! The possibilities are truly endless.

Our large lakefront cottage has plenty of space and amenities. When you are done enjoying the lake or nearby activities, relax by the fire pit, have a BBQ on the grill, read by the fire, take in a movie on the HD TV, or spend some family time playing a board game or doing a puzzle!

ABOUT OUR LOCATION:
Bailey’s Beach House is located on Lime Lake (in Delevan, New York). We're an hour south of Buffalo, NY and just a short 15-20 minute scenic drive to Ellicottville, NY (Holiday Valley - Aspen of the East), 40 minutes to Allegany State Park, and 40 minutes to the Salamanca Casino, less than an hour to Letchworth State Park, and an 1&1/2 to Niagara Falls.

Another perk of our cottage is that the entry is at road level. This provides a fantastic view to the lake but also makes it very accessible for those who cannot or would prefer not to walk down dozens of steps to get to the house.

AMENITIES:
Wood-burning fireplace, dock, grill, fire pit, attached garage, recreation room with walkout down to the water, HD TV, Blu Ray DVD player, wireless internet, expansive walk out deck. In the summer we also have a swim platform, a pedal boat, and a kayaks for use by renters (bring your own lifejackets please). Please note that there is not a sand beach on our property but you can walk right out into the water or enter from the dock.

ITEMS TO BRING WITH YOU:
We try to provide everything you will need to get you started on your vacation right away! You only need to bring: food/beverages and personal hygiene products. Not all guests are comfortable with shared linens. We provide all towels and pillows and can provide bedding upon request.

Very smooth rental. You might find another rental on lime lake from another vacation rental site. This one is better. More roomy, in better shape, expansive outdoor space, even a little floating dock you can swim out to. Probably, the best place to stay for miles.

Better than advertised!

From kayaking, fishing, and swimming to playing games on the patio with the stunning view, everyone had an amazing time. There was even a boat parade! The house is equipped with everything and the family decided this is an annual event.

Great family get away

The house and location was perfect. House was clean and Brian was very helpful when needed. Views from the upper porch was amazing. My family enjoyed the swimming, kayaking and s’more making by the fire. It was the perfect little get away.

Love Lime Lake

Excellent experience. Location was even better than expected. Check in process was very easy and owner was very responsive to questions. Would highly recommend and may look at doing it again next year. Thanks for a very pleasant stay.

Favorite week of the year

A week at the lake is our favorite trip of the year. We love renting this house year after year. It has plenty of space for everyone, kayaks, nice fire pit area, and other amenities. The owner Brian, is easy to get a hold of and he notified me before our trip that the futon was broken which I appreciate. This is a perfect house on the lake for a relaxing vacation.

Great affordable family vacation spot or getaway

The place was great. The view and being right there on the lake can’t be beat. The house was clean. The owner was quick to respond. We are a family of 4 with a 13 and 17 year old. We had fun doing kayaking, paddle boating, and swimming in lake. The area is beautiful and everyone we met were friendly.

Winter Getaway

We had a blast at this property. This was our kids first time seeing snow and it didn’t disappoint. The house was as advertised and Brian, the property manager, was responsive with any questions we had. I would highly recommend.

Weekend getaway

Beautiful place and beautiful view. Could have spent the whole time on the beautiful deck, which had sun traps but a shade area when it got too hot! Cottage was very clean and comfortable. Name was misleading as there was no beach... But between relaxing on the deck or having a fire or out in the water we didn't miss a beach :)

Weekend getaway

We had a nice time at the lake. Bonus with the kayaks and paddle boat. Fishing off the dock was perfect for the grandkids. House is stocked with all the essentials. The fire pit had plenty of wood for campfires. There’s a lot of stairs! Downstairs bathroom and bedroom are tiny, but manageable.

Peaceful retreat

We rented this home for a long weekend with friends. Excellent accommodations and location on lake. Home (nicer than your typical cottage) was roomy, came fully stocked with necessities, including linens and a grill, and was very clean and comfortable. Lake was cool, clean and very swimmable. Fish were plentiful, right off the main dock. We had several children with us, ages 5-8, and all had an excellent time hanging out by the fire pit, fishing, and jumping off the floating dock into the water. We all agreed that we would rent this home again in a heartbeat.

Pictures don't do it justice!

This place is absolutely amazing! We came to New York for work during some really cold times. This house was perfect to come home to from an extremely cold day outside working. So cozy, comfy and warm. Even got to view some folks out on the lake ice fishing. Brian has been so helpful with information on all the local places to eat, shop and things to do. Very responsive whenever we do have questions. Will definitely stay again but hopefully it will be for fun and not work.

Not a comfortable stay

The heater didn't work in the basement, there wasn't enough sleeping areas for the 5 guys that went, the fireplace didn't work and was dirty.

Great area at a great rate

The home is perfect for a stay at a very nice lake. Especially, if you are a water lover. There is also a lot to do in winter if you enjoy snow. The neighbors are very friendly. My family used the property for a family get together for a Canadian Thanksgiving in October. Everything went well. There was plenty of room for our family. The property manager was friendly and easy to contact. I would definitely stay here again in the future.

Couldn't ask for anything more

We just love this place. Some upgrades (propane grill, new docks, additional kayaks, etc) since our last visit have made our stay that much better. Clean and spacious and all the comforts of home. Can't wait to return.

Amazing View

My family including our 9 year old grandson had a great time. This was our second stay at this property. Cottage was well equipped clean and spacious. My grandson had a blast fishing and swimming off the dock. We all had fun kayaking and using pedal boat. Hope to return next summer.

Perfect family vacation!

We had an amazing vacation! We loved kayaking and pedal boating on the quaint lake, as well as swimming and jumping off the floating dock. There are way too many positives to mention, and we look forward to returning!

Lime Lake visit

Host Brian was very responsive. We had a few questions re the TV and he texted back to us almost immediately. There is no AC as listed and we knew it going in. One day was a little warm but the fan was helpful. Used the grill several times: worked fine. Kitchen was well supplied..very important to us as we did a lot of cooking. Dishwasher super easy to use. Downstairs bathroom a little tight but I used it with no problem. Stairs to the water are steep so we took our time :no problem. Brian was very up front re stairs to the water before we rented and we appreciate his honesty. and yes, we did catch a fish from the dock. Living room furniture comfy and user friendly meaning we did not feel like we were in a "do not touch" type of rental (and we've had a few of those to know what we're talking about. Overall we greatly enjoyed our stay at Lime Lake. It was exactly what we wanted and was very accurately described. Thank you to host Brian.

Beautiful home, great stay, excellent commnuication

This was a beautiful house overlooking the lake. Very clean, and great communication from the owner. Check-in was as easy as could be. Lots of places to sleep, stocked kitchen, and we enjoyed the foosball table too!

My wife and I grew up and still live in nearby Rochester, NY. We are avid travelers who love new experiences and meeting new people. We both have fond childhood memories of spending time at family cottages. We knew since we were first married that we shared the same dream of owning our own cottage and creating those same memories for our family and friends. When we found Lime Lake we knew it was the perfect spot for us. Now that we have started our own family, we have never been happier to have this cottage on Lime Lake. It has been a dream come true for us and we look forward to sharing that with you and your family.

We first found Lime Lake on a ski trip with friends. We were struck by how beautiful the lake and the surrounding areas were and how accessible it was from so many fun and exciting places. After our weekend trip we immediately knew we would be looking for a cottage on Lime Lake and 8 months later, we found the one!
We have now seen the lake in all seasons, and it always has something to offer. It is a perfect blend of relaxation and fun. It is large enough to use power boats but small enough to freeze over for skating and ice fishing! There are enough activities so close by but it is quiet enough to relax. We love this cottage and this lake. This is how we feel about this cottage and we hope you do too.
What we didn’t know when we bought the house was the best part of all; the people of Lime Lake. Within hours of our arrival we were greeted warmly by our neighbors. Every person we have met has been genuine and kind. They are fun and honest people who have always offered to help as we continue our adventure of cottage ownership.
