Old and large farmhouse transformed in a very finely restored mansion in total respect of the Tuscan tradition. Beautiful garden, park and olive threes fields over 2Ha. Lovely pool in front of a scenic view. 5 bedrooms, three bath, lovely and super equipped kitchen, dining, living rooms, library. Close to the most cultural places of maritime Tuscany (Lucca 15km, Pise 45 km, Pietra Santa 12km, Florence 100km) and of the wite sand beaches of the Versilia, Cinque Terre, etc.
Quetness and silence are absolute. Short distance from the lively habour for luxury yachts in Viareggio.

A Wonderful Place to Explore Tuscany from

Beautiful and peaceful property. Lots of space inside and outside. Remote location which has great charm. You can visit popular places easily like Florence and Pisa. Seek out lesser known gems like cycling round Lucca or walking up the waterfalls in the hills. Montemagno has two wonderful restaurants 10 minutes drive away. So much to like about this area and the house is a great place to base your trip from. If you fancy, do nothing and enjoy the sunshine and tranquility by the pool.

This is the Tuscan villa that resides in your dreams

Honestly, I can't imagine a better experience in Tuscany. My mother (90) has always wanted to get the whole family together for a vacation in Tuscany and this was the year. This home filled everyone's expectations and is well-represented by the listing's pictures It's beautiful, well-appointed country home with rustic elements ("scratched up houses", in the words of my 6-year-old nephew - ha). The little ones were super happy with the pool (the big people, too). The grounds are stunning and very much like a park with trails to stroll through, benches and chairs in various places around the property to sit and read, converse, nap, etc. Everything works! The kitchen is terrific and well appointed for serious and fun meal preparation. The beds are comfortable! The experience is very much that of borrowing the keys to an old friend's home and feeling right at home. The area is terrific on its own and offers a good launchpad to local tourism and sightseeing - 20 minutes to Lucca, 30 minutes to the beach in Viareggio, 45 minutes to Pisa, good grocery stores about 10 minutes away. The gardener came by in the mornings and looked after the property and pool. He was very friendly and helpful. The restaurants in the area are terrific. The house has a bulletin board with all the business cards and hand-written notes of recommendation. The owner's special recommendation was voted by my family to be the best meal and experience they've ever had!

Stilvolles Landhaus, mit allem ausgestattet, was man brauchen könnte. Der Pool ist groß und hat einen wunderbaren Blick in die waldreiche Landschaft. Der Park ums Haus ist gepflegt und in jedem Detail eine Augenweide. Ein ganz besonderes Ferienerlebnis! Die Anfahrt geht über enge, gewundene Straßen, SUV nicht empfehlenswert. Das Öl von Orbicciano ist erste Klasse!

Fantastisk villa i härlig miljö.

Två familjer på sin första resa till Italien. Stora förväntningar och många viljor, men alla lämnade denna semestern med ett leende. Gediget och rustikt hus med gott om utrymme för två familjer. Fantastisk natur och en härlig och välskött pool. Vad mer kan man önska? På området kunde vi plocka citron, rosmarin, mynta och en massa annat gott. Och det var inte allt för långt till närmsta dagligvaruhandel. Så det var ett väldigt fint läge. Allt med detta boende var riktigt bra. Kontakten med värden var också väldigt bra. Svarade på frågor och var mycket hjälpsam. Så en stor eloge till Pierre.Vi skulle absolut kunna tänka oss att hyra denna villa igen. En riktig guldklimp mitt i naturen.

Ein wirklich besonderer Fleck Erde

Wir hatten hier wirklich einen tollen Aufenthalt. Ein sehr gemütliches authentisches Haus mit einem wunderschönen Grundstück (das Haus ist mit allem ausgestattet was man benötigen könnte). Man fühlt sich gleich in der Toskana angekommen. Der Inhaber Pierre hat auf alle Fragen schnell geantwortet und der Check-in war sogar früher und reibungslos. Die Ausgangslage für Stadt-Besuche ist auch sehr gut (Florenz 1:15h, Pisa und Strand unter 45 min). Wir haben aber vor allem die Tage im Haus sehr genossen, der Pool und das ganze Grundstück lädt zum verweilen ein. Ein wirklich wunderschöner Ort an den wir gerne zurückkehren werden.

This is the perfect house for a large family get away to Tuscany. Perfect location to many major cities, towns and beaches. The house had everything we needed, including fans, and the kitchen was well stocked with tools to prepare meals. We really enjoyed the pool and admiring the gardens on the property. We would not hesitate to book again. Thank you Pierre and Marco for your hospitality!!

Sehr relaxed

Ich und meine Familie haben eine Wunderbare Woche in Orbicciano verbracht. Das Haus ist sehr individuell und persönlich eingerichtet und erinnert in Teilen mehr an eine Kunstgalerie. Auf dem Grundstück sind überall kleine Sitzgelegenheiten verteilt von denen das Anwesen mit immer neuer Aussicht genossen werden kann. Ein Bett war leider sehr hart und auch ein wenig kurz für Personen über 1,70m. Allerdings gibt es sehr viele Ausweichmöglichkeiten. Vielen Dank für die wunderschöne, entspannte Woche. Wir kommen gerne jederzeit wieder.

Maison rustique dans un superbe domaine

Nous avons passé une merveilleuse semaine dans cette maison pleine de charme. La piscine est superbe et sans aucun vis à vis. On se sent seuls au monde (sauf parfois près de la maison où on entend les voisins). Le terrain est très bien entretenu. Merci ! C'etait un plaisir d'y séjourner !

Séjour très agréable en Toscane

Nous avons passé un excellent séjour dans votre maison. Tout c'est merveilleusement bien passé et nous avons été très chanceux au niveau de la météo car il n'a ni fait trop chaud ni trop froid. Nous avons suivi toutes vos indications qui nous ont été d'une grande utilité. D'ailleurs nous sommes allés dans l'un des restaurant recommandés, il mattarello et c'était fantastique. Votre maison est très agréable et son jardin parfaitement entretenu, sans compter la piscine qui est incroyable.

Charmantes altes Landhaus inkl. Pool mit hohem Erholungsfaktor. Man sollte beachten, dass man relativ ab vom Schuss ist. Für uns war das aber eher ein Vorteil, da man die Hektik, die man im Alltag hat, so im Urlaub super vermeiden kann.

Charming villa in an extremely remote setting

On the plus side, the pool is wonderful, although quite a distance from the villa. The villa provides a very Tuscan experience - think 'Under the Tuscan Sun'. It is charming and quaint, although some may find it rather cluttered and lacking some mod cons we take for granted elsewhere in the world. In August it can be very hot. Fans in all the bedrooms are a minimum requirement for comfort. Some of the beds in the villa have very hard, old mattresses that can be considered uncomfortable by modern standards. The time it takes for hot water to reach the upstairs bathroom is also unreasonably long. This is something we were made aware of, but paying guests shouldn’t have to deal with this annoying quirk. This is a large property and although well maintained, not everything is in perfect order. Guests staying in the little cottage should be aware that there is no closet into which you can unpack your clothes - fine for a short stay, difficult if you are there for over a week. There are a lot of bugs and insects at the height of summer, including mosquitoes and horse flies that bite. You need to adequately prepare for these. We left several vape machines that the next guests can use, but they will need the vape mats from the Coop. The main gate is operated by punching a code on the wall - you have to exit your vehicle, which is inconvenient. The gardener has a remote that operates the gate, I can’t imagine why guests are not afforded the same convenience. Unknown to us the water in the small cottage alongside the house was off. The villa appears to have a complex water system and it was difficult to locate the water setup and figure out its operation in the dark. At the time, this was very irritating. Guests are told to bring towels for both shower and pool. The house seems to have plenty of towels and we left some of our towels (I guess others have too). For foreign guests it isn’t easy to arrange for house cleaning with someone who speaks no English. The owner did help make arrangements with a cleaner, however the outdated 'house manual' incorrectly stated we had to perform an exit cleaning. This meant we spent time negotiating an exit cleaning that had already been paid for. Finally, the property is extremely remote and you should expect to have intermittent and slow internet connectivity and no mobile service. We were unable to locate the pub the owner said was 1 km away. The closest eating establishment we found was 3kms from the villa.

Un très bon séjour dans un lieu exceptionnel

Nous avons réservé cette maison pour 8 personnes, 4 adultes et 4 enfants. Lorsque nous sommes arrivés, nous avons été éblouis par le parc, c’est magnifique !!! Les arbres, les fleurs, les plantes aromatiques nous avons été impressionnés. La maison est très jolie, la déco intérieure est typique, on s’y sent rapidement comme chez soi. Elle est vraiment grande. Un petit plus pour toutes les attentions, les confitures, les fruits dans les arbres et bien d’autres choses. La piscine, un merveilleux endroit profiter d’une vue splendide tout en se baignant. La région est aussi très intéressante. Nous avons vraiment passer un excellent séjour !!! Les enfants ont adoré. C’est vraiment agréable !!! Merci pour tout.

Impressionnant de beauté naturelle

Un coin de paradis. La situation est extraordinaire, appréciable tant sur le plan culturel que sportif. La villa est agréable, et pleine de charme pour rêvasser. C'est un lieu de vacances idéal pour tous, nous nous y sommes fort plus; les enfants étaient ravis. La grande piscine pour leurs jeux d'eau. Dès la sortie de la propriété, s'ouvre la porte des balades. La Toscane des Alpes apuanes nous a fait découvrir des merveilles. Impressionnant, je recommande ce lieu à tous.

Fantastic property in the Tuscan hills!

This lovely villa and garden has everything you can wish for to enjoy a truly authentic Tuscan holiday! Beautiful gardens with a spectacular pool and fruit trees, rustic interior with well-furnished rooms and a well-equiped kitchen. Also, the house has modern amenities such as WiFi and satellite TV. Absolutely to be recommended, only fans would be advisable during the hottest summer months!

Superbe propriété près de Lucca

Nous venons de passer une semaine de rêves dans cette superbe propriété à l'image de toutes les photos publiées : maison pleine de charmes, jardin magnifique, piscine de grande taille... Nous étions huit adultes et avons visité Lucca, Pise et Via Reggio mais Florence n'est pas très loin si nous étions resté plus longtemps. À ne pas manquer si le nord de la Toscane vous attire ! Des vacances idéales à refaire!

Nous avons passé 2 semaines de vacances très agréable. La maison et la propriété sont superbes et très bien entretenues. L'accueil était très chaleureux et le propriétaire disponible durant notre séjour si besoin. Cette maison respire la vie, on ne manque de rien et un esprit de partage et de confort est bien présent. Les alentours sont très sympa à visiter. Nous reviendrons avec plaisir!

Très agréable maison

Nous avons passé 2 semaines à Orbicciano. La maison est très agréable, on a vraiment l'impression d'être chez soi, on sent que c'est une maison de propriétaire qui viennent régulièrement et pas seulement une maison dédiée à la location. Les chambres sont très agréables, la vue de la piscine est superbe. La maison a beaucoup de charme. Le jardin est peut-être un peu dangereux pour de très jeunes enfants (petit ruisseau qui passe dans la propriété, bac à eau...). Globalement, un très bon séjour.

Vacances de rêve à Orbicciano

Nous avons séjourné à Orbicciano pendant les vacances de Pâques et nous y avons passé une excellente semaine. Nous étions 6 adultes et 5 enfants et nous y avons trouvé toute l'authenticité de la toscane, dans un parc ou les Oliviers inspirent le calme et la détente. La propriété se trouve à deux pas de Lucca, de Viareggio et de Pietrasanta que nous avons visité avec énormément de plaisir pour les petits comme pour les grands. Après un tel séjour à Orbicciano, nous ne rêvons que d'une chose: c'est d'y retourner!

Our house was choosen out of dozens we visited, for the beautifulness of the surroundings, in a State protected natural park, yet not far from seaside and luxury yachts port in Viareggio. We very carefully decorated it for our own occupation (renting is occasional) giving it an atmosphere of 'maison de famille'. We see to it that its beautiful garden with so many types of flowers and essences of trees - together with not less than 255 olive trees!- fits in the Tuscan tradition landscape.
Quietness and silence are total.

Orbicciano is a small hamlet settled in a protected regional natural park, high on tuscan hills, close to the sea, reputed for the very high quality of its olive oil. The house, carefully restored, extends f over a private park of 2Ha. It is bordered by a very old roman style church. Very personalized, it offers all comfort that could dream lovers of tuscan culture, absolute quietness, nature, proximity with lively sea resorts.

Ideal for families: allows children to play in the entire property (fenced) including in the small cascade river, and grown-ups always to find their place, from pool to library, from the shadow close to the all-year round spring to the pool resthouse. The superb piscine reunites everybody.
