Cancellation Policy: Cancel 60 days in advance of your dates and get a full refund! You can also purchase trip insurance at checkout or you can shop plans after booking. Maximum Occupancy: 16 total guests allowed, with a maximum of 12 adults. You should include all adults, children, and babies, over 1 year old, that will visit the property in your guest count. Your total guest count should include all day and overnight visitors that will physically visit the property over the duration of your stay. Children under 1 years old do not need to be counted.

$250 deposit is not a charge but a hold on your credit card that is processed 3 days before arrival and released 7 days after departure.
WHY do we charge a deposit? Well, it’s to make sure you care for our home as much as we do! Charging a deposit means that our home is well cared for and helps us be selective of our guests. Why is this good for you? Well, you’ll arrive at a home that is loved, cared for, and without the typical wear and tear of a rental home that doesn’t care who stays.

Pets: We are a completely pet free property due to an allergy issue. This also applies to service animals. If any animal is brought on the property, there will be a $500 deep cleaning fee per level of the home where traces of pet are found, in addition to the standard cleaning fee) and your group will be asked to leave immediately.

Cars: There is a 5 car maximum at our home

No Parties or events. This is not a home for young people who wish to be loud and disturb our quiet neighborhood. Quiet hours start at 10:00 PM and no outside music or outside gatherings are allowed after this time.

Detailed Home Layout:
Upstairs:
Spread out in the large king beds and walk-in closets found in each of the three, spacious, upstairs bedrooms. Relax in the the large garden tub in the attached master bathroom or the very spacious full bath located in the upstairs hallway. Each room on this level has it's own Smart-TV!

Main Level:
Walk barefoot on the beautiful cherry hardwood floors throughout the main level. Get familiar with the large spacious kitchen stocked by a chef and foodie! Enjoy making a meal with friends and family or eat out every night, it is Asheville after all! There is a bar set, Instapot, and kitchen gadgets galore! You'll also love the dedicated coffee bar!

Relax in the cozy living room with large, flat screen TV with Ruku and high-speed internet. The sofa folds out as an XL queen sleeper sofa and your guests can make it up with the provided sheets and blankets. The sofa seats 3 and there are 3 comfy arm chairs in the living-room, as well as easy to move ottomans around the house. The dining room has a fantastic antique barn-wood table that seats 8. There is a side table that works great for kids and seats 2 in the same dining room area. The kitchen bar area, just off the dining room seats 4 and the outdoor table on the veranda seats 4 as well.

Main Level Bedroom: The spacious main level bedroom is complete with king bed and day bed, perfect for reading or a sleeping space. There is a dresser and hanging area for clothes as well a a desk, if you need to work from home.

All guests have access to the basement game room!
There is a spacious living room area with chesterfield sofa and day bed. The cute country kitchen is a great space to prepare extra snacks for your guests, make your own coffee, and ensure that everyone has plenty of space for a cohesive trip with friends and family. Entertain your kids or guests with the always accessible game room that includes an additional flat screen TV, foosball table, board games, and large, 9-foot slate pool table, professionally installed and leveled. For a basement with no windows it feels cozy with taller ceilings and modern but simple design. It has polished concrete acrylic floors. It is not fancy but its comfortable and cozy and provides plenty of space for your extra guests for entertaining and enjoying board game night. This area is included for all guests!
Just off the game room are two comfortable king bedrooms with memory foam mattresses and a Jack and Jill bath with a full-size tub and shower combo.

Outside:
Relax on the back patio, just steps from the kitchen, while cooking up family favorites on the two charcoal grills. Relax around the fire on warm summer evenings or cool spring and fall nights, telling stories and cooking S'Mores. Watch your kids play in the large front yard, wrap around decks or veranda. They can also join the neighborhood kids in bicycling around the cul-de-sac and other dead-end streets. Enjoy the rocking chair front porch with four rockers to enjoy. The wrap-around porch seats 13 total! Play the provided ladder golf and corn hole sets while enjoying the picnic tables and umbrellas on the back patio.

Parking: There is parking for a maximum of 5 cars. Your group may need to carpool or arrange for off-site parking if you will have more than 5 cars.

Visitor Policy: We allow up to 4 registered visitors at a time, so long as the car (5) and occupancy (16) maximums are not exceeded.
*Please note that there are exterior security cameras on site and absolutely no unregistered guests or pets, of any kind, are allowed.

The designated smoking area are the picnic tables on the back patio.


The Area:
Tunnel Road hosts shopping and restaurants, as well as leading you right into downtown (only 6.5 miles, 10 Minutes!). The home is just two miles off of Tunnel Road near the VA hospital. If you'd like to visit West Asheville or the River Arts District its all a short drive, it is convenient to I-240, I-40, and all of Asheville.


Deposit: The $250 - $750 deposit is a hold on your credit card that is charged 3 days prior to arrival and released 10 days after departure. Minimum renter age is 25. Deposit may vary based on your guest profile and size + nature of your group, but the standard deposit is $250
