Drive right up to your unit and unload your stuff, no long elevator lines to hassle with or waiting for a luggage cart to haul your stuff up to your room. Your own private 300 feet of sugar white sandy beach on the beautiful Emerald coast is just a 7-8 minute walk through the complex (no roads to cross).This unit was professionally decorated in 2015. The unit has rich hardwood floors, tiled 2 1/2 bathrooms, kitchen with granite counter tops, tile backsplash, all stainless steel appliances and new furnishings and decorations. The unit has 3 bedrooms and sleeps 8. Queen in Master and 2nd guest room, two twin beds in 3rd guest room and queen sleeper sofa in living room. Living room is smartly appointed with sofa and love seat and a 55" flat screen SMART LED TV and DVD player. The dining area has seating for 8 (six at the main table with another fold down table for 2). The master bed room has a queen bed and a 40" LED TV that is mounted with a "full motion wall mount" and is fully adjustable for your viewing pleasure. The master bed room also has a walk in closet and master bath with tile floors and shower and Silestone vanity. The 2nd guest room has a queen bed with 32" LED wall mounted TV and closet with closet organizer. The 3rd bed room has 2 twin beds with enough closet space for your guests. The second and third bedrooms share a completely updated bathroom with tile floors and shower and Sliestone vanity. There is a patio in the back with storage closets for all your beach and pool supplies. The unit also has a full size washer and dryer in the downstairs main hallway. The complex has 2 full sized private pools with kiddie pools (1 set is heated in the fall/winter, and spring). One set of pools is conveniently located just across from your unit. The complex also has a 5 acre stocked fresh water lake with turtles and ducks, and tennis courts with shuffle board and Pickle ball courts. This Family Friendly complex has it all for a memorable and enjoyable vacation. This is the nicest 3 bedroom 2.5 bath unit and best value for the money in Destin with direct beach access.
Rental Policies & Conditions
Reservations
Reservations can be made up to one (1) year in advance. Rates and properties are subject to change without notice. Rates and properties are not guaranteed.
Advanced Payment
An advanced reservation payment of fifty (50) percent is required to confirm your reservation at time of booking. Advanced reservation payments are not damage deposits. Advanced reservation payments are made by credit card. Any remaining balances are due thirty (30) days prior to arrival date. Balances not paid by the due date will be automatically applied to the credit card on file. Reservations made within thirty (30) days of arrival date require full payment at time of booking.
Confirmations
Upon receipt of your advanced reservation payment, your reservation confirmation will be e-mailed to you. Enclosed will be directions, arrival instructions, late arrival instructions and a separate attachment containing your confirmation. Please be sure to print both sheets.
Rates
All published rates are based on specific property location, size and amenities. Rates are subject to change without notice. We reserve the right to correct rates that may have been misquoted regardless of how the error was made.
Property Assignments
When making a reservation guests will be given a specific property code.
Tax in Okaloosa County is 11.5%. Tax in Walton County is 11.5%. Guests are responsible for paying all taxes.
Processing Fees
A non-refundable processing fee of five (5) percent will be charged to all reservations.
Additional Fees
A non-refundable housekeeping fee will be charged to all reservations.
Cancellation
It is strongly encouraged that all guests purchase CSA Travel Protection Insurance. Any guests choosing not to purchase CSA Travel Protection Insurance may only cancel 60 days prior to their scheduled arrival date and receive a refund of the advanced payment, minus a $75 cancellation fee. We do not give refunds for Man-Made and/or Technological disasters.
Hurricanes/Tropical Storms
No refunds will be made due to Hurricanes or Tropical Storms, even in the event of mandatory evacuations. Refunds for Hurricanes or Tropical Storm evacuations are only given through CSA Travel Protection Insurance.
Check-In Time
Check-in time begins at 4 p.m. Local Time. In some cases, access to your property may be unavoidably delayed due to cleaning or maintenance issues. We do not guarantee early arrivals. No refunds will be given for late arrivals or early departures. Early check-ins may require an additional fee.
Check-out Time
Check-out time is no later than 10 a.m. Local Time on the scheduled day of departure. Any guests departing after 10 a.m. will be subject to an additional fees. Guests are expected to leave the properties in neat condition, take out all trash and clean all dishes. If a property is left excessively dirty guests will incur additional charges.
Family Rentals Only
All properties are for family rentals only. No properties will be rented to vacationing students or adults under the age of 25 who are unaccompanied by a responsible parent or guardian. A PARENT OR GUARDIAN MUST BE STAYING IN THE PROPERTY AT ALL TIMES. ANY VIOLATERS WILL BE EVICTED AND FORFEIT ALL RENTAL PAYMENTS AND DEPOSITS. THIS POLICY INCLUDES RESERVATIONS MADE BY PARENTS OR GUARDIANS WHO CHECK UNDERAGE GUESTS IN, THEN LEAVE BEFORE THE ENTIRE STAY IS COMPLETED. In accordance with Florida State Statute 509.141, reservations made under false pretense are null and void and check-in will not be allowed.
Property Damage
An active credit card is required to be held on file in the event of property damage. Additionally, a Vacation Rental Damage Protection Fee is charged on every reservation. This is a $35.00 non-refundable fee (Peace of Mind Protection) that will cover each guest up to $3,000 worth of accidental damage. Accidental damage MUST be reported and disclosed to management prior to check-out to be considered accidental. Missing or lost items are not considered accidental damage and will be subject to guest charge at replacement cost. Intentional damage of any amount is not covered under the Peace of Mind Protection Fee and will result in the credit card on file being charged for the full amount of the damages at replacement cost. Any accidental damage exceeding $3,000 will be charged to the credit card on file. Any damage noticed upon arrival must be reported immediately to our office. By making a reservation you hereby waive your right to dispute any charges that are made to your credit card regarding the terms of this policy or in violation thereof.
Minimum Stay Requirements
All properties require seven (7) night minimums. In some cases a minimum stay of 4 nights will be allowed. We will determine when a property will allow a less than weekly stay. Guests are encouraged to ask any and all questions before making reservations.
Smoking
Smoking is not allowed in any property managed by Emerald Coast Vacation Rentals. Any guests found to be in violation of this policy will be billed an additional fee.
Subletting
Reservations are not transferrable.
Maintenance
Please report any maintenance issues to our office during your stay. Maintenance orders will be handled in the order they are received. Emerald Coast Vacation Rentals staff and authorized vendors may enter the properties to respond to any maintenance or housekeeping issues during your stay. There are NO refunds or adjustments for maintenance issues or unforeseen failures such as the supply of electricity, water, telephone, television, cable or satellite providers, appliances or air conditioning.
Internet
Property has free internet access. If a guest does access any internet content during your stay you do so at your own risk and are responsible for ensuring that any accessed material does not violate laws regarding copyright, trademarks, pornography or any material deemed slanderous, defamatory or offensive. No refunds will be given due to loss of internet service.
Beach Towels
Guests are required to bring their own beach and/or pool towels. We do not allow any towels, sheets, blankets, or furniture to be removed from a property.
Housekeeping
All properties will be stocked with an initial supply of trash liners, toilet paper and dishwasher soap. Once this initial supply is depleted it is up to the guest discretion to purchase additional during their stay if needed.
Neighborhood/HOA Rules
Most neighborhoods and/or buildings are controlled by a Home Owner Association. These associations have strict rules in many cases regarding parking, garbage removal, towels hanging from balconies, trailers and RVs. For questions about restrictions in neighborhoods please contact an Emerald Coast Vacation Rentals representative. In the event of non-compliance guests are responsible for any fines that may be imposed. Guests are encouraged to be good neighbors.
Special Events
Weddings and special events are not permitted at most properties. Some events require permits and/or approval from associations and in many instances an additional fee may be required based upon the event and property.
