Welcome to Villa Don Pepin, an oceanfront villa in a quiet and secluded neighborhood, offering a private pool and a spectacular view. This beautiful home features three bedrooms and three full bathrooms, all within walking distance of the beach.

The master bedroom includes a king bed, a walk in closet, and a full private bathroom. The second and third bedrooms each have bunk beds with a twin on top, a full on the bottom, and a twin trundle.

The villa offers a full kitchen, a comfortable living room, and flat screen TVs in all bedrooms and the living area, all equipped with Dish Network.

Outdoors, you will enjoy a charming gazebo with a dining and seating area by the pool, perfect for taking in the romantic ocean views. The exterior space also includes hammocks, outdoor furniture, an outdoor shower, and a peaceful setting to unwind.
Additional amenities include a washer and dryer, all linens and towels, parking, and access to a clubhouse with a basketball court. The location is close to snorkeling spots, restaurants, golf, the rain forest, Old San Juan, and more.

Amazing Ocean Views w/ Beach Access - Great Host

We booked our stay at Don Pepin very last minute due to a challenge with a reservation/cancellation at another (non-VRBO) property. Don Pepin did not disappoint. The host was very accommodating, responsive, and great to work with. The location is fairly secluded, which was a plus for us, and a great way to unwind at the end of busy days exploring Puerto Rico. We had easy access to an essentially private beach just steps from the house. We had plenty of space for our family of five and enjoyed the plunge pool for a dip to get out of the afternoon heat. The covered outdoor eating space w/ gas grill was a huge plus. And access to the washer and dryer was a bonus. The AC in the bedrooms were great to cool us down while we slept. The common areas of the house do not have AC, but not a problem! There are plenty of windows to open and foldable doors that open the living room to the patio - for a welcomed breeze. Don Pepin was a great home base for day trips, but we also enjoyed the sun, pool, and beach for a quiet day at home. We look forward to a return trip to Puerto Rico and know we have a place to call home for our next visit.

Super clean and quiet!

We didn't arrive until after dark, which is around 6:30pm. We had not received the property address or any how to's. It was very last minute which made me nervous not knowing how cell service would be etc. So the check-in process was a little lacking for me. TV in the master bedroom never worked once, that sucked. Manager never got back with me on how to fix it. Water pressure is nonexistent. But the house and landscaping were spotless. I would definitely stay here again. The pool was perfect for evening cool downs. The bedroom air units were good enough to keep the bedrooms cool for sleeping. The kitchen was small but truly enough, especially if you grill most of your food. We are outside people and the covered gazebo was perfect for that. Our only complaint there is that there is not enough seating anywhere for 8 to be together. We were constantly moving the outdoor chairs around to accommodate our party of 6. You do have close neighbors but the houses seemed empty while we were there. The beach at the house is not at all good for swimming but the best ever for morning beach walks and shelling. We have never been somewhere that had such good shells! The location of the house is approx. 1.25 hrs. from the airport and San Juan area. So plan on a little traveling if you are going for the busy/touristy stuff. We enjoy the ride because it gives us a chance to take different routes and really see the area. And we like going home to peacefulness and safety at the end of the day.

Off the Beaten Path

We enjoyed our stay at Don Pepin. Pros- privacy, walk to the beach, private pool, outdoor cooking, eating and relaxing beautiful grounds, very responsive host. Cons- remote area, AC only in the bedrooms, no dishwasher, small living area, small inside eating area. We had some difficulty finding the house and the pin dropped by the host didn't get us there. A phone call to the host helped us find it. We were able to turn on the AC in each bedroom because it was hot in the house. We needed to go to dinner and it was getting late. The host recommended a restaurant and called to make sure they would keep the kitchen open for us. The host gave us several great suggestions. The house was very clean. The kitchen had the items you expect in a VRBO. Because the house only has AC in the bedrooms using the kitchen to cook made the communal area very hot. We used the outdoor grill as much as possible. There are bath and beach towels provided but a few more bath towels would be better. The kitchen sink leaked and overflowed a bucket below and the kitchen light didn't work. The light was fixed but not the leak. The beach is a short walk down the hill and can be seen from the pool and the outdoor area. The waves were strong and there are rocks in the surf but there is a tide pool area that is calm. It is over an hour from San Juan so if you want to explore and visit the rain forest there is a lot of driving. If you want private, remote, outside living and swimming with a view it's great.

Awesome View

Great house with an absolutely awesome view!! Very relaxing hanging out in the pool in the evenings after a long day of touring and excursions. The only downfall would be that the beds are a little hard and there is no AC throughout the entire house. It got very hot in the kitchen, living room, and one of the bathrooms. We spent most of our time going places, so keep that in mind if you are going in the hottest part of the summer and don't plan on leaving much. Other than that, we loved the house, being close to the beach, and having a pool with a view. Thanks again for sharing your house and having some drinks in the fridge when we arrived. My guys are missing the Madalla beer

Awesome place to stay

GREAT!!!! Kitchen was fully stocked and had all the amenities needed for the family. Pool and view from the pool was awesome. If your looking for privacy you can’t beat this spot.

Great place for a family getaway

My wife and our two young boys stayed here for five nights and absolutely loved it! I liked the grill and great kitchenware, my wife and boys liked the pool and how close we were to the beach. The view was awesome, the beds were comfortable, everything was clean, and the neighborhood was nice. The host was very helpful and easy to get a hold of. I would definitely stay here again!

Aug 2022 vacation

The good- absolutely beautiful views, great property lay out, nice pool, perfect outdoor spaces (covered patios w, grill and hammock and plenty of seating), comfy beds, AC and fans work great, felt safe and secure with gated community and gated driveway, snorkeling on the beach, saw plenty of fish and even a manatee! Brought up multiple coconuts from the beach that were delicious! The bad- gas grill was out of gas, had to replace, not a big deal, grill worked great all week after that, entry was a little tricky with all of the multiple gates/ codes/ and keys but we managed, entry door to living room was constantly not latching all week, wound up getting it stuck shut and couldn’t use it the final two days, beware the urchins down on the rocks at the beach will tear you up, 3rd bathroom listed is completely outside with outdoor shower and sink and toilet in with washer and dryer not connected to the house, so we had 4 teenagers ages 16-18 using one bathroom inside, felt that the listing should have explained that. Last but not least, the pictures simply do not do this property justice. Path to the beach is right out your front door and the views and beach are great!!! The owners were great with any issues, very responsive via text or phone call. We absolutely loved our stay!!

Sería bueno que le pongan una vareta de piso para baño ya que el agua se filtra y se forma un charco y corre para la sala. Y también pasa con el baño de la habitación matrimonial. Los demás, está súper excelente.

Pleasent stay

Very nice property far from the hustle and bustle of the city, view from the property is awesome, very close to a secluded beach (not a lot of beach/sand area) , gated community and the host was very prompt in responding or helping. Overall a very good place to stay if you want solitude. This place is about 50 mins from Fajardo and 1+ hour from SJU. Closest grocery store is about 25 mins away.

Relaxing with a beautiful ocean view

We stay from May 9’th- 15’th house was perfect for us newly weds and our blended family .. beach was not swim able , we went to sit and watch waves crashing .., our stay was perfect only thing we did not like was on our last night house connected on the right had a huge party with loud music until 3 am .., also they could see from there balcony into the master bedroom bathroom.., no curtains or shades .., so we were extremely tired next day with little sleep .., there is Also construction going on another house that is right in front of the pools view so there were limited pictures taken there .. I think it was a case of bad timing when we came .., owner very attentive and helpful

The property was beautiful, just had some short comings. Hair dryer broken, closet doors off hinges, ceiling fans with one speed that was MAXIMUM ONLY. Outlet in master bath did not work. Septic smell under bathroom sink was overpowering. No lamps or dressers to set things on in either of the smaller bedrooms. Communication in writing was really non existent in the form of pamphlets or how things worked or where things were in the property or the area.

We don't travel much, at least we never splurge. We opted to splurge this vacation and it was the best time we ever had. We didn't even site see the island, we literary stayed at the house and beach all week. Truly relaxing. We would rent this property again.

Fabulous!

Don Pepin was an amazing VRBO, one of the best we've stayed at. All as advertised. We truly enjoyed the pool and patio area. The beach access is very close. Very private beach. We would definitely recommend. 5 stars!

Paradise

We had a wonderful stay at Villa "Don Pepin"! The view was gorgeous. We loved eating outside and watching the waves. The pool was great. We could have stayed at the house and the beach every day of our one week vacation. But, the "touristy" things were a short 45 minute drive away, so we went snorkeling and kayaked in the bioluminescent bay. It was a perfect vacation! Thank you, Emma!

Villa Don Peppin stay

Great place to stay. 1 minute from a beautiful beach. There were a couple of small (albeit understandable) hiccups at the house during our stay but the owner was very quick to address them. Very nice and secure location. My only complaint was having to LEAVE.
