Hi Julie, thanks for the feedback about the pots and pans also wasn't aware that there was any issues with the keypad so I will have to have that looked at. Also, I don't actually have anything written in about the distance from Palmilla Beach, I believe that is VRBO auto filling that in. I'm not sure exactly how to fix that as it's not something I can alter in my listing but I'll see if I can get VRBO to fix that. Thanks again for the feedback!

Our listing has a max occupancy of two guests in accordance with our property's rules. John completed an occupancy card (which we have to submit to our HOA) prior to his arrival stating he only had two guests. However, he showed up with 4 guests. There was no notification to anyone regarding this or I would've restated that we can only have two. Our HOA talked to him when he arrived and talked to me. He admitted to the HOA that I had no idea that 4 people were coming. I am not sure whether he was intentionally misleading me or not. He said it was a last minute and perhaps it was and he thought that it would not be an issue. However, every property has occupancy rules anywhere that you stay. This is not a unique concept. It helps maintain a positive experience for everyone. When he arrived with two people over occupancy, our HOA actually sympathized with him and offered to bend the rules and let him stay (with my approval). However they said that he could stay only if he agreed to pay the over occupancy fine which is part of the HOA's policy. I agreed as well that he could stay only if he paid the fine. He agreed, and it was arranged that he would pay the HOA the fine immediately. Well, he never did. He kept putting it off saying that he couldn't find anyone to pay, didn't want to deal with it, etc. So, the HOA ended up fining me directly the amount he agreed to pay. I sent payment requests via VRBO, phoned john, texted, emailed, sent messages via VRBO and even asked VRBO to help me out with contacting him to be reimbursed for the fine he had incurred and had agreed to pay. Although, at first he responded that he would reimburse me shortly, eventually he stopped responding to me entirely. Eventually, I ended up using his security deposit to help cover the fine, although it did not cover the entire amount of the fine. This apparently upset him and surprised him for some reason even though he had agreed to pay the fine in entirety and ended up only paying a portion of it with his security deposit. I like to give people the benefit of the doubt and would like to say he was confused, busy, etc. but I can't help but feel taken advantage of. Frankly, I think I was.
