The host was very responsive as well as the house manager. They gave us great tips and recommendations and had great communication throughout our whole stay. The house is located in the neighborhood with the locals and gave us an amazing feel of their culture while maintaining amazing privacy and feeling safe while there. The adventures we participated in were within a 20-30 minute ride, but having a car helped out a whole lot and getting around wasn’t a challenge either. The house was comfortable and cozy and definitely made our stay worth it.

Great house with pool

Lovely house and garden to relax after a day of activities.I would recommend car/scooter as quite a distance from main shops and restaurants and not the most scenic walk.Being from UK we do not know how to use air con, it would have been an advantage if it had been checked and set correctly before our visit. Perhaps in the future basic instructions could be added to the very informative file

Great Location

The house was wonderful and in a great location to walk to food, drinks, and shopping. The pool was big and so fun and relaxing. The property manager was very helpful and responded quickly with answers to all of our questions and provided resources for taxis, restaurants , and other things to do while in town.

Awesome price and awesome place

I connected with both the owner, Lee, and the property manager, Yana, before I arrived. Both were extremely knowledgable and helpful with anything I needed. There are cats on the property that Lee had us feed that we all came to love. The place has everything you need and the outdoor area is amazing. My group loved the large tree between the patio and the pool that trinkets hanging from it.

Great location!

We usually stay at luxury all-inclusive resorts in Mexico, but wanted to live among the locals, walk to cafes, bars and restaurants and this location was perfect for that! As we were at Casa Kanuk for 23 days, some of the cafe owners/workers got to know us and greet us by name. The neighborhood could use some cleaning up, but the Casa was clean and well cared for and we always felt safe there. A few suggestions would be new bathroom towels and bed linens, along with a wall clock in the living room/kitchen. (Also, removal of the dead tree blocking the view of the pool from the patio.) We enjoyed feeding the cats (our cat at home passed away while we were in Mexico.) Bonzo was so friendly and stayed around the Casa most of the time. We got the experience we were hoping for and are glad we picked this Casa as it was nice to relax by the private pool on days we didn’t want to go out. We rented both parts of the Casa so friends and family could join us at times and have their separate space upstairs. My husband and I took morning walks and it was nice to have many places to stop while walking (we walked in the park quite often and took different routes other days)…stops for fruit shakes, pancakes, waffles, mojitos and tequila tasting were some of our favorite places. Great Tulum retreat.

Casa Kanuk was awesome. It consists of a 2 bedroom condo downstairs with another 2 bedroom apartment upstairs, both with kitchen s and living rooms. The compound is fully enclosed with tall walls for complete privacy in the private pool. The property managers were wonderful. The compound is 3 blocks from main road, allowing easy walking to restaurants and shops. There is parking for 2 cars off street in front of the compound. Can’t recommend highly enough.

Right in the heart of Downtown Tulum!!

I fear I am going to ramble about how amazing this place is. This is how you offer a place for rent. Check-in: they sent a video of how to access the keys and get into the house. Awesome!! Their big book of Rules, Details and Suggestions is entertaining and VERY informative. The house itself has so much space! Two comforatable rooms downstairs with a big ol' bathroom and an upstairs containing a bedroom, bathroom and kitchen. Our friends had their own living space they could go to whenever they got tired of the massive pool and hammocks outside!!! That's right, this pool is huge and the shaded patio space has two hammocks, hammock swing and traditional swing. So much fun! The cats are great and just lounge around to remind you that after you leave to go back to whatever cold world you come from, they'll still be there relaxing in the Mexican sun. We rented an SUV and there was still enough parking for another vehicle. The neighborhood was full of children playing and families hanging out. Two blocks away is Kulkulkan Road which will take you to the beach one way and into the heart of downtown the other. We went downtown a lot. There's so many great family restaurants to enjoy and practice your Spanish with. I am grateful how patient and gracious the Mexican people are. The property managers Esteban and Jiovany were quick to respond to our need for more bath towels and absolute pleasure to speak with in general. The bath towels were the only issue we ran into. Other than that, this place is a 10 out 10 and we can't wait to get back down there and get in that pool again!!

Casa Kanuk was a blast!

We chose to stay at Casa Kanuk mainly because it looked beautiful and had everything we wanted and needed. We decided not to stay beachfront as originally planned, as we were concerned the sargassum would ruin that experience, a chance we weren't willing to take. I don't regret that decision one bit - even if there had been no seaweed. This was definitely our kind of accommodation! Esteban messaged us not long after landing at Cancun. He sent us the Google map location to help us locate the Casa, which is around a 2 hour drive south of the airport. This is a super simple drive, but you could get a taxi transfer of you prefer. Esteban then met us at the house, showed us around and made sure we had everything we needed. The house is very well equipped. My brother was staying on the upper floor which is completely separate and has a double bed, plus kitchen and two balconies. My family were on the ground floor, which has two bedrooms/double beds. We found it clean, the beds were really comfy, the bathrooms had hot running water and the kitchens had everything you need. And the pool was incredible! We also found the property secure and felt safe walking around. Lots of information is provided on local restaurants, sights and trips. We absolutely loved Palma Central, the food stall market just 5 minutes walk away. You can find Argentinian steak, arepas, tacos, burritos, quesadillas, Italian, Cuban options, sushi, Persian and Asian fair. Our two children loved meeting and playing with local kids too. We tried another restaurant one evening , but Palma Central had such a great atmosphere, service and music it was a no brainer for us. Hiring a rental car made it super easy to visit the local beach for snorkel trips to the reef (where we saw Stingrays and a turtle) and cenotes which were easy to access and great fun. Akumal was also around 30 minutes for more snorkel time and turtles,worth getting there for before 9 to avoid the crowds. We had absolutely no issues while we stayed at Casa Kanuk, we loved hearing the local neighbourhood playing their tunes and watching the local wildlife. Please take time to look around the beautiful garden, you'll see caterpillars, butterflies, lizards, opposum, local cats, dragonflies and bats to name a few. We have all agreed we'd love to come back yo Casa Kanuk as it's truly a wee piece of heaven and located so close to beaches, cenotes and restaurants. Fun in the sun in Tulum

What a great house! Loved everything about it! The pool and pool area are beautiful and well kept. The pool is a life saver on those hot Mexican afternoons. We loved watching the birds and geckos. The A/C works great and is lovely at night. The Wifi is fast fast too! Our check-in was a little confusing. Our arrival was delayed and the young man that showed us around didn’t speak much English. He tried very hard however. We never did see or meet Esteban but did chat with him via WhatsApp. He was helpful in giving advice for taxis and tourist activities. We truly loved the house and definitely would recommend it.

Fabulous!

We were a party of 6 guests, the villa was everything we needed and more! The garden and pool area are huge and very clean, and touches such as tea, coffee, sugar and most basics that were supposed really were appreciated! Would def it’s recommend and stay again if returning to Tulum!

Great Stay with car

My family of 4 (adult children) really enjoyed Casa Kanuk. From the seamless check in to the grand hospitality and kindness of Bill the caretaker. Bill goes over the top to make sure you have everything you need including tips on just about anything you could imagine. You are not alone in Mexico! Pool was awesome A/C very strong and plentiful Plenty of room for all to stretch out. I would recommend a car to get to places like COBA etc but you could possibly do everything with Taxi's if needed. Some days we were lazy and just did taxi's everywhere. And yes, you can certainly walk to more than enough restaurants including the food trucks which are extremely close and give you a break from taco overload. We did most of our exploring early and after a siesta hit the pool. Half the pool get some shade after 5 so this was a bonus treat as well. Don't worry if you love the sun you will get more than you want. Lastly, understand you are staying in a very safe walled/gated home located in a true Mexican neighborhood. You will here random dogs barking, random Mexican music and celebrations and the sounds of daily life in Mexico. This is not a resort, it's a home in a neighborhood. We absolutely loved being part of this culture from buying fresh pina's, churros, and other treats at our front door from the bicycle vendors who honk a little horn to just observing daily life. We also enjoyed El Gaupo, the dog who just happened to show up every morning we opened the gate. We fed him well and he usually napped under our picnic table until he was ready to go. In summary, great house, super caretaker, great location, zero problems for my group.

Great location, beautiful house

We loved everything about this property. It was close to the local food truck pod, Las Palmas, and a quick walk to downtown. The beach was easy to access with a taxi. And the pool is huge!! We will definitely come back and stay here!

Exactly what we hoped for!

This home was perfect for our stay in Tulum! It was a brief walk to downtown, and we spent many nights at the nearby Palma Central food truck hub. It was clean, cozy, and comfortable, and that pool was a lifesaver on hot days. I'd love to come back!

Charming home is a magical town.

The home was perfect for our group’s needs. We were greeted by Bill upon arrival in Tulum. He was great. Even before our arrival, he sent a very detailed email with tips & tricks about travel to Tulum, with tons of recommendations on places to visit. He drove us into town when we arrived & pointed out places of interest & took us to the heart of town. Everything we needed was in the home. If you plan on renting the entire home, they are two separate units, they are not connected. You have to go through the outside stairs to get to the upper unit. But it worked well for our group & is perfect if you need a little privacy sometimes or have two families traveling together. The pool was large, a lot larger that it appears in the photos & the water temperature was perfect. We were able to walk easily into town on our stay. We spent a couple of nights out dancing in the street with locals & some tourists. The town felt safe & the people were courteous & welcoming. It was a quick 5 minute drive to the market & bank. There are many cenotes within a 15 minute drive. The beach road was about a 10-15 minute drive, with a complete different vibe than the main town road, a lot more upscale. Both great options depending on what you’re in the mood for that day. I definitely plan on going to Tulum again soon & would look into booking this home again if staying in town.

Excellent space for groups, and a helpful host!

Our group of five thirty-something adults stayed in lovely Casa Kanuk for four nights in August. Before we even stepped foot on premise, the property manager (Bill) supplied us with useful travel preparation information (e.g., directions, restaurant recommendations, local exploration sites, fun facts). Upon arrival, Bill gave us a tour of the home and the surrounding city. Everything was clean, easy to use, and very comfortable. There is reserved parking associated with Casa Kanuk than can accommodate two vehicles (and yes, get a rental car!). Also, the pool is a perfect treat after exploring the town. Bill was a constant support and easy-to-reach resource, making the experience comfortable. Everything was exactly as advertised.

Owning a casa near a Caribbean beach has been a fantasy of ours since high school. Now, we can proudly say we are living our dream. We searched and researched where to build our casa. Once we visited Tulum, we knew instantly that we had found our place, and within weeks we returned to buy a piece of land and begin our Caribbean adventure.

We designed Casa Kanuk ourselves and were involved every step of the way. We hope you like what we came up with. While others are building outside of town — in what can only be described as developing "suburbs" — we wanted to be a part of the original community. We chose our location so we could experience the authentic Mexico and Mayan Riviera (not the suburban lifestyle we are accustomed to at our Canadian home). But, most of all, we wished to be able to walk to get our morning coffee or grab baked goods and fruit from the local market without it being an inconvenience.

Casa Kanuk puts you within walking distance of everything Tulum pueblo has to offer. Walk or bike to the town's restaurants, shops and bars. And, when you do want to go to the beach, you'll find taxis just at the end of the street or on the nearby main avenue.

Other features that make Casa Kanuk stand out are the pool and patios. You'll find yourself outdoors lots, so we made sure the pool is actually large enough for exercise and socializing. And, with a spacious patio and a sunset rooftop, you may just not want to leave the house.
