The Space:

This two-bedroom, two-bathroom condo in Aldea Zama sleeps up to six guests and offers something rare in Tulum: a private rooftop infinity pool with jungle views. Spread across three levels, the space balances seclusion with convenience—you're tucked into a secure, gated community surrounded by greenery, yet just minutes from town, beaches, and cenotes.



Bedrooms and Bathrooms

Both bedrooms are on the second floor, each with a king bed and its own en-suite bathroom. The top floor doubles as a bonus lounge with a sofa bed that pulls out to sleep two more guests, so you can spread out or host friends without feeling cramped.



Living, Dining, and Kitchen Area

The main level is wrapped in floor-to-ceiling windows that frame the jungle outside and flood the space with natural light. A sectional anchors the living area, while the kitchen comes fully equipped for cooking at home—there's a six-seat dining table and extra seating at the breakfast bar for morning coffee or casual meals.



Outdoor Amenities

The rooftop is where you'll spend most of your time. The infinity pool catches the sunset, and there's plenty of space to lounge, read, or sip drinks with the jungle canopy stretching out below. It feels like your own private treehouse in the sky.

Fast Wi-Fi and a dedicated workspace make it easy to take a call or catch up on email. The in-unit washer and dryer mean you can pack light, and free parking is included on-site. Bottled water is provided, and the lockbox entry lets you check in on your own schedule. The condo is part of Luum Zama, a gated enclave within Aldea Zama with 24/7 security and a yoga palapa. A car or bike is helpful here—town is a short drive, and the beach is about 20 minutes away.

Getting Around:

The condo is about 119 km/74 miles or about a 1 hr 40-min drive from the Cancun International Airport (CUN). It’s best to prearrange your airport transfers. There are shared-ride and private vans as well as rental car options. Let us know if you need any assistance. We’d be happy to help!

Electricity & Internet outages are occasional occurrences in Tulum, beyond our control. While we sincerely apologize for any inconvenience our guests may experience due to these disruptions, it's important to note that Stella Rentals cannot be held accountable for such events.



Also note that Tulum is undergoing development, so you could hear construction noise during the day from surrounding developments.



- The pool was built with local materials, you may find the pool water may not be as clear blue due to this reason, even though it's been recently cleaned.



- All properties are meticulously cleaned and disinfected before and after each use. Our staff is trained and uses the protections recommended by the health authorities. All our properties have the equipment so that the client can enter and exit on their own without having to have direct contact with any person. The staff will not enter the properties to do cleaning and maintenance during the stay of guests unless it has been authorized and with strict hygiene measures.



- We provide bottled water, high-quality bed linens, bathroom and beach towels, kitchen equipment and more to provide the most comfortable stay. And if you need an airport transfer, we can help you with that too! Just let us know!



- Electricity (Long-term Stays)

A daily allowance of 20Kw/Day of electricity is included for short term rentals. Additional consumption will be charged at 6 MXN/Kw. Electricity is not included for bookings of 7 days or more. On arrival, our local team will take a meter reading, and again on departure. You will be billed after check out for any additional consumption. Help us save energy by using the AC only when needed, avoid leaving it on if you are not in the property and close all windows and doors when you use it.


- Guests will be requested to sign a Rental Agreement upon booking confirmation.



- A security deposit may be required prior to arrival or at check-in subject to the booking platform used to make the reservation. This fee is charged as a credit card transaction and refunded after check-out, provided all terms are met.



- There is no daily housekeeping but if you need a cleaning service during your stay, it has an extra cost – Please let us know in advance. This service does not include changing the bed linens or towels. If you would like to add this service, additional fees will apply.



HOUSE RULES

- Travelers must be at least 21 years of age or older to book.

- No smoking of any kind is allowed on the premises. Smoking tobacco, cannabis or the use of any recreational drugs in the house is strictly prohibited. Failure to comply will incur a $300 penalty.

- No parties or events are permitted, illegal activity is prohibited and excessive noise won't be tolerated. No loud music is allowed after 10 pm. Please be respectful of the neighbors. Breaking this rule will result in the loss of your security deposit and if necessary immediate removal from the premises.

- Visitors are not allowed: every apartment has a maximum number of occupants that must be respected at all times. No more guests than those listed in your reservation are allowed.

- Renters agree to cover any charge related to damages occurred during their stay or cover necessary extra-cleaning charges if such is needed after their stay.

- Renters may be required to provide a government ID upon booking, on the day of checking in, or during their stay for identity verification.

- Please avoid moving furniture.

- Pets are not allowed unless there is prior authorization and an extra fee may apply if such is given.

- Please avoid hanging towels or clothes on the balcony/terrace railings.

- No glasses, bottles, food or coolers are allowed in the pool, the use of disposable or plastic glasses are allowed.

- We ask that you please adhere to the rules of the condo complex during your stay. You’ll be required to acknowledge and sign upon arrival.
