Note: Casa Kanuk is a 1,600 sq. ft. house with two separate units — a 1-bedroom unit on the top floor, a 2-bedroom unit on the main floor. Both have their own entrances, patios, kitchens, living rooms, and bathrooms. Please, no pets and no smoking indoors.

Casa Kanuk is your place in paradise. Fun the the pueblo

The property was gorgeous. The location was great. The pool was clean and great temperature. The host was welcoming and reachable. Great place to stay in tulum!

Ideal off the beach in town spot!

We wanted a couple days off the beach to explore Tulum. This place is perfect. Walking distance to everything, the house is beautiful and the pool perfection. Bill the property manager was awesome, super helpful and has all the info for local spots. Highly recommend!

Great Home Base For Exploring Tulum and Surrounding Areas

Casa Kunuk was a great home-base for exploring Tulum and the surrounding areas. The large pool was awesome. We jumped in the pool each morning and planned our day, and then returned at the end of the day and jumped back in. We had a rental car, but when going to downtown Tulum, it was an easy walk. Yana was the person we were in contact with while there, and she was great in answering our questions and giving us recommendations. We would definitely go back.

Adorable little house.

This place is so cute. When we first booked, we had the top level but were told we must rebook the bottom floor because there are three of us. We never saw the top floor but either way, we’re glad we did! Paul met us onsite to give us the tour and the key. The pool was amazing, perfect temperature and very private. We were the only ones on the property which was perfect. We swam in the pool everyday, every night. The couch was comfortable and the kitchen was well stocked. This place is super far from the beach if you don’t have a car, so definitely don’t book it for that. It is, however, close to town and an easy walk to the best taco stands and shopping. It was hard to leave! We would definitely stay again!

Thanks, Brooke. We're glad you enjoyed the casa. The top level is quite identical in every way except it has just one bedroom so it is built for only two guests. Tulum is quite unique for beach destinations in that the town itself is a few km from the actual sea and sand as you noted (nothing a bike ride or a taxi can't fix). But, this is why our beaches are so desired since there is still a lack of big development along the shore. When the sun goes down, it's nice to be in town to access all the restaurants, bars and shops. Return soon. We'll have the place ready for ya.

Very modern, clean and impressive pool

Quiet street and short walk into town . I would recommend having a rental car , as the beach it 15 mins away.... enjoyable stay

Thanks Niall. We're so glad you enjoyed your stay. Although we are only 4 km away from the beach as the crow flies, the current, sole route from Tulum to the beach can get quite congested during busy weeks. A secondary beach road is the talk of the town and will be constructed soon. The new road will be very close to Casa Kanuk and should speed up the drive or bike ride to the beach for everyone. A rental car can come in handy, but parking at the beach is also becoming a big issue and many are now charging for parking spaces. The mangroves do not allow for parking lots to be constructed. So parking is extremely limited and often more expensive than a cab. We recommend taxis as they are everywhere, way cheaper than car rentals, and you can enjoy a few margaritas without worrying about driving impaired. The daily spend on taxis works out to a fraction of a car rental cost for around town. Thanks again for choosing Casa Kanuk and we hope to see you again someday soon!

Owning a casa near a Caribbean beach has been a fantasy of ours since high school. Now, we can proudly say we are living our dream. We searched and researched where to build our casa. Once we visited Tulum, we knew instantly that we had found our place, and within weeks we returned to buy a piece of land and begin our Caribbean adventure.

We designed Casa Kanuk ourselves and were involved every step of the way. We hope you like what we came up with. While others are building outside of town — in what can only be described as developing "suburbs" — we wanted to be a part of the original community. We chose our location so we could experience the authentic Mexico and Mayan Riviera (not the suburban lifestyle we are accustomed to at our Canadian home). But, most of all, we wished to be able to walk to get our morning coffee or grab baked goods and fruit from the local market without it being an inconvenience.

Casa Kanuk puts you within walking distance of everything Tulum pueblo has to offer. Walk or bike to the town's restaurants, shops and bars. And, when you do want to go to the beach, you'll find taxis just at the end of the street or on the nearby main avenue.

Other features that make Casa Kanuk stand out are the pool and patios. You'll find yourself outdoors lots, so we made sure the pool is actually large enough for exercise and socializing. And, with a spacious patio and a sunset rooftop, you may just not want to leave the house.
