4 BR, 2 bath home, located in Dania Beach, considered one of the prettiest & least crowded stretches of coastline in Greater Fort Lauderdale. Minutes from Dania Fishing Pier, Hollywood North Park Beach, Jaxon's Ice Cream & Anne Kolb Nature Center. New beds & comfy bedding + new furnishings! WFH w/ a dedicated desk. Foosball table for all to play! Backyard has shaded pergola w/ chairs, loungers, grill, fire pit & pool.

Guests have access to home and backyard except any locked doors or any doors marked "Designedvr Staff"

We are available through message forums 24 hours a day for questions and have property management locally to help with any concerns.

We love to meet and greet our guests as much as possible. However, in the event we cannot meet at the time of check in - we offer self check-in with the use of a smart lock or a door code.


Please note***We require all guests to be greeted by ourselves or our property manager. We do ask that all last minute booking (with 2 days of checkin) present an ID to the greeter at time of check in along with the credit card used for booking. We reserve the right to refuse entry of any person wishing to enter the property that are not represented in the booking, have a different name than what appears on the booking, or refuses to present proof of identification. Guests of the booking person cannot enter home before the booking guest without authorization from us. We will check ID of every guest wishing to enter home, especially if the person that did the reservation has not yet arrived at property.

Well established, quiet, family friendly neighborhood. Quiet hours between 10pm-8am outside, noise is prohibited during these times.

We offer additional services such as pool heating (if applicable) that can be purchased from our store, early check-ins, public parking passes, and much more through our online tourist portal.
*All TVs are ROKU (smart TVs) for online streaming. No Cable.

*Please note that we have weekly pool maintenance, landscaping, and general maintenance workers who may need access to home/pool area. We reserve the right to enter to make such repairs. We will notify you beforehand of scheduled services.

**MINIMUM $150 FEE IF 11AM CHECK-OUT WAS NOT FOLLOWED**

** To make your stay more convenient, we provide two sets of towels per guest. Should you need more towels, we recommend using the washer/dryer machine as a rapid solution. Additional towels can also be delivered for a nominal fee.**

**House Rules**

We have created this house rules sheet to ensure that you can fully enjoy your stay in our Airbnb rental while also respecting the home and neighborhood. Following these rules will greatly help us as Vacation Rental hosts by making sure the home is taken care of during your stay. Do not hesitate to contact us if you have any questions regarding the items mentioned in this document.

We ask that you treat the property as if it was your own property. Please be aware of the condition of items in the house, and if you notice anything broken when you arrive, contact us to let us know. We also ask that you watch noise levels at night, as we have a close relationship with our neighbors and do not want to cause any problems. Please no loud music or disturbances. Noise ordinances for quiet time in the city/neighborhood are at 10pm, so please respect these rules. We want to mention that first so you are aware.

Children are welcome here! however - please keep your children safe. Home is not childproofed.

1. Check-in /Check-Out: Check-in time is 4:00 pm. Check-out time is 11 am. Unless otherwise authorized by the management company. We MUST have 24-hour notice for extensions of stay or you will be expected to vacate at the 11:00 am checkout time.
All areas of the property are for guest use unless locked and designated as Designedvr employees only. Not all garages are accessible or available for your use.

2. Guest Interaction: We love to meet and greet all guests. However, in the event that this is not possible we also offer self-check-in with a door code. We have the right to ask for ID, the credit card used for booking, or other forms of proof of identity and payment. We may also ask guests to present ID. Person traveling with guest will not be permitted on property before booking guest has arrived and is confirmed with ID.

3. Guest Access - All areas of the property are for guest use unless locked and designated as Designedvr employees only. Not all garages are accessible or available for your use.

4. Maximum Occupancy: The maximum number of guests is limited to the number indicated in the listing. It is very important that the maximum occupancy rule is not violated as this will be considered a breach of the reservation rules and will result in immediate cancellation of the booking.

5. Unauthorized Guests - Although we do not mind if you invite a friend or 2 over to visit, please do not have extra unauthorized guests stay the night or for extended periods of time. We do not allow unauthorized guests to sleep here. Please do not allow extra guests to sleep at the house unless previously agreed upon when you booked the rental. All overnight guests must be listed with the booking and any guests over 10 people limit incur a 50$ per night charge.

6. Parties or Events: We do not allow parties, loud gatherings or events of any sort to be held in the property. Only authorized guests are to be in the house and around the pool area. Music must be kept to a non-disturbing level. NO BIG EVENTS OR PARTIES! Please be sure that extra guests leave by 12am. We greatly appreciate your compliance on this as we do not want any issues with our neighbors or the city. Please understand that any reports or evidence of a party or organized event taking place will be an automatic forfeiture of your entire deposit and immediate vacation of the property.

7. Pets: ABSOLUTELY NO PETS! We do not allow pets of any sort. Any evidence of pets will be an automatic forfeiture of your damage deposit ($250 fine).

8. Smoking: There is to be NO SMOKING inside the property. Smoking is allowed outside on the patio (please utilize ashtrays - do not toss butts in the patio or grass) or outside of the home. Any evidence of smoking inside the home (ie smells of smoke, ashes, burns, etc) will be an automatic forfeiture of the entire damage deposit and an additional smoke remediation fee of $750 will be charged.

9. Trash: All trash are to be bagged and put in waste bins provided. You will find trash bags under the kitchen sink. When the trash can is full, please remove the trash bag and take it to the trash bins. Please make sure all small trash cans have a bag liner before putting trash inside.

10. Inspections: Property Management has the right to inspect the premises without prior notice at any time to enforce the terms of this agreement. Should the guests violate any of the terms of this agreement, the rental period will be terminated immediately and no refunds will be given. The guests waive all rights to process if they fail to vacate the premises upon termination of the rental period. The tenants shall vacate the premises at the expiration time and date of this agreement.

11. Security Deposit: A security deposit is required to reserve the house. You will be required to submit payment using the payment link provided within 48 hrs before check-in. The deposit is in addition to the nightly rate and will be refunded in the same manner paid provided the following provisions are met:
*No damage is done to the unit or its contents
*All debris, rubbish, and trash are placed in trash cans and soiled dishes are placed in the dishwasher and cleaned. If the house is left excessively dirty and there is excessive trash left in the house, there will be an additional cleaning fee deducted from the deposit for the extra cleaning time. The guests will be notified immediately.
*No linens are missing, damaged, or excessively stained
*The Occupancy limit of the house is not exceeded at any time unless approved in writing in advance
*There are no police enforcement actions by the City or Homeowners /and items 4,5,6,7,8 and 9 are adhered to and there are no violations of house rules as posted in the house.

12. Check-out: Check-out time is at 11:00am unless a late check-out is purchased via the Tourist Portal (upon availability). Checking out by this time ensures that we have enough time to clean the place and get it ready for our next guest. Please text us when you leave so we can get the crew in asap. Also, be advised that failure to vacate on time may result in charging your deposit funds.

*When you check out, please make sure all doors are locked and secured, and that the house looks reasonably neat- like the way it was found. We do not expect you to scrub it clean it but it must be reasonably “picked up” and furniture placed as it was at check-in.
*Make sure to collect all personal belongings. Check all closets, drawers, washer/ dryer. We are not responsible for any items left behind.
Please see the checkout checklist and ensure it is complete before leaving.

13. Failure to Vacate: If you fail to vacate the property on or before the termination of this agreement, you shall pay for the period of your holdover a sum equal to 2 times the daily rate of your property or the maximum sum by state law. This will be charged via your deposit.

Great property, Excellent South Florida Location!
This was such a nice house for our two families of 4 to stay in comfortably. Communication was wonderful from start to finish. Location is perfect for heading south to Miami for a few event planned, as well as exploring Ft Lauderdale. Definitely want to stay again when we return!

House was great ,great atmosphere. House layout and amenities were great. Neighbor was also great and quiet. Only issue was that pool wasnt clean when arrived. Got to use pool on 3rd day of trip. Also in back of house there was no a.c.

This lovely 4 bedroom and 2 bath home is the perfect vacation getaway home. The master has an attached full bath while the second full bath is located in the hallway between bedroom 2 and 3. Sit back and relax in out back with a sparkling private swimming pool (can be heated) and comfy outdoor furniture. Fenced in backyard with mature trees. We provide all bed linens and towels and can provide children’s items such as pack n play and high chair upon request.

BEDROOMS:
1. Bedroom with a (Master) KING SIZE BED, large walk-in closet, dresser and access to a full private bathroom.
2. Bedroom with a KING SIZE BED, closet and a dresser.
3. Bedroom with a QUEEN SIZE BED, closet and a dresser.
4. Bedroom with TWO QUEEN SIZE BEDS, dresser, hanging rack and has direct access to outdoor pool area.
2nd full bathroom located between bedrooms 2 and 3 (shower, no tub)

All bedrooms and living room have a Roku TV (no cable) where guests can use their streaming accounts to watch Netflix, Hulu, ect.

Kitchen with plenty of counter space and ample cabinetry. Stainless steel appliances. Fully stocked with dishware, cookware, pots/pans, and cutlery.

Dining table seats -8 guests and is perfect for any meal.

Living Room-Large sectional sofa, with 40 in Roku TV.

Laundry room-Washer and Dryer available for your use.

Outdoor- Fenced in backyard with outdoor dining table, pool loungers, and also private swimming pool (can be heated) and fire pit table.

Driveway- 3 cars max
