I live in my condo 6 months of the year, so you will find my condo comfortable and completely ready for you! This spring we updated
all the fabrics in the living room, brought in a new rug and a new coffee table. In the second bedroom we got a new headboard, new side chair and new rug and installed custom made draperies! And finally installed new set of chairs and table on the Master Bedroom Balcony.
You will find my home is totally ready for you to enjoy- a worry-free vacation! New pics coming soon.

This beautifully decorated 3 bedroom condo is located at Blue Lupine, The Blue Mtn Beach Condos, unit 222.
Situated on the highest point on the Gulf Of Mexico, the gulf-front condominium building is located 2 blocks off Highway 30A in Blue Mountain Beach, nestled between 2 non-renting private home communities and offers maximum privacy with it's private beach access and gated, covered garage. Enjoy the 50 feet atrium, furnished and landscaped, work out in the fitness room or lounge by the gulf front pool and hot tub exclusive to our guests.

Our condo is located on the second floor on the west side. This is a spacious 3 bedroom, which consists of 1 King, 2 Queens, 1 Twin bed and is 3 bath unit. It is 1625 square feet with an additional 400 square feet of balcony. The layout is an open floor plan with a main living and dining area (lots of seating), Smart TV with sound bar, DVD player/CD player and a wide collection of movies and music CD's for your enjoyment and 2 wings of bedrooms. The master suite has a king bed with smart TV and it's own private balcony (2 large Adirondack chairs and table), private bath with over-sized jacuzzi is on one end of the condo. The opposite end has a second bedroom with queen bed and Smart TV and private bath and access to the main balcony (teak dining table with 7 cushioned chairs and 4 comfortable wicker chairs with small side tables. A third bedroom has a queen bed and a twin bed with a smart TV. It is off the side hall next to a third full bath. This floor plan offers unusual privacy for the couple with children or for multiple couples sharing the condo.

There are ceiling fans in the main living area and in each bedroom. Also, the condo is equipped with 4 smart televisions. Each bedroom has a smart TV. There is a Full Size front loader washer and dryer (new 2023) in the unit for your convenience (laundry detergent is provided) and a fully stocked kitchen (with all stainless steel appliances, cherry cabinets, granite counter tops and glass back splash). Linens are provided (but not beach towels). Also, very reliable high speed internet access, is provided for your convenience.

FREE Beach setup is provided for guests from March 1 to Oct 31. It includes 2 chairs, a table and umbrella setup daily on the beach. Additional chairs or setups are available for rent from the On-site beach service.

An equipped fitness room, which has treadmills, bikes, cross-trainers/ellipticals, weight machines and free weights, are available to guests, as well as. A community barbecue area with 2 gas grills and a basketball court are also located on the property for guests use. The pool and hot tub are gated and overlook the beautiful Gulf of Mexico. Nestled between neighborhoods with private homes, we enjoy a very private and quiet beach. During high season, we have security on site most days of the week.

Within walking distance you'll find restaurants including Mimmo's and Cowgirl Kitchen, Blue Mtn Creamery (great ice cream) , Blue Mtn Bakery, a health food store, bike rentals, Pizza, a coffee shop, the Justin Gaffrey gallery and more! Live music is in the area during the week!

We are situated within 5 miles of Seaside, Watercolor and Grayton Beach- and every year our beaches are on the list of Top Beaches in the USA. A large designer outlet shopping mall is only 15 minutes away. We are about 25 miles west of Panama City and 18 miles east of Destin.

Wonderful stay!

We had a great time during our stay at Eileen's lovely home. From the decor to the cozy beds and furniture, everything you need is thought of and made for a very relaxing and comfortable stay. We would definitely consider staying her again! Also, her art collection on the walls is simply beautiful!

Beautiful Beach

The beach at Santa Rosa Beach is perhaps the best beach in the USA and contends with beaches worldwide. The residence at Blue Lupine is well appointed and spacious. We would definitely stay there again.

I see why there have been so many 5 star reviews on this property! It was in a great location. Trips to the beach were easy with chair/umbrella service included. It was a great layout for a family with four boys and most important, it was clean and well equipped! We would absolutely stay here again.

Perfect home away from home to enjoy family.

Location was very convenient to shopping, dining and airport. The home had all that was needed for a week of fun and laughs. Beds and linen were quality. New art was beautiful. Our stay at Blue Mountain Condos at this property was incredible. There was such a classy comfortableness at this condo. From reservation, to the 1-on-1 conversation to describe the property and the information the owner has gained over the year, to the property managers advanced notifications to our actual stay, we were spoiled. There is everything you need and more within this property. We will definitely be staying here again. The access to the beach, the beach service, the peacefulness of this particular area, everything exceeded our expectations in every way.

Our family had a wonderful week at Eileenā€™s lovely condo. It was very spacious, beautifully decorated (wonderful art throughout), and very well appointed. We cooked several nights and had everything we needed and more. Jeff, the property manager, was great too, very helpful. Loved the location of Blue Lupine. Was on the edge of a group of condos, looking to the west almost a private stretch of beach. Water was amazingly clear azure blue all week. Best beach week ever!

We wanted a little spot by the beach for the weekend and Eileenā€™s condo was perfect! We really appreciated the communication with Eileen and her property manager, Jeff. She has great recommendations. It was comforting knowing we could contact Jeff if we had any trouble. The condo came with beach chairs, umbrella and table and was fully stocked. We used the new washer and dryer. She even had a baby monitor. We canā€™t wait to come back to Blue Mountain Beach. Once you go, youā€™ll never want to leave!

Wonderful Condo - Amazing Beach!

Eileen's condo was absolutely beautiful! She provided anything you could have possibly needed. We have 3 children (13, 10, & 5) and there was so much space. Having 3 bedrooms and 3 baths it was nice for everyone to have their own space. You are about 5 minutes from a Publix grocery store and about 15 mins. from Destin. However, Blue Mountain and Santa Rosa offer some wonderful restaurant choices as well. We will most definitely be staying here again. We have been on family vacations now for about 10 years straight and this is by far one of the best condos we have stayed in! Thank you Eileen for making our 2013 vacationing experience wonderful!

Great for 30A first timers with kids

Blue Mt Beach is a wonderful place to stay if you want to be a bit away from the crazy crowds of Seaside and still have A+ beach experience. Condo was perfect and well cared for, beds comfortable and soft bath towels. So nice to have some spices and salt and pepper in the cabinets for cooking so you don't need to bring or buy EVERYTHING. Chairs, umbrellas, beach toys to use and so easy being so close to the water - don't have to carry anything too far. Loved having well organized binder of all the favorite restaurants so could relax and not stress too much about where to go. Eileen, the Owner, fabulous about communication and making sure you are prepared for your trip. As first timers to 30A area we really appreciated this. Can not wait to return!

Beautiful property, perfect location

From the moment I submitted the booking all the way through to our departure, everything was so smooth. So many personal touches, from the 20 minute phone conversation with the owner upon booking (it was so evident she takes such pride in her condo), to the property manager calling me prior to our arrival and then meeting us when we arrived, helping to bring our stuff to the condo. Explaining everything, etc. such a nice welcome. The unit was spotlessly clean when we arrived. And when we discovered at 10pm the first night that the coffee pot carafe was broken, I texted the manager and at 8:15 the next morning he was at our door with a replacement! The unit itself is beautiful, very spacious, comfortable, nicely furnished, looks just like it did in the pictures. The kitchen was very well equipped, really didnā€™t want for anything. And the full sized washer dryer was perfect (and the condo came with all of the laundry detergent you could use). While it didnā€™t have direct views of the gulf, my favorite place to be was on the large deck, drinking coffee, eating dinner, listening to the sounds of the crickets. Fabulous. The beach was a very easy walk, direct path through the pool area and down the stairs and there you were. There is a storage unit with lots of chairs, pool toys and other beach stuff available for use, but that was the only thing that was a Bit disappointing. Several of the chairs were broken and while were excited to see a 10x10 tent, it was rusted and broken, so we couldnā€™t use. We were glad we did bring our own chairs. But everything else was great! The location is terrific, great restaurants around, away from the craziness of Seaside, but itā€™s easily accessible if you want it. Overall, I would highly recommend this unit and would definitely stay here again!

Perfect week at this condo!

What a fantastic experience at this condo! Highly, highly recommended. First, the owner is very responsive, friendly, and very pro-active. I've rented many times from VRBO and have not experienced such great service from an owner. A+ This is only supplemented by the exceptional service provided by her property manager who lives close by. He met us at the condo, showed us the property, and made sure everything was satisfactory before we left. He also was available throughout the week if we needed anything (such as letting us know that the building wifi was being updated). Truly exceptional service! The unit is on the 2nd floor, facing west, about mid-way down the building. An easy walk to the beach (less than 5 minutes between the condo and the water) and even less of a trip to the pool. There was plenty of space for our family of 5. The owner has paid a lot of attention to detail too...we found that washing machine and dishwasher pods were provided, the kitchen had everything we needed, etc. Obviously, we would have loved if the condo had a beach view, but honestly we enjoyed the porches even without the million dollar view (to be fair, if you look to the left, you can see the beach flags and a little bit of the ocean). We found the beach itself to be moderately busy with other guests, but just 2 or 3 minutes walk away you could find a nearly secluded section of beach. Private/non-rental communities border the condo complex on either side. Beach service is available for a modest cost from a third party (as compared with other services we've used in 30A over the years) though the owner does provide beach chairs and an umbrella if you choose to use it. There are stairs to the beach, but not as many as other units along 30A (about half as many as Adagio for example). The pool area was nice...the pool is relatively small, however. Still, it was big enough for our use. I'd highly recommend this property for 2 reasons: first (obviously) the location...Blue Mountain is a perfect hidden gem on 30A, the owner...she is fantastic and she and the property manager made sure our stay was exceptional. I certainly will consider staying at this property again!

Blue Lupine Perfect Choice

Would highly recommend Blue Lupine for stay in Blue Mountain 30A area. Enjoyed driving down 30A to all the quaint beach towns and stopping to shop and eat. Loved that we could walk to the beach or pool and use the fitness room on the property. The condo was great with all the things we needed and the owner was very accommodating, giving me all kinds of information and directions about the area, recommendations for eating, shopping, church and weather updates. We were in the area for a family wedding celebration and it was the perfect place to relax in between planned family activities.

Excellent Blue Mountain Beach rental

Fabulous stay. The check in process was a breeze even after arriving 3 hours early and still allowed to check in. Everything was very well cleaned and maintained. Very roomy condo and had everything we needed already there. Loved the quiet atmosphere of the condo and it being directly on the beach was wonderful; just a few steps away. Would certainly stay again.

This was our first time visiting the 30A area and the rental was perfect for our family of 4 and our parents. We could have had 2 more stay comfortably as the main area is large with lots of comfortable seating and a hide-a-bed plus 3 full bathrooms. The table for 4 by the window is such a nice feature for games and puzzles. We cooked many meals and had everything we needed and much more. Everything was clean, comfortable and in good condition. We loved the location off the 30A on a private drive and it was easy to get to the bike trail which we did many times. Thank you, Eileen, for being such a wonderful hostess and to Jeff for being friendly and available if we needed anything. All the best!

The condo was just as described in the listing. Everything was very clean with easy access to the beach and pool. Eileen and the property manager stayed in contact and made the process seamless. Would definitely rent again!

Excellent Spot on 30A

Great property, and comfortable unit. Very well equipped for cooking if you want to pick up some fresh seafood. This property is next to a private beach and is not as crowded as nearby properties. Great access and amenities. We look forward to staying here again.

Great condo on 30-A

Excellent location right on the beach in a beautiful part of Florida on 30-A and within walking distance of cute shops and restaurants. I like to walk and I did so both on the beach itself--with miles of white sand and dunes in either direction--and on the walking trail along 30-A. The apartment is very comfortable with nice decor, clean and up to date conveniences.

The condo was clean and neat. Eileen and Jeff were extremely friendly and helpful.

This condo was perfect for me and my family. We really enjoyed the location and the short walk to the beach. The beach did not have any dark water lakes overflowing near it. This made for crystal clear water the entire time we were there. Would most definitely stay here again.

I bought this condo in mid-2000. It had always been a dream of mine to have a place at the beach but had never found that 'right' spot until I came to Blue Mtn Beach and saw this great place on this beautiful beach with this amazing floor plan. I retired in 2001 and now live here every winter.

Because I live here, the condo is equipped with everything we like for comfortable living. Fully equipped kitchen with plenty of dishes and silverware to accommodate plenty of meals before you run out! Le Cruset pots in different sizes, pots and pans, cookie sheets, blenders, salad bowls and spinner, cutting boards and decent knives!
A full size front load washer and dryer, tons of comfortable seating, extra blankets and pillows, books, music, movies, magazines....just like home! And, original artwork I've picked up locally or from my other home in Maine.

So, when you come to our condo for your vacation, you can kick back, relax and just enjoy yourself at the beach!

This building sold me because of it's privacy---2 blocks off of Hwy 30A (which I love), yet still located near everything. We are near great restaurants, great shopping, some of the best art galleries in the south, and right off the bike path. Blue Mtn Beach is the highest point of the Gulf of Mexico. We often sit at the hot-tub at night looking down on The Gulf searching for dolphins and enjoying the best sunsets! And, I know this is trivial but I love that we have parking under the building. Hot days, rainy days - the car is protected and it makes it easier to load and unload the car when you don't have to worry about the weather.

O que faz essa propriedade ser Ćŗnica?

I have to say this is the best floor plan that I have ever seen in a condo.The layout is a spacious, open floor plan with a main living and dining area and 2 wings of bedrooms. This is made for a family or multiple couples. Everyone has their personal, private space and then they meet in the middle in the large main living area for conversation, dining and entertainment. The spacious balcony becomes another 'room' for dining and toasting another great vacation. ENJOY!
