The main spaces of the ground-floor condo:



- Spacious and luminous open living area with floor-to-ceiling glass doors that lead out to a private patio surrounded by tropical greenery. There you have a dining table where you can enjoy dining al fresco.



- With the uncluttered and beautifully minimalistic decor, the living room area features a comfortable sofa (that can pull out to a queen bed) with a flat-screen Smart TV, perfect for downtime moments at home.



- The kitchen is modern with beautiful countertops and comes fully equipped with high-end appliances and a large center island to prepare meals at home any time you’d like. Plus extras like a coffee maker for morning perk-ups and a blender for afternoon mixers! To enjoy sit-down meals, there’s a dining table that accommodates 4.



- There are 2 bedrooms and 2.5 bathrooms to accommodate 6 guests as such:

Bedroom 1: King bed, ensuite full bath, wall-mounted Smart TV

Bedroom 2: 2 Queen beds, ensuite full bath, wall-mounted Smart TV



Plus, there are so many different things to see and do in the Riviera Maya -- everything from the beach and beach clubs, water sports like snorkeling, scuba, paddle boarding, and boating, eco-parks with underground rivers, ancient Mayan ruins, cenotes (natural sinkholes special to this area!), private boat/yacht and fishing tours, golfing, day trips to Tulum or Playa del Carmen - home to the famous 5th Avenue.

The Neighborhood:

The Anah Village is located less than a 10-minute drive from Akumal Beach, known as the home to sea turtles, an area where you can find restaurants, shopping, and a scuba dive center where you can go diving and snorkeling. Also, you’re only about a 30-minute drive to Tulum, where you can spend the day exploring the Mayan ruins, eat amazing local foods, and shop until your heart’s content. If you love golfing, you’ll love being a 5-minute drive from the PGA Riviera Maya course!



Getting Around:

The property at the Anah Village in Akumal is 66 km or 41 miles from 43.5 km or 27 miles from the Tulum International Airport (TQO) and 95 km or 58 miles from the Cancun International Airport (CUN). There is first come, first serve parking onsite.



Other Things to Note:

A daily allowance of 20Kw/Day of electricity is included for short-term rentals. Additional consumption will be charged at 6 MXN/Kw. Electricity is not included for bookings of 7 days or more. On arrival, our local team will take a meter reading, and again on departure. You will be billed after check-out for any additional consumption. Help us save energy by using the AC only when needed, avoid leaving it on if you are not in the property, and close all windows and doors when you use it.



Please note that there is a mandatory cleaning service from 21 nights on & every 21 days, at a charge of $50 USD. If your stay is between 21 and 42 nights, you'll be charged an additional $50; for stays between 42 and 63 nights, two cleaning fees ($100 total) will apply, and for every additional 21 nights thereafter, $50 will be charged.

We do supply some bath essentials to get you started, like some toilet paper and soap. These items are not replenished each time you run out.



- Travelers must be at least 21 years of age or older to book.

- Guests will be requested to sign a Rental Agreement upon booking confirmation.

- The laundry room is communal and shared with the other units in the building. It is located on the second floor, next to the elevator. A reservation needs to be made at the front desk to make use of this room. Access and use are free of charge, but you will need to bring your own detergent.

- No smoking of any kind inside the home! Drug use and illegal activity on the premises are also strictly prohibited. Failure to comply results in a $300 USD fine.

- No parties, events, or excessive noise after 10 pm. Please respect the neighbors.

- No more guests than those listed in your reservation are allowed. There’s an extra charge for additional guests and visitors over the property's capacity.

- Guests are responsible for damages that occur or extra cleaning costs as a result of their stay.

- There are outdoor security cameras for safety and security.

- Depending on the booking site to make the reservation, a security deposit might be required that is refunded after check-out, provided all terms are met.

- Guests might be required to present an official ID at check-in or during the stay.

- Pets are not allowed.

- Pool and common area rules and hours must be respected.



Services such as electricity, water, and internet are provided by external companies. While these services are generally reliable, occasional outages beyond our control may occur. We appreciate your understanding.



Interaction with Guests:

It’s a self-check-in property using a lockbox code to access the keys. Full check-in instructions will be provided before your arrival.



You’ll have complete privacy during your stay, but we’re available 7 days a week. Should you need anything - just send us a message!
