Great location

Theres soooo many good/ bad reviews out there. But our condo was great. Great location. We loved the palace bar under neath. Front desk staff was always nice and helpful. We did bring ear plugs if we didnt stay out late cause it can be loud. The only thing could be a smidge cleaner and dishwasher didnt open and there sounds like dishes inside. Could not get my app to work to contact host. Let the front desk know twice. over all we definitely enjoyed our place and location was the best. it.

Great Stay!

Love the location if you want to party this is the best location ...STAFF very nice and helpful, condo very nice and great price especially for the location right in front of the beach views were amazing the roof top pool was icing on the cake love love love will be booking again everything in walking distance or cheap Uber and they even have access to Citi bikes

Great location! I stayed here for my birthday and had the time of my life! You’re in the middle of everything with live performances occurring just outside your window. So if you’re looking to have a full, immersive Miami Beach experience, this is definitely the place for you!

So so room, but great location

Room was OK, as advertised, no view except of a half dozen air conditioning units on the roof next-door. Location great right on Ocean Avenue . Rooftop pool was awesome, incredible views very friendly staff. It was a little funky, you had to take the elevator down, walk around the other side the building and take an elevator up to get to the pool but no big deal it was still convenient

Great Location

Great location, walking distance to everything. Food, beaches, shopping all near. Those are the pros. Extremely loud during 11am till 2am. There is a club/bar directly below that has shows daily. I did not realize this until days before when i was emailed check in & out process which was too late to cancel. That should be in the description of property. Other cons, place needs basic maintenance, flooring in bad shape, drawers not closing, bathtub is small and if have knee problems you will have difficulty climbing over. I had a great time, even went downstairs to enjoy the show. But I think people need to know what there accommodations are really like and to be informed before you book this place.

Great Location But Not Very Clean

The location of this hotel is great. Right in the heart of everything. This does mean there is lots of noise, but that's to be expected to be on Ocean Drive. The rooftop pool is very nice and the balcony does have a view of the ocean which is always a bonus. My only complaint is that the place was dirty and if you want extra cleaning you need to pay for it! Dust everywhere, stains on the pillows, toilet not cleaned, and the list could go on. Overall I still thought the place was worth the price.

At first it seemed like a good place, the photos are very misleading because when you get there and enter the apartment it seemed that they had not finished fixing it, the windows did not close, they did not take care of what could be stolen from you inside, the person in charge of answering you did not want to answer you in case someone spoke in Spanish, the microwave wasn't working, the kitchen wasn't working either, and they ordered it to be fixed on the last day of the stay. the manager a liar. you are going to lose your money.

A view and a show

I have stayed at so many of Rob and Val's units over the years and have never had a bad experience. The location is amazing and central to just about everything. The view is relaxing (just look out not down). I know some folks have posted about seeing roof tops/AC units. If you sit in the chairs and look out then you see Ocean Dr, palm trees and off in the distance the ocean. It is loud late into the night due to the show down stairs so if you are a light sleeper then then is not the spot for you. You really just hear the bass of the music and not much else so if that doesn't bother you then this place would be fine. The units are always clean and nicely decorated. Their are plenty of towels and linen and pillows and the kitchenette is stocked with the basic utensils and what ever condiments others have left (sugar, coffee packets, salt). The only compliant I have is that there was little to no communication about the broken fridge and we had ordered instacart for breakfast foods that required refrigeration. I did reach out by phone and left a message, by VBRO email and talked to the front desk. Other than saying an engineer came by there was no resolve about the issue and we had to throw the food out. Because over the years we have never had any issue with any unit I get through them I will most definitely will be back but was slightly irritated that I had to throw food out (instacart/food is not cheap).

RIP OFF Artists, FAKE pics, NO Oceanview

RIP OFF Artists! NO pool on roof and NO ocean view! Final cost becomes almost triple price - you get another bill just prior to your arrival date when everything else is booked up already! Cigarette butts on window sills from prior guests, dirty dishes in dishwasher. Pool is two buildings over and there’s no bar (as advertised) & no toilets so everyone just pees in the pool. No comfy chairs like the picture! No towels. Noise through the wall, entire normal conversations in detail can be heard (ad says quiet, HA!). The building is oceanfront but the room is absolutely NOT. The area is a gang territory and extremely dangerous. In one day there were 72 arrests & a stolen cop car driven onto the beach. Broken curtain allowing the adjacent building's balcony of people to see directly into the bedroom, no privacy. The actual room view is of gigantic loud air conditioning units atop a smaller building along with hotel balconies of people directly staring in at you from their balconies just beyond that. Not fun with a broken curtain in the bedroom. No return calls, No return emails from Val or Rob about these issues. If there’s any event the streets are blocked off for miles, you have to haul your own luggage minimum 1 mile to the site from a taxi or uber. No bell men late, often no security guard. Strangers hanging out near elevator day and night. Finally got Rob on the phone after FOUR days and he simply DEFENDED HIMSELF and his INVOICES. Their sister Kim showed up once to fix the curtain but when she left it was STILL BROKEN. The phone was broken as well, no fixing that either. Rob defended his later UPCHARGE of the SELLING price advertised by saying “well it’s a holiday weekend" so he decided to change the rate! Then BE HONEST and LIST it as such! NO SUBSEQUENT EXHORBITANT BILLS when the town is already sold out! Get some REAL PHOTOS and TRUE descriptions of the room and view! LIARS! The front desk people (also two buildings over) refused to help me with any requests however simple. I give it one star for having a bed, bath & kitchen despite prior guest's cigarette butts and dirty dishes upon arrival. Of course they charged me a cleaning fee too!! ENTIRELY MISREPRESENTED details in listing. Gigantic invoices come your way just prior to your trip! For the actual money paid you can stay ELSEWHERE and feel Safe! Read the Homeaway New Zealand reviewers of this same property, you'll see similar experiences.

A FUIR!!!!! Ne convient pas aux familles

Nous avons passé 10 jours en famille dans le logement. Les points positifs : 1- la localisation très près de la plage Il n'y en a pas d'autre ... Les points négatifs : il y en a beaucoup !!! 1- le logement est situé au dessus d'un bar "LE PALACE" transformiste ou transexuelle très très festif avec des shows qui ne conviennent pas aux yeux de jeunes enfants . (Serveur torse nu en slip dansant sur les tables...) 2- la musique est très très forte de 11h du matin jusqu'à 2h du matin . 3- la piscine est très très sale . L'eau est très douteuse. Les gens qui vont dans le bar ont accès à la piscine.donc si vous voulez voir des couples de même sexe s'embrasser langoureusement devant des enfants cette piscine est faite pour vous . 4- il y a un DJ aussi au niveau de la piscine avec encore une fois la musique à fond . 5- le logement etait sale quand on est arrivé. Il n'y a pas de balai ou d'aspirateur pour faire le nettoyage donc je me demande comment le logement peut rester propre pendant votre séjour . 6- le propriétaire m'envoie un message 2 jours avant notre arrivée pour nous signaler qu'il peut avoir du bruit en bas du logement et qu'il ne procède à aucun remboursement si nous voulons changer. 7 - les serviettes de plage ne sont pas vraiment à disposition : il faut demander à l'accueil et laisser une caution chaque jour. 8- la baie vitrée ne ferme pas et la propriétaire nous indique qu'elle se décharge de toute responsabilité si quelque chose venait à manquer

LOUD!!!!!!!!!!!!!!!!!

So the first thing to know about this property is that the club/bar/restaurant (Palace) on the bottom floor of the building has music/people on microphones going until 2am. I can only describe it as having your windows shut while a parade goes by outside. The room literally shakes from the bass. Trying to sleep prior to 2am is difficult. The only warning of the noise was an email sent one week before(too late to cancel) which said "it could get noisy". When I talked to the owner during my stay about the noise he said "I don't know what you expected you must have never been to south beach before" The location: is right across from the beach. I can't imagine getting much closer. The room: Could use some upkeep. Furniture is worn and damaged in spots. Mold on ceiling. I talked to the owner about the mold he said "its not mold, its from running the AC 24/7 and it doesn't matter if we clean it off it comes right back" Overall the room is OK and the location is great but the noise is just too much. If you plan on being out until 2am this room is probably great for you. If not perhaps find something different. I just wish there has been more of a warning when I booked this

MOLD!!!!!

There was mold all over the ceiling, and behind both beds. There were smear marks where someone tried to clean it but just gave up. It was disgusting. I emailed the owners and no one ever responded. We had friends staying in the same place so we stayed in their room. We were only there for a short time before our cruise. We both developed cold like symptoms which was not fun.

Horrible stay, a safety hazard to the next people who stay.

Mold on top of the entire ceiling of our apartment. As well as a leaking vent in the bathroom above the toilet. We also had someone trying to get into our apartment on the first night who ended up sleeping in front of our door that night. The place in general was absolutely disgusting from top to button. I asked our second night if anyone is going to come into our place and clean. The man at the front desk said “ ever since covid we don’t clean anymore”. I don’t really care about how people view covid anymore but after dealing with 3 years of this craziness I would at least expect places to be clean. It smelled rotten and moldy near the dishwasher along sink area as well. I had to ask about 3-4 times for fresh towels as well clean the place myself on vacation. I tried to get a hold of property management and nothing happen as well. Again this isn’t something I like to do is write bad reviews on places but this is more of a safety hazard more then anything. Money is hard to come by now in days with paying for a place to stay for vacation and enjoy your time you would like to get your moneys worth. I would like to be contacted in any way possible to discuss the issues that went on.

Great Stay

Can't beat this location if you're looking for South Beach experience. The bars/Ocean Drive are loud even with the patio door closed, so be prepared for noise until around midnight. We went out until after then most nights so we really didn't care. Rooftop pool had a great vibe and great view. Place was overall clean and quaint- the bathroom outlet didn't work and some dishes did look like they weren't cleaned very well. Overall was still perfect for what we were looking for and would recommend.

Halloween in Miami

The room was really perfect for my stay but the refrigerator did not work. I wasn't prepared for the noise from Palace but that didn't phase me. It was a great visit to Miami. I will be back.

Maintenance of property

I was most insulted about the leaks in the ceiling. It feels extremely disgusting to be hit multiple times by nasty water coming from the ceiling. I told the front desk about the issue and it was never addressed. You can not use the toilet or the shower without water hitting you from the ceiling! It feels disgusting! Also the unit is rented as a one bedroom and it’s a studio. The refrigerator didn’t work, the microwave is old/dirty, and many of the plugs didn’t work. Overall I love the location especially for the beach but I was extremely disappointed by the upkeep of the property.

Hotel room in the center of it all!

Great location across the street from fabulous ocean park. Nightlife abundant but loud into the late night. Would have been helpful to know the hotel name so we could find it - had to drive by twice on very busy street. This unit was actually in another building 2 doors down. Room was well appointed but needed aesthetic maintenance. Air vents need cleaning and rug was rippling quite a bit, frosted glass doors needed cleaning or refrosting. Roof top pool on the main building was awesome! Be careful to check ALL the fees before hitting the book it button! The price is not necessarily what is shown on the search screen!!

Otimo apartamento

Apesar de ter tido problemas com chave/portao de entrada diversas vezes, o apartamento é ótimo. Rob&Val sempre muito atenciosos, piscina excelente, amplos banheiro, quarto e sala.
