  • Couldn't have been better!

    "If you like room to roam outside, viewing the most beautiful sunsets from a porch, room for kids to run in the yard and pick pecans, tucked away but in close proximity to all campus activities, a cozy comfortable cottage, an eclectic hat photo opportunity, with amazing hospitality to boot~~ then this is the place!!! We were 2 families coming to visit our children at Texas State and none of us wanted to leave at the end of our trip! We will certainly return! Pam is the best!!! The Sammons and Tharp Families"

  • Cute, Clean & Comfortable

    "This guest house is the perfect place to stay in San Marcos. It is walking distance to the town square, campus, Sewell Park and Bobcat Stadium. The guest house was extremely clean, bathroom felt new and updated and all furniture was new and comfortable. The separate living room space from the bedroom was nice to have as well. The best part is being just a few yards away from Palmers, the best restaurant in town. The stay came with a $30 gift card to the restaurant which we used for a wonderful Saturday brunch. The experience was much better than any hotel in town, we will definitely be back!"

  • A beautiful and relaxing spot on the San Marcos River!

    "The apartment was as pictured including a large open studio space with a small kitchenette and comfortable, clean bathroom. When you get there, look up. If you appreciate architecture and/or woodworking at all, you'll be stunned. We are a family of 2 adults and 2 children (12 and 7 years) and there was adequate space for the two twin inflatable beds we brought. Regarding the king bed, we've stayed in several vacation home rentals which have not had as comfortable a bed, but this has been an exception. Thank goodness, because after two full days of being in the water, sun, and having lots of fun...we were tired! We lived in San Marcos for many years and can say without a doubt that Jerry and Barbara have a gem of a home on a surprisingly secluded part of a very busy river. It is amazing that they are sharing it, because I can't imagine doing the same. The realities of living with a kitchenette, four people, and a narrow spiral staircase are the ONLY things to really plan out when booking your stay. We ate out once (Cafe on the Square is an old haunt with good breakfasts) and ordered Valentino's Pizza once (it's always been the BEST pizza in town and delivers)...the rest we cooked on the downstairs house grill and felt like we lived on the river, it was wonderful! The stairs were a bit scary to traverse with a full cooler and probably the only thing I would change in the property at all. They make a beautiful trellis for the blooming wine colored wisteria, though! Be mindful that they maintain a natural (but well kept) landscape. Expect to see many birds, waterfowl, bugs (outside, of course), and the orange cat, Henry. Admirable and infinitely curious, Barbara and Jerry enjoy observing their environment. Jerry and Barbara are also two of the kindest people we've met. They opened their vast yard and waterfront deck to us and our visiting friends, whom only visited for the afternoons. (We even got to use the kayaks!) Everyone had a memorable time and we plan on returning again as soon as possible! We certainly recommend this apartment to anyone wishing for a lovely time in a beautiful part of the San Marcos River. There are so many great things to say about this apartment and the Texas hospitality we were given, but you're just going to have to find out for yourself. Enjoy! We can recommend this property for people who love being outdoors (fishing, tubing, kayaking), photography, picnicking, or just being lazy and enjoying the waterfront."
