This tiny penthouse is not for you. Right in the heart of the town, it is a multi-level tower above the roof of an ancient building: dining room, kitchen, bathroom on the first floor, living area, and sleeping area upstairs. Romantic & cozy, is suitable for international travelers than for seniors and children. The stairs you have to climb are well repaid by breathtaking views. 200 meters off the main square and 100 meters off Franciscan.

If you are looking for an "ordinary" house, this is not for you! It is a multi-level, two-and-a-half terrace, consisting of entrance / dining room, kitchen, bathroom downstairs and living area, wardrobe and sleeping area upstairs. More suitable for international travelers than for seniors and children, it is super romantic and welcoming with a breathtaking view of Ghirlandina. 200 meters from the Duomo and 100 from Osteria Francescana.

This is such a special little spot in Modena! Centrally located, well appointed, and with stunning views. It's the perfect place to stay while experiencing the city, and Luca could not have been nicer or more accommodating.

Loved it! It’s a unique apartment with a lot of character and charm. The views of the city are just amazing. Located right in the historic center of Modena, just at footsteps from great restaurants, the duomo and the Mercato Albinelli. Luca was a great host, very kind and attentive.

Luca is the best property manager. Very friendly and attentive. The tower has a wonderful view and the location was perfect for anything in the city center. I would stay here again, for sure!

Amazing and Unique

Luca is a great communicator and was generous with his time to share recommended locations for food & drink. He met us at the property for check in to give an introductory tour of the property and was very fast to reply to questions during our stay. The property has an incredible three-sided view over Modena! Taking the multiple flights of stairs up to the property is worth it for a unique experience and quiet escape in the city.

great location - not great amenities

The property is in great location in the center of Modena. Luca explained everything about the property at check in. Down sides include very low ceiling where the bed is located with steep stairs down from its loft. Low ceiling in bathroom. Terrible towels - stiff and gray. They need to get some fluffy new towels.

Great location!

Pros: great location, comfy bed, quirky three story tower apt with washer. The views are great from the upper level. Cons: LOTS of stairs! This is a 4th floor walk up ( no elevator) and two more flights of stairs in the interior. Very low ceiling in bathroom and bed loft- not a great fit for a tall person.

We loved our stay in Modena at Luca’s beautiful property. Luca was an amazing host, and helped us out with our touring. He made great recommendations and even got us a bottle of local wine. The apartment itself was also amazing. The top floor sits above all the rooftops in the area which gave a fantastic view of Modena. Location to public transit and restaurants was great as well. We would definitely return!
