Five bedrooms, five and one-half baths, and family room with sleeper sofa. Sleeps 12 comfortably.

Completed in 2001, this residence is built on a half acre lot in Sunbeam Estates, one of Breckenridge’s most exclusive and quietest neighborhoods. Breckenridge is located in Summit County and is close to Vail, Copper Mountain, and Keystone ski areas.

The house is secluded, yet located right in the town limits. Our home is an eight minute walk from Main Street shopping and dining, five minute walk to the town park and public tennis courts, a two minute walk to the town's indoor/outdoor ice skating rink and a two minute walk to the town ski shuttle, which stops at all major lifts. The great room windows and master bedroom window have full view of the ski area.

This home has log-accented, vaulted ceilings and is built on three levels with radiant-heated floors. All five bedrooms are furnished with their own private bathroom, cable TV/DVD, and telephone. Three bedrooms have their own private deck. The top level includes the master bedroom (queen-size bed), private deck, and bathroom outfitted with granite counter, jetted tub, and steam room/shower.

The main level includes two separate bedrooms/baths (queen-size beds) each with private deck, laundry room (washer/dryer), and a great room which has a stone fireplace, 32-inch TV, DVD, and stereo entertainment center. The kitchen is equipped with Sub-Zero refrigerator, two Dacor ovens, breakfast counter, hot-water dispenser, dishwasher, and kitchen appliances. There is seating for ten at the dining room table and four people at the breakfast bar. The outdoor deck off of kitchen on main level has Broil Master gas barbecue grill.

The lower level is a garden-level floor with lots of light, and contains two separate bedrooms/baths (each bedroom is fitted with two twin beds;one bed has extra trundle pull-out, so three can sleep in room.) The family room has a DVD,TV/VCR and sleeper/sofa, mudroom, and heated two-car garage. The sliding patio door opens to a Hot Spring brand, hot tub which seats six adults. ABSOLUTELY, NO PETS OR SMOKING ALLOWED.

NOTE: We request a minimum stay of five nights during summer/ski season and five nights during Christmas/New Year's. Taxes are included. Fifty percent fee is due at time of reservation; remainder is due 45 days prior to arrival with additional refundable security deposit. Weekly rates include 10% discount.

All linens and towels are provided. A one-time additional cleaning fee of $150 applies to all rentals. Interim maid service is available and OPTIONAL at a cost of $100 per cleaning.

If you are looking to spend time in Breckenridge, Colorado for your next vacation getaway, then look no further. The owners of this property really took the time to meet their guests’ needs and went above and beyond with a special touch to make your stay the best that it can be. This beautiful, custom-built log home exceeded my bear expectations. I loved the beautiful detailed tile work throughout the home, the spacious bathrooms, high class décor & furnishings. The nicely equipped kitchen had everything you would need to make a gourmet meal and the dining room table was large enough to seat all my bear friends. The large custom windows allowed us to enjoy the surrounding Rocky Mountain beauty. You can sit and ponder the splendor in front of you while relaxing on one of the many decks. Every room provided peace & the feel that you are in the comfort of your own home. The radiant floor heating, on all 3 levels kept my chilly paws oh so warm. This home also features a heated garage to house all your ski gear, and a mud-room with cubbies for your outdoor equipment. The owners took the time to provide information on the surrounding area restaurants, shops and entertainment. If you are looking to spend more time out, than in (although once you see this home, you won’t want to leave) Breckenridge has endless activity opportunities such as skiing/snowboarding, shopping, hot air balloon rides, fly-fishing, hiking, biking and my favorite, eating! Great ski house with lots of room & amenities for a big group.

Excellent mountain home within a short walk to the Breckenridge free shuttle. High end post & beam construction is very well suited to this mountain location. Each of the five bedrooms having private baths is a real plus for a large group. Even though it's a short distance from the hustle & bustle of Main St. the location is very private. The owners were very flexible and easy to work with. The house is excellently maintained and everything was in good working order. If you have a large group this is the place to stay in Breckenridge.

Breck is a Nice Break From the Heat

Our family (including 5 adult children) had a wonderful summer vacation July 23-30, 2016, at this lovely home at 91 Sunbeam in Breckenridge! The weather in the summer there is perfect and a refreshing break from the brutal heat of a Texas summer. And the Frumess' home is a special retreat with every amenity you need, tons of space, and close to quaint downtown Breckenridge. We found the home to be even nicer than the pictures or descriptions. It was very clean and well-maintained, and the manager made sure we knew he was available for anything we needed. The directions and information the owner provided before arrival were very helpful. The comfort and beauty of this home made our vacation even more special.

With 7 adults in the house, it was great to have so much room to spread out--5 bedrooms, each with its own bath. We enjoyed the hot tub each evening, along with the spacious deck, and gas grill. The kitchen (with brand new granite countertops) is well stocked and equipped with nice appliances and a large bar for the family to gather around. The fireplace warmed us up on chilly mornings and abundant windows opened to provide pleasant breezes in the late afternoons. The house is close enough to downtown to walk to the many excellent restaurants and shops, eliminating the need for driving and parking, or riding the free shuttle that stops nearby.

It was a great place to reconnect with family and relax after a day of hiking a 14'er (Quandary Peak) or rafting through Brown Canyon (Professional Tours) or driving to Red Rocks Amphitheatre for an outdoor concert or strolling through the delightful downtown to shop, eat or relax by the Blue River and people-watch. Favorite restaurants were Motherload, Blue River, Eric's, Blue Moose, The Lost Cajun, Mary's Mountain Cookies, and Dredge. The Crepe A La Cart is a great way to end the day before relaxing with a movie in the downstairs TV room, reading a book, working a jigsaw puzzle or gazing at the stars from the deck.

We will certainly return to this lovely home and encourage you to plan your family vacation here--just make sure to leave a week open for us!

Great ski vacation

We were a group of 5 women and we loved the house. We are a little spoiled and we loved that we each had our own bedroom and bathroom. The house was very large but very inviting, and very clean. It can easily accommodate a much larger group with no problem. The owner provided lots of good information about the house and the town. It was an easy walk to town, or an even easier walk to the bus stop, and it didn't take long to figure out the bus schedule/routes. The view of the mountain from the back of the house was wonderful. We had a problem with the hot tub (apparently the prior occupants did not use it properly) and we were unable to use it during our stay, but the property manager did try to remedy the situation. They were very responsive to any questions. I would highly recommend this property.

Great house for 3 families!

We stayed here for a week with 3 families, for a total of 6 adults and 6 kids (ages 2-6). The house was fantastic! The basement bedrooms worked well for the kids, with the adults on the main and upper floors. The house was beautiful, large, and well-maintained. It was obviously well-planned when it was built, as we found it very functional.

It was not the easiest walk back from town with young children (uphill), but it was doable. We ended up taking the van with the ski stuff and parking at the Village to ski most days. We did take the shuttle one day as well. It was a short walk to Carter Park for sledding, and there were available sleds at the house. The hot tub was great, and we enjoyed it most days.

There were few small annoyances (not many towels, small TV in the main living room), but they were few and far between.

We would highly recommend this house!

lovely vacation home

The vacation home is lovely, with all the amenities in the kitchen, bedroom and bath (a glorious steam shower in the master bath) and a bathroom for each bedroom. The house is truly spacious, including each bedroom and the kitchen and living areas, and has wonderful views. It sits in a really nice neighborhood and one can easily walk 10 minutes into town (uphill coming back!) and drive 10 minutes to lots of great hikes and a few minutes to the awesome rec center. It is not a particularly toddler-friendly house because of the 3-levels and stairs but the owner made sure we knew about this and our family of 11 managed with rented baby gates, etc. While one might get by without a car and take nearby shuttles to ski, we used our cars to go to the grocery, dinner, rec center, hikes, and general exploring to Frisco and Dillon. The owner and property manager were both so helpful and easy to work with.

Fabulous stay!

Fantastic house for a ski trip! Comfortable, plenty of room, great view of the Breck slopes from the living room. Easy walk to the Breck shuttle and downtown. Property manager is very responsive and helpful. Owner was very flexible with a requested unexpected extension. Highly recommend, and look forward to our next trip to Summit County!
