Located in the rural village of Little Massingham, the Owl House is a beautiful brick and flint barn in the heart of rural paradise, surrounded by a herd of doe-eyed, hand-fed breeding deer. Step over the courtyard for a dip in the ten-metre indoor, temperature-controlled swimming pool with beautiful modular ceiling with fibre optic lights and a separate changing area, WC and shower. There is also the option of a sauna, a round of tennis on the tarmac court or a game of pétanque.
Dominated by a magnificent open-plan living space and a huge handmade 16ft table with an impressively imposing chandelier made with shed antlers, it has a double vaulted ceiling with exposed Canadian spruce timbers which will catch your breath! Beautiful Indian stone flooring will keep you cool in the summer months, under floor heating will warm you at cooler times and the wood burning stove ensures it is cosy for the winter, making this hideaway an all-year-round retreat, perfect for families and groups of friends.
Every care has been taken to build an authentic and characterful residence with all the mod-cons to make your stay luxurious and comfortable. A bespoke staircase takes you up into a lovely loft room, with a super king bed and a walk-through to a double ended slipper bath, twin basins and a deluxe shower. Velux windows provide a view over the courtyard with its centre-piece fountain. It's only a short walk to the local gastro-pub, The Dabbling Duck, in Great Massingham too!
All three of the Hill Farm Massingham barns properties can be booked individually, as a combination of two of the barns or altogether to sleep 31 people. Fallow Folly (sleeps 7) and The Owl House (sleeps 10) are interlinked internally, while access to Red Stag Lodge (sleeps 14) is via outside. The Owl House is the most spacious of the properties, and is thought of as the “entertainment capital” if you occupy all three.
Additional Information: Two well-behaved dogs welcome (small additional charge). Dogs must be on leads at all times, as deer roam around the entire property. Pool and sauna is a shared facility open all year round. Each property is given allocated times of use. You will be asked to sign a Declaration/ Disclaimer with the owners, on arrival, for use of the pool and sauna, being around the lake, and other general rules in the parkland relating to the wildlife. This property has a private water supply. Travel cot and high chair available on request. Please bring your own linen for the travel cot. There is external CCTV via Ring Doorbell at this property for security.

The barn was lovely, the pool was amazing and we had a really restful stay. The host was very friendly without being intrusive and left generous supplies and a welcome basket. The children in particular had a wonderful time staying in the bunk bed room. Would highly recommend and we would definitely rebook again.

Bedroom three The Dorm with funky chalet-style, built-in bunk complex which can either be taken with two super-king beds and two single top bunks, or as six single beds. Super-king zip and link beds plus two single top bunks can be made up as six single beds, or any combination - please specify at time of booking. En-suite shower room With luxury walk-in shower, wash basin, WC and heated hand rail.
First Floor:
Master bedroom With super-king bed and zip and link Vi sprung mattress. En-suite bathroom With slipper bath, walk-in shower, WC, twin wash basins and heated towel rail.
Outside:
Enclosed communal courtyard with garden furniture and charcoal barbecue. Tarmac tennis and petanque courts, rackets and balls not provided. Swimming pool, with LED colour-changing lights and sauna. These facilities are shared with other guests, but to be used privately. The swimming pool has allocated slots every day and a couple of evenings a week for each property. Tennis court slots can be booked any time through the booking system when you arrive. The barns are accessed off Rudham Road, out of Great Massingham, where you will sweep up a long drive, over a deer grid and into the park. There is secure, floodlit parking in the second courtyard next to the barns. There is an airfield at the end of the drive, with a helicopter landing pad. The Owl House and the owners private home are both located within the same grounds.
