Escape to the tranquil surroundings of Gozo at our ultra-modern ground floor apartment with unobstructed views of the world-renowned Ramla Beach and natural valleys beyond. Guests enjoy the private use of the incredible glass edge terrace with an all-year-round hot tub and outdoor dining area. The designer interior comes equipped with a full kitchen, dishwasher, A/C throughout, 4K Smart TV and WiFi. The premium location is just a 2-minute drive from Ramla Beach and the bustling Xaghra square.

ABOUT THE SPACE
Our Ramla view apartment is the perfect base for a tranquil weekend break or a relaxing family holiday. Spend your days enjoying the spectacular views from the terrace, soaking up the Mediterranean sun in the hot tub or large communal pool and dining al-fresco in the long summer evenings. Situated in a peaceful street just minutes away from the famous sandy Ramla beach and the bustling restaurants & bars of Xaghra town square, you'll be in the heart of a favourite getaway spot for locals!

From the moment you step inside our modern ground floor apartment, it welcomes you with a completely open plan living and dining area, premium facilities throughout and a fully equipped kitchen giving that real "home away from home" feeling!

The apartment is perfectly sized and equipped to accommodate a group of friends or a family of 6 persons in complete comfort for any length of stay. There are three bedrooms with a total of 4 beds over 2-double bedrooms (queen-sized) and 1-twin bedroom. You will find a family bathroom complete with a bathtub and an en-suite bathroom equipped with a large shower accessed through one of the double bedrooms. Our space can comfortably sleep 6-adults and a baby cot/crib can be provided upon request. All bedrooms and the living area come equipped with dual air-conditioning (cool or heat), so you can be sure of a good nights sleep in any weather.

The kitchen has everything you need to prepare meals including a full oven & gas stove, fridge, freezer, dishwasher, microwave, toaster, pots & pans, dishes, Dolce Gusto coffee maker and all the essential cooking utensils. Guests can relax and dine in the bright living/dining area as well as enjoy dining outdoors on the terrace which comes equipped with a gas BBQ and cooking utensils.

The living area has stunning sea and country views through the large sliding doors and features a 43" 4K Smart TV (with Netflix/Prime Video/Youtube/Chromecast) and a super comfortable sofa. Fast WiFi (250mbps) is available in all areas of the apartment and terrace. You may also connect laptops or other devices to the TV via HDMI cable.

The terrace features a powerful hot tub/jacuzzi which has space for up to 4 adults and enjoys amazing views directly over Ramla Beach. It also has a special UVC and Ozone disinfection system to ensure the water is completely sanitized. It is available all year round and can be heated during the colder months.

In the outdoor area, guests will have private use of all the following features and equipment:

- Hot tub/Jacuzzi with capacity for 4 adults. (with optional heating)
- Terrace with glass edge and unobstructed views.
- Dining table and chairs for 6-persons.
- Large sun parasol which can be rotated.
- Gas BBQ with cooking utensils.
- Full outdoor lighting.

There is also a large communal pool, complete with professionally landscaped tropical grounds, directly in the complex which can be used by guests of the apartment. The communal pool is available from 08:00 - 20:00. Please note that the outdoor communal pool is seasonal and is managed by the complex administration.

GUEST ACCESS
You will have completely private use of this 3-bedroom ground-floor apartment and all of its terrace areas/facilities. You will NOT share any parts of the apartment, hot tub or outdoor spaces with anyone outside your group. The property is accessed from a private entrance in an upmarket complex.

The communal pool is accessible for guests and shares access with other residents of the complex.

LOCATION
Our apartment enjoys a premium location on the edge of a valley directly overlooking the Ramla beach, the Mediterranean sea and natural fields. Situated at the end of a quiet street in the picturesque Gozo town of Xaghra, steeped in history and set among traditional houses and real locals. It's just a 2-minute drive to the red sandy beach of Ramla and a 3-minute drive to the square where you can find numerous cafes, restaurants & bars teeming with energy and life. All the essential amenities such as supermarkets, a pharmacy, ATM and public transport can be found around the square. There is a bus stop directly outside the apartment that can take you to Ramla Bay, Victoria or the ferry terminal. Enjoy a unique mix of sunny Mediterranean tranquillity and bustling village life. The renowned neolithic temples of Ġgantija can be reached with a relaxed 15-minute stroll through the old streets.

Public transport in Gozo is an economical and efficient way of getting around, almost all areas of the island are accessible by bus. The nearest bus stop from the house is called "Kommittiva" which is served regularly by the 307 and 322 bus to/from the capital Victoria and the ferry terminal (via Ramla Beach). You can also catch the big red "Hop On - Hop Off" buses from the dedicated stop outside the Ġgantija temples which are a 15-minute walk from the apartment. There is 1 underground private parking space included with the apartment and there is usually some free street parking available outside, so parking a hire car should never be a problem.

OTHER THINGS TO NOTE
We wish to make guests aware that this apartment is located inside a brand new upmarket complex that still has some minor ongoing work taking place. Whilst all major construction has been completed already and most apartments are ready and occupied there are still some neighbouring apartments that are being finished by their owners, so you may occasionally experience some noise being generated by this building work. If you are particularly sensitive to this kind of noise then I do recommend choosing a different property from our portfolio.

Due to the rules of the complex administration, unfortunately, we must enforce a strict no pets policy at this apartment. As a company of pet owners and lovers, we do regret to enforce this policy but we are responsible for ensuring our guests do follow the rules of the complex and can be issued with fines for not complying. Questo appartamento si trova a Xaghra e vanta una posizione strategica vicino alla spiaggia. Per gli amanti delle attività, una tappa fondamentale è indubbiamente Terminal dei traghetti di Gozo. A livello naturalistico, invece, spiccano Spiaggia di Ramla Bay e Laguna Blu. Anche Giardini di Villa Rundle e Museo Marittimo Kelinu Grima meritano una visita. Luxury price tag minus the service

The apartment is spacious and well located but in need of minor repairs. Blocked sinks and stained hallway walls as examples. The owner is responsive on email but all issues seem to come down to the pool man to remedy - even a request for clean sheets, as we were staying for almost 2 weeks was handled by the pool guy dropping the sheets off and leaving us to it. There is no option of service. The pool is great, the underground parking is tight and tbh you don't need it. The hot tub is nice. For the price tag a weekly service and clean of the apartment would not be too much to expect.
