Property for exclusive use
Farmhouse with exclusive swimming pool with 9 separate apartments, for up to 18 persons in 9 double bedrooms and 9 bathrooms. The property features a spacious living room with dining area, kitchen, a small living room and a small bathroom; outdoors there is a large, entirely fenced-off garden, a stonework gazebo with a wooden table and benches for outdoor meals, a stonework barbecue. The property has ceiling fans, heating, wifi, a baby bed, a highchair and parking within the property.
Outdoors and Swimming pool
The farmhouse is on a hillside and boasts a great view of the surrounding green hills. The house is surrounded by a large (10,000 sq.m.) garden which is very well kept and filled with cotto vases, flowers, bushes and trees. The garden is completely enclosed with bushes and a metal fence. Guests will also find 10 hectares of open fields (not fenced) where they can take walks and admire the organic olive grove which produces extra-virgin olive oil, and a vineyard for making vin santo. Next to the farmhouse in a panoramic position, there is a beautiful stonework gazebo, furnished for outdoor meals with a table and wooden chairs, a stonework barbecue and a cold water sink. Behind the house and slightly higher up there is the inground swimming pool in the lawn, 4 metres by 12 with a depth of 1.4m. The paved bathing area surrounds the pool, with 18 sunbeds, 3 large beach umbrellas and an outdoor shower with hot water. The ping-pong table completes the outdoor area, which is all well-kept. The property is accessible via two gates which lead to the private parking.
Interior
The whole farmhouse (400 sq. m.) is made up of 9 separate studio units on two floors. It has been restored with care, maintaining traditional Umbrian aspects, and guests will find typical rustic furniture which creates a warm, welcoming atmosphere complete with every comfort.
On the ground floor, the entrance leads to the main area of the farmhouse, with a small living room with sofas, a dining room with several tables for the whole group of guests and a wood-burning stove, a well-equipped kitchen, with a ceiling fan and outdoor access, a guest bathroom with easy access for the disabled, and a washing machine.
There are two studios on the right of this main area and one on the left with a separate entrance. Next to the hall, an indoor staircase leads up to the first floor with a living room/hall: in front there is a studio, and on each side there is a door leading to a terrace, one with three studios and the other with two.
Each studio has a cooking corner with a sink, a small fridge, glasses and cups, a double bedroom (with separable bed) and ceiling beams, a small bathroom with shower. The two owners of the property live in a separate part of the farmhouse on the ground floor, who are available for all the guests’ needs and who will clean the property in the agreed times.
Location
The farmhouse is in a quiet, calm area in the hills in the high part of the Tiber valley, close to Città di Castello, and is just a few kilometres away from sites of historic interest. The property boasts a great view and is the perfect starting point for relaxing walks. This property is a unique offer, perfect for groups of friends who want to spend their holidays together whilst maintaining their own privacy.
