Guests will also find a completely fenced garden, an inground swimming pool with hydromassage and salt-purified water, a spacious gazebo with a table and chairs for outdoor meals. The property features a large living room with a dining area on the ground floor and a beautiful industrial kitchen, a billiards room, a table for 6 persons and a small living room, wifi, a baby bed, a high chair, a safe in every apartment, mosquito screens in all the windows, and parking within the property.

Outdoors and swimming pool
The house boasts a beautiful 3000 sq m garden full of flowers and trees, such as a beautiful pomegranate tree. The garden is completely fenced-off with an electric gate and metal fence. There is a large, furnished gazebo for outdoor dinners with easy access from the kitchen and from the dining room. Next to the gazebo guests will find the inground swimming pool, 12 metres by 6 with a depth of 1.4m, with a hydromassage area inside the pool, complete with sunbeds and an outdoor shower, a portable barbecue, and a ping-pong table. The villa is in typical rustic Umbrian style and is complete with every kind of commodity. There is a large living room on the ground floor with fireplace, satellite TV, a dining area for up to 12 persons and an industrial kitchen (the oven cannot be used). On the same floor guests will find three apartments, made up of three living rooms with satellite TV, a dining area and cooking corner (no dishwasher), 2 double bedrooms each with a private bathroom with shower, one double bedroom (with separable beds) with 2 bathrooms with shower, one of which is suitable for the disabled guests. On the first floor there are 3 more apartments, with 3 living rooms with satellite TV, dining area and cooking corner (no dishwasher), 2 double bedrooms each with their own private bathroom with shower, 1 double bedroom, 1 bathroom with shower and 1 single bedroom (suitable for children). From the large living room on the ground floor, going down a staircase, guests will find a billiard room with fireplace, a table for 6 people and a small living room. The laundry room is located near the apartments (washing machine, iron and ironing board).

Location
Villa delle Rose is in the centre of Magione, one of the main hamlets on the south side of Lake Trasimeno, the largest lake in central Italy, and features many equipped beaches.

The villa has wifi, satellite TV, a baby bed, a high chair, air conditioning in the entire property, a safe in each apartment, mosquito screens at the windows, a hairdryer and complimentary toiletries in each bathroom.

The price includes bathroom, bedroom and kitchen linen (changed weekly), internet, water, gas (heating not included), a high chair and a baby bed. Upon request and to be paid for at the property are hired help, a cook and cookery courses.

Important information
Swimming pool available from May 1st to September 30th. The regional trains pass by at 100 metres from the property, 4 times a day.Activities and distances
Magione sul Trasimeno is on a small headland by the lake which gives it its name, and is surrounded by green hills between Umbria and Tuscany. Originally a fishing town, its combination of nature, art and folklore make it a rich and unique town. The Magione lakeside offers many activities, and you can also go hiking in the surrounding hills and admire Lake Trasimeno in all its glory. There are many boats for visiting the lake’s islands, and Magione also offers many free wine tastings of the “Strada del vino Colli del Trasimeno” wines, and cellar visits with the “Trasimeno Wine-Tour”
We also suggest visiting Castiglione del Lago, one of Italy’s most beautiful hamlets, Tuoro sul Trasimeno, Passignano sul Trasimeno, Umbertide and Lisciano Niccone.
