Look no further if you are looking for an ideal base from which you can visit everything Edinburgh has to offer. Walk down the traditional stone steps to the courtyard then step inside and you will find yourself in the elegant hallway. In the spacious south-facing sitting room rays of natural light come through twin sash-and-case windows to provide a stunning and homey setting, with comfortable sofa and a dining table that can extend out from 4 to 6 seats. The connected kitchen features an island with three seats and handy plug sockets. French doors open into a fully enclosed rear garden space with small wildlife pond. The area is quiet and family friendly. Once you are ready to rest and relax, make your way to three comfortable bedrooms designed to offer all the rest needed after an unforgettable day of Edinburgh sightseeing. Finally, you'll be able to unwind in the attractive bespoke concrete hot tub. 



★LOCATION★ 



This Stockbridge location is enviable- the wide road has no through traffic, yet within a few minutes walk to the restaurants, cafes and bakeries of Stockbridge. The local co-op convenience store is just around the corner, luckily next to Fortitude coffee who incidentally make the best coffee in Edinburgh in our opinion! Wide quiet street perfect for taxis and uber, the area also has a great bus service including directly up to Princes Street and Old Town (if you don't fancy the 15-20 minute walk through one of the prettiest city centres in the world!). When we lived in the flat we'd often get a short Taxi out to the festival or old town if we were in a hurry, but nearly always walk home as the down-hill stroll is just beautiful. Note- This is a prime central location suitable for walking, taxis and buses- there are pay bays but no easy way to park for longer periods of time. However the permit parking bays and single-yellow-lines are FREE to park after 5.30pm and all weekend. So if you're hiring a car this can be handy. - Room Contents in-Depth!

The bespoke concrete effect Hot Tub with seats is accessed via the master bedroom (which has own separate toilet and shower), with powerful adjustable jet streams - it is a super relaxing experience. The jet nozzles are removable and cleaned thoroughly after each booking. Two adults at a time recommended but can accommodate up to 4. ★ Utility ★



The centre hallway has a hidden wall utility area with washer and separate dryer and ceiling pulley drying maid - all discreetly hidden behind bespoke fold out green wooden doors. The entire flat is for the exclusive use of the guest, including private front courtyard (with seating) and small rear garden.



Our house is exclusively yours, without interruption for the duration of your stay, so relax, unwind, and make yourself at home. We live locally and will be accessible 24/7 for our guests via phone, text, or the Airbnb app. Expect a quick and prompt response. We give our guests space but are available for every inquiry. From gastropubs and artisan coffee shops to gift shops and a wonderful friendly village atmosphere set in leafy surroundings with nearby river walks, the wonderful area of Stockbridge is a firm favourite. The popular Stockbridge market is on every Sunday 8-4 with the best street food and stalls teaming with baked, organic and fresh produce as well as hand crafts. Stockbridge has established itself as a favourite hangout for artists, poets, writers and musicians, whose presence helped to shape the village's Bohemian culture that still survives today.

This could not have been a more perfect setting for our holiday in Edinburgh. Set located in Stockbridge neighborhood with the most bespoke & popular French bakery on the corner. The bedrooms are all well appointed and very comfortable. Within a day we felt as if this was our home away from home. The flat easily accommodated our party of six, with a few home-cooked meals and leisurely evenings, celebrating family and a Graduation. The flat is well positioned to have morning light on the back patio and then the front patio is bathed in sunlight all day. We were fortunate to have more sunny days than cloudy for our 14 day stay.The steam sauna was unexpected and came in handy on a few occasions. The water was hot all the time. The washer and dryer performed handsomely, and the en suite bathrooms provided acoustic privacy for many a good nights sleep.
