Wonderful 90 sqm apartment on two floors, in an independent building perfect for 4 people, with internal stairs.

The accommodation is located in Borgo a Mozzano, a picturesque village immersed in the Tuscan landscape, just 28 minutes by car from Lucca with its tourist attractions.

The accommodation consists of a living room, a fully equipped kitchen, two double bedrooms, a bathroom, a storage room and a shared covered outdoor patio with a dining area.

The apartment is located in Via San Rocco 2, in Borgo a Mozzano. The 90 sqm apartment with private entrance is divided on two floors of a villa.

The internal space is organized as follows:

> GROUND FLOOR:

- LIVING ROOM with sofa, smart TV, fireplace (not usable), and access to the outdoor patio;

- FULL KITCHEN with gas hob, dining table and chairs, fridge, freezer, moka, dishwasher, kettle, electric oven, microwave oven, toaster, kitchen utensils and wine glasses;

- STORAGE ROOM with washing machine;

- SHARED OUTDOOR PATIO with a fixed cover awning and dining area equipped with dining table and chairs.

> UPPER FLOOR (accessible with internal stairs):

- BEDROOM I with double bed, wardrobe, chest of drawers;

- BEDROOM II with double bed, smart TV, wardrobe and chest of drawers;

- BATHROOM I with shower cubicle, sink, bidet and WC.

FURTHER SERVICES AVAILABLE TO GUESTS: unlimited wifi, independent heating with gas boiler, split A/C (ONLY on the upper floor), two pedestal fans, mosquito nets, hairdryer, drying rack, iron and ironing board.

ATTENTION:

- Wood oven in the kitchen NOT available;

- Shared patio;

- The fireplace in the living room is NOT usable;

- Internal step between the kitchen and the living room;

- Internal stairs to reach the upper floor (sleeping area);

- Quiet hours: 22.00-8.00.

The apartment is for the exclusive use of our guests and won't be shared with the host or other tenants.

A member of our Team Lucca will contact you a few days before your arrival to organize your check-in.

To ensure the security of your personal data, 7 days before your arrival you will receive instructions to register your documents via our Guest Portal and pay the Tourist Tax due to the Municipality of Viareggio (€ 2.50 per person per night of stay for a maximum of 10 nights; people under 18 are exempt from paying the tourist tax).

Switching on and off air conditioning and heating is subject to compliance with current Italian legislation (DPR 16/04/2013 n.74, DM 6/10/2022 n.383).

Summer: the average air temperature must not get below 26°C (78,8 °F) for all kinds of buildings.

Winter: the weighted average of the air temperatures must not exceed 19°C (66,2 °F). Time and period of operation depend on the climatic zone defined by the standard.

Lucca Climatic Zone D: 11 hours a day from November 8th to April 7th.

Please note that check-ins after the indicated time must be agreed directly with the structure and will take place in self check-in mode via a keybox on site (with a combination that will be provided after booking).
