4 elegant bedrooms: 3 on the 1st floor with garden view and 1 has also lake view + 1 on the ground floor, a bit little but cozy with independent entrance from the lodge (recommended to people with reduced mobility, where it will be necessary to take just three steps to reach it)

Each bedroom is equipped with Air Conditioning.

A private salted water swimming pool 12mt. x 6mt. - opened from the end of April until the beginning of October (depending by weather) - A wooden made fitness room with a Sauna perfect for two

The location is fantastic with organic lawns, organic olive trees and a beautiful view of Lake Trasimeno. The main property can be booked for up to 8 people (plus 2 children), consisting of 4 double bedrooms and 4 bathrooms. An additional 2 adults can be added to this by also booking the adjacent Cottage, located on the same property.

Nestled in the woods about 4km from the town, our property boasts total privacy, in a fantastic nature area where you can enjoy excellent oxygen and be away from smog and local traffic.

An old loggia shaded by a beautiful linden tree where you can have a cool lunch in summer and then rest on the deck chairs on the lawn under the branches of the large tree with a continuous light cool breeze! An enchanting terrace overlooking the lake valley of over 20sq.m. covered by a pergola of American vine and beautiful wisteria, where you can enjoy lunches, aperitifs and romantic candlelight dinners.
In winter there are heaters throughout the house.

About 10 minutes drive from Passignano sul Trasimeno, where you can find supermarkets, restaurants, bars, banks, gas station. Each bedroom is equipped with air conditioning (both cold and hot), as well as there is independent heating throughout the house. We also provide Extra services for our guests: cooking classes, Italian chef on request who can prepare breakfasts, lunches and dinners for you, as well as daily cleaning and mid-week linen change, only on request. There is a small wooden house with a mini fitness room and sauna for two.

The kitchen is very large and fully equipped with every convenience for cooking, 12-cup American coffee maker, mocha, kettle, pots, dishes, dishes, dishwasher and more. One of the four double rooms is on the ground floor with a bathroom, the other rooms are on the second floor, where there is also another small living room with a library stocked with English books and DVDs, as well as a small children's area with various games and colors for drawing. One of the four rooms can have separate beds upon request, plus it is possible to add up to two cribs and if necessary a single bed in one of the rooms. The main living room is about 90sq.m. in size and is very cool due to the large walls about 1.5 meters wide that keep the temperature inside. There are also three large sofas plus two armchairs, as well as a fireplace and a bookcase. There are also large ceiling fans in both the living room and kitchen. Large BBQ area, ping pong table, trampoline, hammock. You can enjoy relaxing vacation and sleep in a large quiet area in the forest.

Hair dryers provided in each of the 4 bathrooms. Each room has 4 pillows and the beds are very comfortable.
