3 Bedroom Spacious Modern Villa with Private Pool, Walking Distance to 2 Beaches!
Located down a private drive large enough for 3 cars, the villa has a private, fully walled and gated property. Enter the villa to find a modernly equipped kitchen with a breakfast bar for easy morning eating. For a family meal, enjoy eating in the air-conditioned dining area or just outside through the sliding door, both complete with tables for 6. Adjacent find the living room with plenty of room to lounge, and a large 55 inch television.
Upstairs, find the sleeping areas. The large primary bedroom has a 160 cm queen-size bed, an en-suite bathroom with a shower, and a balcony looking towards the sea. The second bedroom has a 140 cm wide double bed with a private balcony also looking towards the sea, while the 3rd bedroom has two single beds and a private balcony looking south-west towards the sunset. All bedrooms are equipped with air conditioners and aluminium shutters that keep out heat and light. On the bedroom landing is also a shared family bathroom with a large shower.
Outside is the large, private pool with an outdoor shower, facing an undeveloped plot for more privacy. In addition to the outdoor dining area, there are two different lounge areas on either side of the house, so you can choose if you prefer sun or shade. Only 400 m north is Malama beach, a naturally beautiful beach with a beach restaurant, water sports, and crystalline waters. Just 500 m east is the picturesque Ayia Triada beach, which has a large sandy beach and shallow waters, perfect for children, as well as a traditional fish harbour and church.

A cozy neighbourhood to enjoy the best Cyprus has to offer
The villa is located in the year-round tourist area of Kapparis, in a private neighbourhood away from the main road. It is perfectly located to access everything you need within walking distance, with a grocery store only a 6-minute walk and a bakery only 10 minutes’ walk. A seasonal fruit market with great prices is only an 8-minute walk, on the way to Ayia Triada beach, and there are many top-quality restaurants and cafes only a 10 to 20 minute walk away.
The closest beach, Malama, is an easy 6-minute walk to the north, and Ayia Triada is about a 12-minute walk. Both are Blue Flag beaches and have showers, bathrooms, changing areas, and other attractions for the family. The east coast of Cyprus is packed with beaches, and there are 7 within a 2 km radius of the villa and many more as you venture south to Protaras. Buses and taxis are readily available on the main road, only a 5-minute walk away, and there are both car and bicycle rental options on the main road of Kapparis.
The villa is located in the greater Protaras area, and the main Protaras road is less than 5 km to the south. There you will find many acclaimed restaurants, shopping, and beaches, including famous Fig Tree Bay, which is included in most lists of the top 10 beaches of Europe. South of Protaras is the Cape Greco nature area, which has many beautiful hikes, lagoons, and green areas. Just 3 km west of the villa is Paralimni, the largest residential town in the area, which has many shops, groceries, doctors, and necessities.
