We call our place the 'Sunset House' because the sunsets from the master bedroom balcony are spectacular and you will want to reserve a time every evening to bask in the orange glow. PLEASE READ OUR REVIEWS. For the money, you won't find a better place!

4) Top quality management who are from the USA and have lived there for years and speak the language fluently. They can assist you in whatever you wish to do

5) Our secure location in Los Altos de Cacique is excellent. Monkeys often come through. Every home is custom. Our neighbors are wonderful (they own one of the best restaurants in the area) and quite sociable if you wish.

6) 40 Minutes from excellent surfing in Tamarindo. A zipline is only 25 minutes from the house. A beautiful waterfall/swimming area is about 35 minutes.

7) We are 5 minutes between nightlife, good shopping, and good restaurants in Playa del Coco and a beautiful bluestar beach and elegant restaurants in Playa Hermosa.

8) A great blend of 1st and 3rd world cultures

About Bernie

My daughter took this photo of me surfing for the first time in Tamarindo. The greatest thing about visiting my place in Costa Rica is the feeling of serenity. Of course there's much to do. At the same time, after a short period, one feels the tranquility of the country. I promise, it's hard to leave after just a week or so.

Why Bernie chose Guanacaste

It was a bit of good fortune. A friend recommended the area and when visiting we were directed to the 'private' beaches that are part of Los Altos de Cacique. The water was so clear and warm with abundant fish that we decided, on the spot, to buy a house we had found in the development that was 60% completed. It took a bit of doing but we are extremely happy with how things turned out.

Nice location

The location is great but the house is missing some services like water sometimes and some a/c units are not working good...!!!

But for the rest was very nice!!!!

Owner's Response: We want to thank Nikki for staying with us. I apologize for the water problem. From approx middle Nov to May we are in the dry season. There is little if any rain. There have been recent issues w/ the local water company (AYA) in providing water to us and all the residents of the area. I spoke w/ my property manager about this. For any problems in the future we will hire a water truck to fill the tanks at our expense.We have offered her a 30% discount on her next stay to make up for the inconvenience. In our area of Costa Rica, we do not have "on demand" water. It is supposed to be pushed daily into our two 1000 liter water tanks. If AYA doesn't push water to us we won't have water. I was told a new pipe is now going in to bring water from another source to our area so this shouldn't be an issue once that is finished. As to the air conditioning, all units work fine. Each room has it's own unit and one remote control was not working, however the unit could be controlled with another controller. I apologize for the inconvenience.

Great house, great location!

Thanks to Bernie for giving us tips, helping us arrange a sailing/snorkeling trip, and answering our questions promptly while staying there. The house is spacious and clean with wonderful sunsets. The kitchen was fully stocked and we definitely took advantage of the grill. The pool was a big bonus which we took advantage of every day. Our kids still talk about it being the best house they ever stayed. I would highly recommend the house. Thank you!

Best Month Ever!

Special Thanks to Tom and Bernie the property manager of Sunset House for making our month in Costa Rica the best, more than we ever expected. Sunset House has the best sunset views, awesome pool and is conviently located between Playa Hermosa and Playas del Coco. We traveled with our 3 young kids, and the house was perfect for our family. We will be back! Thank you!

Great family vacation!

We stayed at the house the first two weeks of June and had a great time. Our three kids absolutely loved the pool and spent a lot of time in there while my husband and I enjoyed drinks and the view from the patio. The patio furniture is new and was comfortable - more comfortable than the inside seating. We thought this location was great. You are close to many beaches, adventures and restaurants. This was our first trip out of the country with kids, so we were a little nervous about the language barrier, etc. Bernie was so helpful and kind. We got in late Sunday night and he met us at a grocery store and asked them to let us grab a few groceries while they were trying to close. He was always available by phone if we had questions. We loved the "private" beach, but hated the walk down to it and back up to the car in the heat and humidity. We wish since we were staying in an owners house that we would have been allowed to get a key down to the parking lot at the beach, but they wouldn't let us. The vertical blinds in the master bedroom were broken and wouldn't close, so they had a privacy screen in front of the sliding door which worked out fine. The bigger problem for us was the morning sun coming in the double doors to the room, but we solved that by draping towels over the windows. It's not the nicest place we've ever stayed, but it really is a great value for the money. Overall, we enjoyed the house and would stay there again!

Owner's Response: Thanks for your note Kristin. We are happy you enjoyed the house. it is a great spot. The beach to which you went, Playa Pinca, is a wonderful "private" beach with fabulous snorkeling on the left side. i have gone there many times. As to the "key," as far as I know there is no "key" but that held by the guard at the entrance to the road. Previously, guests could use an owner's name to get the key but I believe I was told that guests are no longer allowed to use an owner's name as a "pass" to get the key. I will confirm this with the owner's association. Sorry about the blinds. We are trying to get replacement parts but it is difficult in Costa Rica to get anything of that nature. They cost $1000 in 2008 and we really don't want to have to replace them. We will work on getting them fixed. Again, thank you for your review. We would love to have you stay again. Tom Paine

Beautiful view in a great location.

Thank you to the owner for sharing your home with us. And thank you to Bernie for making sure we were comfortable. The Sunset House is in a perfect location to explore beaches and the surrounding towns. The pool is wonderful and has a spectacular view of the ocean. The location is quiet, private and felt very safe. Everything you need is available at the home. We shopped at local grocery store, cooked at the home, ate a few restaurants, went to several beaches, did a half day catamaran cruise, snorkeled and relaxed. Excellent time. The only issue was ants, which was not unexpected and with Bernie's help were not a problem Bernie was always available by phone, and he checked back in with us by e-mail and in person. Again, this home is in a great location and as a spectacular view. Our adult granddaughter was with us. The pool was icing on the cake for her. It was an unforgettable trip.

Disappointing

This property is definitely not "High Quality" at the moment. The location, swimming pool and bones of the house are wonderful but all the furnishings, soft and hard are very tired and need replacing. The outdoor furniture was torn, stained and mostly unuseable. The linens were of very poor quality, no mattress covers on the beds, blinds not functional upstairs, master closet upstairs was full of stuff belonging to ?. Soiled bath mats and the house was generally not clean. The master shower was missing a handle so we had to use a pipe wrench to find the hot water setting. Such a shame as the property has such potential. Very disappointing response from the Owner who has been aware of some of these problems for quite a long time.

Owner's Response: "Zee" is the first negative response we've had. We want all guests to feel comfortable and I do feel badly that "Zee" wasn't. For that I heartily apologized. I felt quite badly receiving her email about her poor experience AFTER SHE HAD ALREADY SPENT 19 DAYS IN OUR HOME and had returned to her home. Zee had my email prior to her stay, she knew I was prompt in answering, and yet she choose not to alert me to the issues while she was in the house. She is correct that I was aware of the broken handle in the master shower (I thought it had been fixed and I have directed my property manager to make sure it is), I was not aware of the other issues since no other renters (and we have been booked solid for 2 months prior to Zee) had mentioned them. I had long email conversations with "Zee" and most of the issues involved cleanliness that could have been resolved if she had alerted me to them. The other issues involved linens & various patio furniture that wears out quickly in Costa Rica (I bought 3 chairs last June and she reported that two of them are torn already). Had she alerted me I would have been happy to provide her with free maid service to take care of the problems, alerted my property manager to make sure the chairs were replaced, and given her a gift certificate to dinner at a nice local restaurant. We offer a superb house, with magnificent views and a stunning pool for at least 25% less than anything closely comparable. Please be assured any matters involving cleanliness, linens, and patio furniture will be resolved.

The location shown on the map is incorrect. We are not in the town of Coco. Rather we overlook the town of Coco by about 1/2 mile east as the crow flies. We are off of Hwy 159 about halfway between Hwy 151 going to Coco and Playa Hermosa. You can get to Coco via a road that goes down the cliff or going back to the hwy.
