Located halfway between hip Playa del Carmen and boho-chic Tulum in the charming beach community of Akumal, Casa Texoma is a waterfront villa in a gated community that will have you wanting to stay forever! You can feel secure knowing our gated community is manned 24 hours a day.



The Space:

Enjoy relaxing by the private pool or walk out to the beach for some fun in the sun. Don’t forget to grab your snorkel gear as the crystal-clear water makes it easy to spot sea turtles and native Mexican fishes.



This beautiful residence offers 5 bedrooms and 3.5 baths, boasting unobstructed sea views. With 5,000 square feet of space, you and your family will have plenty of room to make yourselves feel at home.



The on-site staff are available for your every need and will tempt your taste buds with local food offerings, including homemade Pico de Gallo. Coordinate with our concierge to arrange a meal package (for a nominal fee). As the locals say, “Desayuna mucho, come mas, cena poco y viviras.” Eat a big breakfast, have a bigger lunch, a light dinner, and you will live a long life!



Once you book Casa Texoma, our in-house concierge will be at your service to assist you in planning your entire stay. You may choose these additional services at your convenience (services are an additional fee):

The neighboring villa to the north has unexpectedly resumed construction after it was previously reported as completed. As a result, there may be intermittent construction noise during your stay. The project is currently scheduled to be completed by Spring 2026.

The Neighborhood:

Centrally located in the heart of the Maya Riviera, Akumal is easily accessible to many popular destinations such as Cancun and Tulum. In Mayan, Akumal means "Place of the Turtle" and brings visitors from all over the world to snorkel. Akumal Bay is located in the middle of 6 crystal clear bays that allow for optimal recreating including scuba diving, relaxing on the beach and even underground cave explorers. Directly offshore is the Mesoamerican Barrier Reef, the second longest in the world. A number of Mayan ruins are also in close proximity. And for nature lovers and photographers, gorgeous jungles full of fresh water cenotes and exotic flora and fauna surround. We hope you enjoy!

We enjoyed having a house on the beach, so that we could go both into the ocean and the pool at the house. We had several wonderful meals prepared by the resident chef, Letty, and really appreciated her and her husband Chencho’s help, general information and hospitality.

This was a perfect little spot for a family get away. The snorkeling right off the back steps was great! Litta and her husband were so helpful. The meals they cooked us were excellent! Will def come again!

Something to note - the pin for the location on VRBO is very different than the location of the actual house. We attempted to understand this prior to leaving. VRBO basically said that it was the property management company and the company said it was VRBO that was at fault, so no resolution there. The location is nice, just different than we thought and we had the added expense of 2 rental cars due to the location which we did not plan for. The house is a bit outdated and could use some slight updates - windows, toilets, etc. The AC in one of the rooms was broken on the night of arrival. It was fixed the next day but unable to use the first night. The snorkeling gear is mostly broken so unable to use. The construction next door was loud and the lights were left on all night which was challenging. We did enjoy our stay and what really made the stay were the caretakers. The meals were fabulous and they were very hospitable which really made the stay. Can recommend Letti's cooking enough!!

Excellent Location and plenty of room

Property was a little tired but excellent layout for 8 people. Beautiful outdoor space right on the water and had a small pool although it was not heated. Rocky beach but beautiful sand beaches close by and water was gorgeous. Always clean towels and great quality linens. Staff on site were remarkable and made us feel like we were very special. We had two meals prepared by onsite staff and they were both out of this world. Security felt adequate.

Beware

Normal construction noise would be OK. Drilling a cement wall from 8-5 is not. Villa very comfortable for a family of 10 and cannot say enough about the lovely couple that looks after the villa.

Great place to stay in Akumal

I visited Akumal with my family a total of 10 individuals. We loved the house location and the chef's (Carlos and team). Besides the sea weed in the water and on the beach everything else was ok. We got see a sea turtle laying eggs on the beach close to the house which was the highlight of the trip. Dr. Farook

Beachfront bliss

Book this property for a more authentic Quintanna Roo experience. Enjoy being 30 mins from Tulum & Playa each. Take advantage of the kayaks, snorkling gear and paddleboard steps from the front porch. AC unit in every room is a HUGE treat for the area. Property caretakers are so lovely.

Glorious time in Akumal

Our three generational family loved our beach/pool-side stay in Akumal. The house was gorgeous and very well functioning, providing great group time and individual space. The pool was very fun for the toddlers in our group and the house had plenty of toys and pool equipment to borrow. The beach area had sargassum while we were there but it did not prevent us from enjoying the ocean and the beach. We took long walks, including to an outdoor cafe about 15 min. away. The staff were efficient and friendly and we had everything we needed for a beautiful time.

Akumal 2022 family vacation

Perfect vacation! I was worried about the seaweed in front of the house but it did not phase us at all. When we arrived they had dinner ready and it was delicious! We had them cook us breakfast every morning and my kids loved it. We were able to kayak and snorkeling everyday right behind the house. We saw many fish and even a huge stingray. I have a big family and we were able to spread out and enjoy the house on our own and we had plenty of time to play games and have family time together. The outdoor area is perfect, the pool was great and they cleaned it everyday. Plenty of seating outside to enjoy the sunrise. The location is perfect right between Tulum and Playa Del Carmen. We had dinner in Tulum one night and Playa on another. Our favorite dinner was right down the road at a little Italian place called Taverna in Akumal. If you are looking for a family vacation I would not pass this place in your search. Thanks for everything. Sullivan family

Home away from home

House was amazing, quiet spot at end of bay. We had some construction noise with villa next to us- our kids and music drowned most of it away. Chencho and Letti were great: responsive, kind and helpful. We learned how to make salsa and when we needed a Dr they helped in every way. Our crew loved Letti’s huevos rancheros, chicken taco night, bbq ribs and carne asada. Kids spent almost all their time in water between the pool and ocean. Lots of towels and Letti will help with laundry if you need (we did after big muddy buggy trip in Playa). On the rainy afternoons we played games around the huge table and they hooked their switch up to tv in family room. Taxi needed for almost everything. Bikini beach bar walkable to the south over rocks -many water shoes and sand toys at the house. Some kayaks on property, saw property mgr once. He replaced microwave that died but not the kayak as promised. Beautiful sunrises, lots of places to gather or find a quiet space. Chencho got us a taxi with some local guys and we did Akumal bay snorkel with turtles and nearby lagoon with tons of fish. Each room has its own AC for comfort which we only used at night. Most of the time we had ceiling fans and kept the huge doors open for breeze and sound of ocean. Kitchen had plenty of pans/necessities. a blender and new gas grill. Loved the layout of the house that can easily sleep 10. 4 of 5 rooms have great views. Best part 2 master rooms a little offset for privacy. Great memories!

Great Time

Great time, and we loved the people there at the house that live on the property. They cooked for us and it was awesome. The beach in front of the house was cleaned of seaweed but be aware the beaches there are covered in seaweed. Four feet tall in some places and very stinky. A bit far away from restaurants but the food at home was great. Would recommend this place and would stay there again.

Beautiful house with amazing views - plus fully staffed!

We absolutely loved our time at Casa Texoma. The rooms are comfortable, the house is clean and very pretty. Roger the manager was easy to communicate with and very helpful. We had arranged to have Chenco and Letty cook us breakfast and dinner - so we had incredible food and didn't have to clean up. We felt so spoiled and cared for. They also kept the house very tidy. My kids loved paddle boarding and kayaking right off the backyard of the house. The views are stunning. I can't say enough how wonderful this house is!

Get away from it all

We celebrated two of us turning 40 and a few graduation. We wanted to find a relaxing away from it all home, and we did! First Chanco and Letti who live on property are amazing, they are so sweet and friendly. Letti makes some of the best food, I am not sure I could tell you what meal was my favorite as they were all so good! Everyone was so nice and welcoming. The only down points were the seaweed on the beach (they make great effort to clean it up daily) and the construction next door. It sounds like it will be done soon. I wouldn’t let any of this stop you from renting this little gem in Akumal. I would stay here again and again. We enjoyed the water being so close. Listening and watching the thunder and lightening at night was so awesome.

Wonderful Stay

The staff really made the difference. Roger was there to help coordinate everything we needed. Letti was a highlight of our stay making delicious meals and keeping the place tidy and clean for us. The staff was great at keeping the place stocked with all the necessities we needed. The pool/beach area cannot be beat.

A little piece of heaven

We really enjoyed our stay at Casa Texoma! Leti and Chenco were amazing hosts. They cooked us delicious meals, one of which was our favorite from the entire trip. The garlic butter fish is to die for!! They gave us some very helpful information and saved us a lot of time and money. They are available for just about anything you may need. We highly recommend Case Texoma for the location, comfort of the home and having Leti and Chenco as hosts was priceless! We would definitely return again!
