Includes Wi-Fi, air conditioning, equipped kitchen, washing machine, and private outdoor patio. Located in a private resort with restricted access, with parking next to the property and access to shared pools and facilities (seasonal).

We want you to have a memorable experience, so we start communicating before your arrival to prepare your stay.
At check-in, we will welcome you at the house, hand over the keys, show you around, and answer any questions.
We are not on-site, but remain available throughout your stay for any support.

Prainha Village is a resort-style development with direct access to Prainha and Três Irmãos Beach.

We aim to keep the house in perfect condition for you and for future guests. Please read these House Rules, part of the Accommodation Agreement accepted upon booking.

Treat the house, furniture, equipment, and linens with care.
If something is damaged or stops working, inform our concierge promptly so it can be repaired or replaced.

Always close windows and doors when leaving and turn off non-essential equipment, such as air conditioning, to prevent energy waste or risks.

Check-in and check-out times are flexible, subject to confirmation and availability. Early or late arrivals/departures may incur an additional fee, communicated in advance.

Extra Cleaning & Laundry Deposit

For certain seasonal or special event periods, an extra cleaning and laundry deposit of €300 may be requested via Airbnb (Extra Services).
If not paid, the booking may be declined or cancelled.
If no extra cleaning is needed, the deposit is refunded within 8 days after check-out.

Tourist Tax

A municipal tourist tax applies to all guests aged 13 or older:

€1 per person/night from 1 November to 31 March.

€2 per person/night from 1 April to 31 October.
Charged for up to 7 consecutive nights per stay, according to the Portimão Municipal Regulation (effective since 14 March 2024).

Check-in Requirements

During or before check-in, all non-resident guests must provide basic details and valid identification documents, as required by Article 45 of the Schengen Agreement and Portuguese law.

Pet Policy & Security Deposit

Small pets may be accepted upon prior approval.
A €300 refundable security deposit will be requested via Airbnb after booking confirmation.
It will be fully refunded within 8 days of check-out if no damage or extra cleaning is required.
Please inform us in advance if you plan to bring a pet so we can update your booking.

Use of Prainha Village Facilities

As a guest of Townhouse Prainha Beach, you have complimentary access to most facilities at Prainha Village, such as pools, sports courts, and the mini-market.
Please note that these are closed from November to March.

Pets

Small, well-behaved pets are allowed in the property.
However, pets are not permitted in public areas of the resort.
Please notify us preferably before booking if you intend to bring one.

Access and Stay

Only registered guests may stay overnight.
Unregistered visitors are not allowed on the property without prior notice.

Cleaning

Rates include bed linen, towels, soap or hand gel, and shower gel.
For stays longer than a week, a mid-stay cleaning and linen change is included.
Extra cleaning can be arranged upon request (subject to availability and extra fee).

Noise

Quiet hours in Portugal are from 11 p.m. to 7 a.m. and must be respected.

Smoking

This is a non-smoking property.
Smoking is permitted only outdoors, and cigarette butts must be placed in ashtrays.

Parties & Events

Parties or any behaviour likely to cause damage or disturb neighbours are strictly prohibited.

Check-out

At check-out, please leave the house tidy, remove personal belongings, and dispose of rubbish in the external containers (see Welcome Book for location).
Please separate recyclables. The cleaning team will handle the rest.
