Location
Located in the centre of Ashbourne, you are within a short stroll of everything you need: restaurants, pubs, coffee shops, supermarkets and scenic walks. Enjoy day trips to Dovedale, Carsington Water, and the Tissington Trail. Alton Towers is only 15 minutes away by car.

House Rules
- No pets, smoking, or parties
- Please respect quiet hours and the neighbours
- Take care on the staircase, there is a guard rail for safety, infants will need to take extra care

Booking Policy
- Full payment is due 30 days before arrival and will be automatically charged to the card on file.
- If payment fails, it must be completed within 24 hours or the booking will be cancelled.
- Early payment is allowed (card fees up to 3% are non-refundable if cancelled).

Guests are not required to pay a damage deposit in advance. However, we reserve the right to charge up to £200 per stay to the card on file in the event of any damage.

Cancellation Policy
- Full refund if cancelled 30+ days before arrival.
- 50% refund if cancelled 14–30 days before arrival.
- No refund if cancelled within 14 days of arrival.
