Property Details:

This 70-sqm apartment is located on the 7th floor with an elevator. The living area is furnished with a sofa bed, a flat-screen TV and dining table and chairs and can also be used as a work-from-home space. The apartment includes Wi-Fi, suitable for working from home and making video calls.



The fully equipped kitchen has a sink, electric kettle, dishwasher, toaster, refrigerator, microwave, stove, oven, Dolce Gusto coffee machine, and more. Full sets of dishes, cutlery and crockery are provided along with pots, pans and kitchen utensils. There is a clothes washing and drying machines for your convenience. An iron and ironing board, vacuum, mop and broom are available.



All bedrooms are street facing and furnished with double beds and superior quality mattresses. Professionally laundered sheets, comforters, pillows and pillowcases are provided to you, as well as bath towels for each guest. The flat features two full bathrooms. The en-suite comes with a shower, while the hallway bathroom offers a bathtub. The bathroom is equipped with a hair dryer plus complimentary toilet rolls, shampoo, shower gel and hand soap to start your stay.



Our guests’ safety is our top priority, which is why the flat is professionally cleaned and sanitised before each arrival. The apartment is heated throughout during the winter months. There is no air conditioning, but portable fans can be provided upon request, subject to availability.

Good to know before you book:



- Check-in: From 3:00 PM via self check-in — simply collect the keys at a nearby location. If you’re arriving after 7:00 PM and need someone to meet you with the keys, please let us know at least 24 hours in advance. Late arrivals between 7:00–9:59 PM incur a £50 fee; 10:00 PM–12:59 AM is £90; after 1:00 AM is £120. We’re flexible when we can be — just give us a heads-up!

- Check-out: By 10:00 AM.

- Damage deposit: A refundable damage deposit of £800 is required before arrival. It may be processed via a third-party payment provider such as Stripe, Swikly, or Flywire. The deposit is returned in full within 14 days of check-out following a standard inspection.

- Max guests: 6 people (including children and infants). Please keep within this limit so everyone is comfortable.

- Smoking: The apartment is non-smoking throughout.

- Events: The apartment is a private home and not suitable for parties or events.

Princes Street and George Street offer excellent shopping and dining, while the Old Town and Edinburgh Castle are just across the valley.

Management may occasionally need access to the property for inspection, maintenance or viewings (between 8:00 AM and 7:00 PM with reasonable notice). In genuine emergencies, access may be required without prior notice. We’ll always communicate as much as possible and be respectful of your stay.
