Perfectly located for the Edinburgh Fringe Festival, Edinburgh International Festival and the city's year-round attractions, this contemporary apartment offers the space, comfort and convenience that hotels simply can't match.

Inside, generous open living spaces provide plenty of room to relax between performances, sightseeing or meetings. The modern kitchen, complete with a central island, makes self-catering effortless, while the bright living and dining room create a welcoming space to spend time together.

Sleeping up to four guests, the apartment features a king-size bedroom, a second double bedroom with an en-suite shower room, plus a separate family bathroom with shower over bath. Whether you're travelling with family, friends or colleagues, the layout provides both comfort and privacy.

Step outside and you'll find yourself within easy walking distance of the Edinburgh Playhouse, St James Quarter, Princes Street, Calton Hill, the Royal Mile and many of the city's iconic Festival venues. Excellent cafés, restaurants and local shops are also nearby, making this an outstanding location for enjoying everything Edinburgh has to offer.

Combining a superb city-centre location with modern interiors and spacious accommodation, this is an ideal Edinburgh apartment for Festival visitors, summer holidays, business trips and extended stays.

-Booking Requirements-
One member of the booking party must be over 25 years. We require names and ages of all guests, as well as proof of address and ID of the lead guest. This is required within 2 days of booking.
We will require the lead guest to sign a copy of our terms and conditions. We reserve the right to vet any booking.
This property is protected by Truvi (previously known as SuperHog), the digital trust platform that enables Hosts, Operators and Guests to confidently transact in the short-term rentals space.
Please note that once you have booked, you will be contacted by Truvi directly to verify yourself and process a £350 deposit or £24.5 damage waiver. The damage deposit pre-authorisation will incur a £7 fee. This Truvi verification must be completed two weeks prior to check-in.

The principal bedroom features a double bed, extensive storage and a stylish en-suite shower room. The second bedroom is equally well appointed, with a king-size bed and easy access to the family bathroom with shower over bath, making the apartment ideal for couples, families or friends travelling together.

For those arriving by tram, the nearest stop is MacDonald Road on Leith Walk, offering direct connections to Edinburgh Airport, Leith and Newhaven. From the train station, simply walk north through the New Town to East London Street. The property is also well served by local bus routes and benefits from easy access to the city's main road network.
