Velvet lodge is a 3 storey/5 bedroom/4 bathroom lakeside south west facing house, sleeps 10 adults and 2 children (1 child sleeping in top bunk and parents in standard double below and a single sofa bed for child in the 5th bedroom at supplement of £30.00) plus 2 infants sleeping in travel cots. 2 travel cots are available at a supplement of £15.00 each, this is charged for separately by us after your booking is confirmed. (A flat bottom sheet is provided, however, a quilt and pillow are NOT provided due to health & safety). (Sizes H74 x L100 x W74cm and 127 x 66cm).
2 high chair are available free of charge. Please advise if the travel cots and high chairs are required.

Sited on a beautiful freshwater lake on a luxury 2nd home development Lower Mill Estate. Complimentary access to the on-site ArtSpa, a luxury spa with slate lined 20 metre indoor and outdoor heated pools (shut in winter), outdoor plunge eco pool, steam room, sauna and treatment rooms for a range of massages and spa beauty sessions (bookable at an additional cost).

Offering full width, full height, floor to ceiling panoramic glazing with amazing views, the property is located within minutes' drive of many traditional Cotswold's villages with a good range of shops and other facilities.

Arranged over three floors and offering flexible accommodation this fully gas centrally heated property offers 5 bedrooms (the 5th bedroom includes a 55inch TV, with Freeview play and access to Netflix (connecting to your own account), sleeps up to 10 adults and 2 children including 1 child sleeping on a sofa bed at a supplement of £30.00. 3 king size beds, twin beds, 1 bunk bed with a double at the bottom and single on top for a child. 1 en-suite bathroom, 1 family shower room, 1 Jack and Jill shower room plus 1 additional shower room.

A major feature of the property is its favoured position on the west bank of Clearwater lake with unobstructed west facing views over the lake to the rear of the property & affording views over Somerford lagoon to the front.
The property is orientated such that the sun rises over Somerford lagoon to the front of the property which can be viewed through the kitchen and dining area windows of the open plan first floor during the morning and from the lounge or the private ground floor terrace or first floor balcony, to the west facing fully glazed rear of the property from mid morning until sunset affording you the opportunity (weather permitting) of tracking the sun throughout the day & watching the sunset over Clearwater lake each evening.
Bedrooms are fitted out as follows: 3 x 6ft doubles (in one of these rooms 1 child may also sleep on a sofa bed at a supplement of £30.00, 1 x twin, 1 x 4ft 6inch double bed (with single bunk bed over for 1 child).
Offered fully equipped and well appointed with oak flooring and quality finishes throughout benefiting from granite work surfaces and stainless steel neff appliances to the modern fitted kitchen with sottini sanitary ware to the bath/shower rooms fitted out with mira power showers and trevi glazed shower enclosures, wireless broadband, premium wall hung 42” plasma TV to first floor lounge equipped with terrestrial, free view and satellite with inclusive sports package, sky+ hard disk recorder, DVD/CD, play station & hi-fi.
The west facing rear wall of the property consists of full width panoramic double glazing incorporating sliding patio doors giving unobstructed views of clear lake from both rear facing ground floor bedrooms & the open plan double storey height first floor lounge which open directly onto the enclosed private timber decked balcony & terrace areas offering unobstructed westerly facing views over clear lake whilst the kitchen affords views over somerford lagoon to the east facing front of the property.

Positioned to the front of the property & fitted out with twin single beds & a built-in wardrobe cupboard.

Second bedroom

Master/double bedroom with 6ft bed with TV/32' LCD, built-in wardrobe cupboards either side of the bed, patio doors and en-suite bathroom/WC.
Positioned at the rear of the property, has full width glazing and overlooks the lake across the terrace, which can be accessed through the full height glazed patio door.

Third bedroom

This bedroom, at the rear of the property, is ideal for families, provides some flexibility with the sleeping arrangements, has full width glazing and overlooks the lake across the terrace, which can be accessed through the full height glazed patio door.
There is a 4ft 6' double bed with a single bunk bed over and a built-in wardrobe/cupboard that also houses a condensing tumble dryer.

Family shower-room.

This has a shower, basin, wc, heated towel rail, shaver point/light and mirror.

First floor

Upside-down living featuring a spacious double-storey height open-plan living room and kitchen/dining area, well-equipped kitchen with granite worktops.
Opening directly onto a private balcony leading down to a large enclosed private ground floor terrace, on the bank of clear lake, via its own external spiral staircase.
Full panoramic views with double glazing, sliding glass doors opening directly onto the enclosed private timber decked sun trap balcony.

This bedroom has a vaulted ceiling incorporating a glazed roof light with a window to the side of the property.
There is a 6ft double bed with generous built-in wardrobe space.

This is a large room with a window overlooking the lake.
There is a 6ft double bed with generous built-in wardrobe space. This bedroom includes a 55inch TV, with Freeview play and access to Netflix (connecting to your own account). Single sofa bed for child at supplement of £30.00.

Fantastic stay with the whole family

We had an amazing stay here for my 70th birthday, the grandchildren loved it , so much for themtoi do andkeepo them occupied, even the 19 year came out of his room The house was spacious and lovely, clean, and well equipped, especially the kitchen.They all want to live there, the host was amazing too we were kept well informed all the way clear instructions for everything having booked it a long time ago made it very easy for us to get there and enjoy. Would highly recommend

I have just visited with 6 friends and had a wonderful time. Accommodation spot on; clean, beautiful views, well stocked kitchen. Indoor and outdoor pools lovely. Ballihoo restaurant was great. Great menu and service. We will come again.

We booked a family long weekend at Velvet Lodge. Great set up at the house with a big communal dining and living area. On site there are different activities including tennis, swimming, volleyball, soft play and lots of lake activities. Great place for families as all self contained.

Lovely house in a beautiful setting. Plenty of space for our large family group. Great communication. There are lovely walks around the estate and plenty of activities on site for all ages. We also enjoyed a meal in the restaurant.

Lovely break with family and friends

We stayed for New Year, the house was cosy, warm and had plenty of space for the 10 of us. Beds were comfy, the kitchen had everything we needed and everyone from ages 4 - 51 enjoyed themselves! The location is lovely and we enjoyed using the spa, pool, gym and little bar around the corner. All in all, it was a lovely stay, I can imagine it is even better in the summertime!

Great for a family holiday. Our ages ranged from 16 months to 89 years plus a dog. Lovely property , plenty of space and very well equipped. We enjoyed the patio and balcony overlooking the lake. Only slight moan is that the oven isn’t really big enough when catering for so many.

Bank Holiday Weekend

Really enjoyed our stay at Velvet Lodge - the property was really clean and well equipped, with a lovely living space. Our only criticisms would be the parking, which was a real struggle and made it a bit stressful at times and the fact that the pool was fully booked for the whole weekend despite us following the instructions to try and book at 10.30. We booked the lodge specifically because of the facilities, so it was disappointing not to be able to use them and it was frustrating that the pool did not look overly busy. That said, it is a beautiful site with lots to do in the surrounding area and we had a great time.

Multi Generation Family Break

Overall a great property for a family stay. Very well equipped and comfortable beds. Generally clean, but a few areas could have done with a ‘deep clean’ or are looking a little tired. The interior staircases are quite tricky for older/younger family members, but the stair gates provided would be a big plus for families with young children. Lower Mill Estate is a fabulous place to stay, the spa area is good and the Ballihoo Restaurant is also a great facility. The walking trails are well signposted and maintained.

Family get-together

Excellent 5 bedroom lodge with large lounge/dining/kitchen on first floor and outside decking areas on two levels. West facing at rear and overlooking a lake in the centre of the site with Indoor/Outdoor pool, Spa and Cafe/Restaurant all nearby. Good pubs within 10 mile radius and good shops in Cirencester about a 15 minute drive away. Lodge is beginning to show some wear and tear with bedding and furnishings etc.. and it was difficult to keep bedrooms warm enough (November).

Lovely stay

We had a family gathering for a special celebration and chose Velvet Lodge as I’d been to the estate before. The house itself was very well equipped for a group of 11 and there was plenty of space to congregate. Very comfortable and good quality. Of note: steep stairs from ground floor bedrooms to living area. Difficult to find dog walking area. Overflow car park directions need changing as incorrect.

Large property on 3 floors

Well equipped, plenty of space. Top floor with 2 bedrooms and one shower room got very warm during heatwave. All rooms equipped with fans. Large deck space just outside 2 of the 3 ground floor bedrooms with large open plan lounge/diner/kitchen on 1st floor. Close to central facilities and bins/recycling. As pictures show the property is by the side of Clearwater, except there are now loads of rushes/reeds which slightly impede the view.

Husbands 60th family celebration

A wonderful place to stay, though the photograph must be old as the lake is now very overgrown! Or is it of a completely different accommodation, if so then this is very misleading?? Certainly for the high cost of it , we would have appreciated some complimentary toiletries and a plug in the upstairs bathroom. It’s our understanding that there is a noise curfew but we had the “ pleasure “ of a really loud karaoke till 2am! Again for the price we paid we were very disappointed with the restrictive opening times of the spa. Overall a lovely space for our party of ten and we all found the beds to be comfortable .

Beautiful home in stunning location

Fantastic stay. Brilliant, well-appointed property with everything needed for a large family group including young children. We loved sitting on the balcony, taking in the restful view. 5 minute walk to swimming pool complex etc. Great communication from host. Thoroughly recommend!

A great property in a beautiful setting with plenty of added bonuses!

This impressive property is split over three levels to maximise its impact! We were delighted with the layout, the standard of the property and the supplies provided such as a full stash of tea & coffee. The location is beautiful and we were able to spot lots of wildlife from the deck: oystercatchers, moorhens and the like. The birdsong was stunning. We took the short walk at dawn to the beaver wildlife hide but didn't get to see them so clearly we'll have to make a return visit!

Family Weekend Away

Perfect location to celebrate my 60th birthday with family. The Open plan living area was ideal for us all to be together. We ate brunch at Balihoo which was great, booked the soft play for the younger members of the family and used the pool and spa too. The weather was lovely and we enjoyed stunning walks around the estate.
