Casa 229 is the NEWEST remodeled, gorgeously decorated, second-level, three-bedroom/two-bath beachfront Casa. It offers a living room, dining room, and a fully-appointed kitchen (including a professional stainless steel DCS range). The property is 50 feet wide - affording a rather large lengthy travertine covered deck across the width of the property.

Views! Views! Views! Unlike many oceanfront properties (with no view due to the width of the beach), you'll have amazing views both day and night! Our premium location is directly across from a beautiful large bay beach (Mother's Beach) - with views across Newport Bay of Fashion Island and Newport Coast. The view is particularly lovely at night with city and bay lights.

Watch the boats pass by from the comfort of your master bedroom, living room - and, of course, from your large private deck (which is great for outdoor dining). The deck also affords front-row seating for the Fourth of July Boat Parade and the world-famous Newport Harbor Christmas Boat Parade.

In addition to our bay front location, the property is just one short block from the ocean boardwalk and pier. And it's within walking distance of many restaurants offering a variety of fare. Enjoy Mexican cuisine, seafood (including the famous Crab Cooker two blocks away), Italian, Sushi, and several gourmet restaurants such as Renato's, Ocean Front, El Ranchito, and Arches at their two new locations.

Walk or bike to Balboa Island, Lido, and the Fun Center, located near the Pavilion.

This home was recently extensively renovated. The floors, including the master bedroom floor, are lovely Virginia Vintage maple hardwood planks hand distressed and scraped. The living room has a lovely sea grass rug atop the wood.

The kitchen has beautiful custom cabinets and granite counters. The decor is upscale beachy with a British Colonial/Tommy Bahama feel with slip-covered furniture and tons of beautiful artwork. It's painted in a soothing neutral palette - designed to enhance the lovely water view.

All bedrooms are efficient, with built-ins in the closets. To add more of a Caribbean feel, the window coverings are all lined Wooden Roman shades. The master bedroom has sliding doors to the front deck with substantial views! There are two new bathrooms beautifully done in limestone. One is private to the master bedroom.

There is sleeping for six in beds - with a NEW Cal King Westin Heavenly pillow top in the master...and a NEW Queen Westin Heavernly Pillow Top in a secondary bedroom. The third bedroom has two twin beds. We can provide a hi line air mattress (bed height auto inflate deflate) for 2 additional guests.

The property is well maintained and always super clean.

Bring your fishing poles! The main pier is a couple of blocks away for fishing. There are electric and motor boats for rent around the corner and at the Pavilion and Lido Village. Kayaks and paddle boards are available for rent at the NEW Marina Park (our beach is now part of this park) and also right around the corner as well. Newport Fun Tours will deliver and pick up the paddle boards and kayaks in front of the Casa's

At the END of our beach (OPENED December 5, 2015) is the NEW CROWNING JEWEL of Newport Beach, the brand NEW MARINA PARK complex which includes the NEW "Lighthouse Cafe" (open breakfast, lunch, and dinner), a children's second story slide from the new lighthouse (yes perfectly viewed from the Casa's), children's state of the art play park, community center, WEDDING VENUE, (on second floor..WOW for the views!!). There is also a NEW visiting marina at the end of our beach in the NEW Marina Park complex. Bring your boat with you!!! No need for a dinghy!! There are new overnight accommodations for boats in the marina as well as paddle board, kayak rentals, and sailing school!!!

To make it the perfect vacation all Casa's have wireless hi-speed Internet, cotton sheets, spa towels, beach towels, beach chairs, umbrellas, blow dryers, washer/dryers, Weber gas bbq grills, commercial outdoor heaters and a portable air conditioner (if needed off season). All you need is your food and beverage!

Parking is not an issue each Casa has a one car garage. There is plenty of parking both metered (pay station) and non-metered close by.

Front row seats for the 4th of July boat Parade and the world famous Newport Harbor Christmas Boat Parade from your own luxury vacation home. It turns in front!!!

I just received this note from a guest presently staying in 229 (Reminder...229 is a three bedroom on the second floor. We do have equally lovely first floor two bedrooms!):



Good morning!





We are having a delightful time in your beautiful duplex. The decor and design is picture perfect just like in a magazine. You can see your personality in all the little touches that make a place home. We find ourselves not wanting to leave except for long walks and to see our grandchildren and their sports activities. Exploring the area will have to wait until another trip as our porch is to inviting. I also thought I would read all the books that I brought, but we just sit outside and talk or think.......my brain seems to be moving with the slow glide of the boats in the harbor. We are jolted back to reality when we leave so we hurry home to our nest here.





I was not very successful as a chef using a gas stove at first but have finally mastered it and baked 3 cakes to keep the kids supplied after school and football.





I have a new incentive to stay very active so that I can climb the stairs for future visits. We would love to come when our grandchildren are out of school and coming to the island to surf and for football season.......our pocketbooks may be challenged by the discovery of this great place!





I must admit my 69 year old husband looked quite dashing in his white robe sitting on the lovely white couch reading a book as I scuffled around in my white slippers......you have thought of everything!

Ultimate Newport Location

This house is very clean and comfortable! The décor is updated and elegant! The location couldn't be any better....we park the car for the week and walk or bike everywhere. Bars, restaurants, convenient store, bike and boat rentals...did I mention bars!!! The cherry on the icing is the LARGE patio over looking the bay literally just 50 feet in front of the house! You will spend 99% of your time on the patio looking at the boats in the bay!

There are few upgrades I would like to see happen...the great room needs to have a big screen TV! If you want to leave the patio to watch a sporting event or a movie, your group needs to cram into the small room that's just off the great room....this is a small room with a small TV and dvd player both could also be upgraded and be more user friendly. This NOT a deal breaker, I would HIGHLY recommend this rental to anyone!!!

Doesn't get better than this!

The Casa's are so clean, classy and comfortable! We were in awe the first time here and still can't get over the beautiful view. We have stayed here many times before and it's never a disappointment! So much nicer being on the bayside and the new Lighthouse restaurant is just a skip away and great food! We just love staying here...kayaking and paddleboarding delivered right at your door....can't ask for more!

Perfect for Families

First of all - my wife and I used to live on the Peninsula in Newport Beach. So we know the ins and outs of where to stay and where to avoid if you have a family or just want a place to relax and not deal with a lot of noise. There are literally hundreds of vacation rentals you can find. This was our first time staying at Casa De Balboa and it was exactly what we wanted. Not only was it spotless and beautiful, but the owner Pam was more than accommodating and answered any and all questions we had. She also only rents to well qualified tenants and you will never have to worry about a house of 20 years olds next door partying all night. It is directly across the street from a large beach and park on the bayside that is ideal for little ones. It is also just two blocks from the ocean if you want to get into the waves. It is also a 5 minute walk to all of the restaurants located at Newport Pier.

Everything was provided that you could ever need. The linens were soft, the beds almost as good as home. Our three year old didn't want to leave. We even had friends that live in the area come over and they immediately sent the link to their family coming to visit in the spring to suggest they stay there. I can not say enough good things about our stay and the property itself.

Thanksgiving Vacation

Loved the decor, quality of beds, linens and cleanliness. Beautiful view of the bay and very well appointed! Only complaint: Very noisy street in the am's. City of Newport blows off sidewalks every single day of the week at around 7am. Also the trash on the dock is dumped each morning at 6:30 am with a back up beeping noise. My husband and I enjoyed having the sliding door open at night, but after the early am wake up call, we had to keep it closed :(

Owner's Response: Hi Michelle, Sorry for your experience. It is not typical for our little area. I contacted the city and they are picking the trash up later and no longer using the "beep" feature to back up. Since we are located at the beach we have once a week sidewalk cleaning with a blower (Wednesday's) which is necessary to remove sand to prevent slippage. On the ocean boardwalk the city uses a small street sweeper at 6AM every morning for the same reason. During your stay the city happened to install new plants and the blowers were here several days in a row. Again, not typical. All of our reviews will reflect our guests experience of the quiet family neighborhood we have. It is one of the quietest on the peninsula and yet it is steps to the bustling shops and restaurants. Lovely home!

This was an exceptional vacation rental! It was spotless when we arrived (inside and out), the furnishings and finishes are high quality and the location is fabulous -- just across the street from an calm, clean beach. I wouldn't consider staying any place else on Balboa!

Absolutely Fabulous Newport Beach rental. Great Location. Balcony with a view from every room but one to die for. Beautifully appointed and fully equipped. Communications with the landlord was superb. Will be telling all my friends about this rental when they are in the Newport Beach area and want to spoil themselves with a long weekend of relaxation and fun.
