Spread over two floors, it places on the lower floor a large living room with fireplace, a spacious equipped kitchen and a bathroom. Going up the staircase, where you can appreciate the rock walls and a lovely trompe-l'oeil, there are two bedrooms and a bathroom. The context is full of opportunities for recreation and interest, but it also offers tourists tired of well-known and very popular itineraries the opportunity to take alternative routes, reserving unusual and fascinating aspects. To the quiet of the place and without a car it is possible to associate excursions on foot in the above Sabini Mountains, discover naturalistic and cultural itineraries, practice free climbing. For those who love walking the Sabine Mountains, beautiful even if not very high, are rich in panoramic ridges, vast woods, deep ravines, several interesting small plateaus. The dolina of King Votano reserves great charm, reachable with a walk of about an hour following a path located a few meters from home. The Sabines as a whole are a small universe of quiet, pleasant excursions, full of suggestive corners and vast panoramas and therefore there are numerous excursions that can be chosen, supported by the maps and books available in the house. A few meters from home, a beautiful cliff surrounded by a landscape full of greenery and woods allows you to choose a total of 34 climbing routes.
Traveling a few kilometers by car you can reach suggestive villages of the Sabina. The paths of the Via Francigena and the Cammino di Francesco wind their way a short distance away. Culture and mysticism are mixed by visiting the Franciscan places of the Reatina Valley, arranged in the shape of a cross: Poggio Bustone, Fontecolombo, Greccio, La Foresta. Day trips allow you to visit numerous cultural centers and sites: Rieti, Orte, Orvieto, Bomarzo, Villa d’Este and Villa Adriana in Tivoli, etc. Rome can be reached in just over an hour, even by train. During the beautiful spring / summer season in all neighboring countries the evenings are full of cultural and gastronomic events. For more than 20 years in Roccantica, the "Middle Ages in celebration" has been taking place. Favored by the typically medieval structure of the country, the scenography of that time is reconstructed through costumes, foods, music, processions, games, towers, portals, auctions, flags, torches, torches. Luogo incantevole tra natura e storia.
La proprietà è esattamente come descritta, anzi più bella. Il piccolo giardino esterno, non a uso esclusivo,
completa il comfort dell'appartamento.
Non consigliato a persone con difficoltà motoria. La cortesia del proprietario è squisita. Certe gentilezze non sono dovute ne scontate. Grazie per il piacevolissimo soggiorno.
Dieser Ort ist etwas ganz Besonderes. Dass er etwas abgelegen und ruhig sein würde, konnten wir an der Beschreibung und an Hand der Karte erahnen. Trotzdem fühlt man sich in keinster Weise einsam, eher ein wenig wie aus der Zeit und wie in einem kleinen Paradies. Der schmale parkähnliche Grünstreifen gehört zu dem Gesamtkomplex eines größeren Anwesens, den wir mitnutzen durften, und der von der Veranda aus einen wunderschönen Ausblick auf das hügelig bergige Umland der Sabiner Berge bietet. In der Dämmerung tummeln sich zahlreiche Mauersegler idyllisch in der Luft um die alten Gemäuer von Roccantica. Die Wohnung ist wie auf den Abbildungen sehr charmant und heimelig eingerichtet. Geschlafen haben wir sehr gut. Die Schlafräume im oberen Geschoss blieben kühl, sofern man die äusseren Fensterläden tagsüber geschlossen ließ. Das Untergeschoss war selbst bei geöffneten Fenstern und Türe stets kühl, da die Räume teiweise in den Felsen gebaut und dennoch nicht feucht ! sind. Die Kommunikation war stets zeitnah, sehr bemüht mit nützlichen Tipps und liebevollen Hinweisen. Wir wurden herzlich empfangen mit selbst gebackenem Kuchen, vielfältigem Obst und gekühlten Getränken. Das haben wir bisher in dieser Art nie erlebt und hat uns sofort das Gefühl gegeben, angekommen zu sein. Reizvoll und pittoresk war die gut einstündige (einfach. Nur mit gutem Schuhwerk!) Wanderung zur dolina de revotano. Alles in allem ein sehr entspannter und erholsamer Aufenthalt!!!
With many rentals under my belt, this property certainly ranks near the top. Giovanna was wonderful, a fresh tart, cold dairy products, and all of the other amenities she provided ensured a wonderful stay. The views were wonderful, and the location ideal. I would highly recommend this property to anyone looking for old world charm, with all of the modern amenities.
Una casa molto bella, confortevole, in un'area riservata e silenziosa di Roccantica. Un grande giardino condiviso dal quale osservare il paesaggio dà alla casa un'apertura sul monte Soratte, colline verdissime e un'ampia veduta delle valli e paesi della Sabina. I proprietari sono gentilissimi, sorridenti, disponibili. Se si cerca un po' di pace, di silenzio, di vero relax, questa è la casa giusta.

Geweldig mooie locatie in een heerlijk authentiek huis aan de rand van Roccantica
Heerlijk koel huis met twee verdiepingen, dat gedeeltelijk in de rots is uitgehouwen. Het is een erg comfortabel en een zeer elegant aangekleed huis. In de hal een erg leuke fresco tegen het plafond. De ontvangst was zeer bijzonder door de hartelijke ontvangst en de overdaad aan heerlijkheden , zoals een zelfgemaakte lekkere cake en abrikozenjam, en een zeer goed gevulde koelkast met zelfs eieren. Het huis is gelegen in een borgo, omringd door andere authentieke appartementen, dat een eigen entree heeft. De tuin van dit borgo geeft een heerlijk uitzicht over het landschap en is een genot om in te verblijven. Vanuit het borgo ben je meteen in het dorp, waar wij mochten genieten van Middeleeuwse festiviteiten. We hebben hier enorm genoten!

Stilvolles Haus in fantastischer Umgebung
Die Wohnung ist stilvoll und großzügig und ausgezeichnet eingerichtet. Das Haus hat im Erdgeschoss sehr hohe Räume, und die Einrichtung ist bis zum Riegel im Bad mit Bedacht gewählt und komfortabel. Es war vom Toaster bis zur Waschmaschine alles vorhanden, was man braucht. Im heißen Sommer ist es angenehm kühl, weil die Mauern sehr dick sind und die Wohnung zum Teil in den Fels gehauen ist. Während wir im oberen Stockwerk die Fensterläden tagsüber geschlossen hatten, sobald die Sonne herum kam, waren unten die Fenster immer offen. Vor den Fenstern fahren keine Autos, und es kommt auch höchst selten jemand vorbei. Man genießt absolute Ruhe und Erholung.
Das ganze Dorf ist sehr ruhig und durch sein mittelalterliches Aussehen etwas märchenhaft, im August gibt es dort ein mittelalterliches Spektakel. Es gibt eine Einkaufsmöglichkeit für Kleinigkeiten, ansonsten fährt man in den nächsten Ort (z.B. Poggio Mirteto, etwa 20 Minuten mit dem Auto entfernt).
Unweit des Hauses beginnt ein großes Waldgebiet, in dem wir ausgedehnte Spaziergänge unternommen haben. Wanderwege sind ausgeschildert. Auch in der näheren Umgebung gibt es etliche Sehenswürdigkeiten (z.B. Farfa). In einer Stunde ist man mit dem Auto (oder Zug von Poggio Mirteto aus) in Rom und kann sich unbelastet von einer Metrostation aus ins Getümmel dort stürzen.
Giovanna, unsere Wirtin, war überaus zuvorkommend und freundlich und auf unser Wohl bedacht, und als wir sie wegen der Folgen einer Autopanne wirklich brauchten, hat sie sofort geholfen.
So gibt es für Haus, Umgebung und Wirtin natürlich fünf Sterne.

A perfect getaway for a family or 2 couples
Giovanna’s house is absolutely beautiful both inside and out. She left us a homemade pie and everything we needed, from coffee to butter to oil and more.. It’s very quiet , relaxing, and spacious, and has a nice dining table as well.. The village is very quiet with no shops, but the villages of Casperia nearby or Poggia Mirteta have everything you might need. We are from New York but our friends from Rome who went with us were so impressed by both the house and the area..There are also hiking trails nearby. The weather was very hot at the time but we were cool and comfortable with the massive stone walls and high ceilings.. There is a nice area to sit in front of the house with a great view..

A Lovely Stay
The peace and tranquility of this beautiful apartment and Roccantica itself was just what we needed and appreciated after our break in Rome. Massimo and Giovanni were so welcoming and had provided everything we needed to settle us in - a tray of fruit, bread and cheese etc and a bottle of Prosecco. We drank this watching the sunset from the pretty garden and admiring the lovely wooded hills and more distant views. The apartment is very spacious and comfortable and we loved its features. It’s a very special place which we hope to return to again. We really felt ‘at home’ in the apartment.
We walked locally and around nearby Casperia along the ‘Strada Bianci’ (white roads) between vineyards and hedges of autumn fruiting trees. The countryside is captivating and the little restaurant inside the walls of Casperia is great for lunch. There are many attractive and interesting hill towns further afield which we would visit on a longer stay.

Un lieu enchanteur !
Un séjour formidable à Roccantica ! La maison est magnifique, aménagée avec goût et fonctionnelle, et on apprécie la climatisation naturelle d'un bâtiment à demi construit dans la roche. L'ensemble du palais est plein de charme, en particulier le jardin - où il n'est hélas guère possible de s'installer.
La région est très belle et offre des possibilités de randos (depuis la maison) et de visites (Sabina & Tuscia vers Viterbo ou les lacs).
Roccantica est un village à peindre, et dynamique, nous avons eu la chance d'assister à la fête médiévale de Ferragosto ! Enfin Giovanna et Massimo sont des hôtes charmants et efficaces.
Nous reviendrons avec plaisir...

Un site enchanteur et chargé d'histoire
Très belle maison sur 2 niveaux, partiellement troglodyte (donc fraiche) bien renovée et offrant un séjour spacieux et agréable, située dans une magnifique voie privée : maisons du XVIIème siècle et d'origine bien plus ancienne, joli jardin avec vue sur la vallée...
Massimo et Giovanna, qui parlent anglais et français, sont très accueillants, et ont pensé aux moindres détails pour vous faciliter le séjour ; ils sauront vous orienter pour découvrir la région et les meilleures adresses des environs.
Hautement recommandé!
