Kona Alii 304 offers the perfect combination of style, comfort, and convenience. The neutrally-toned living room is furnished with a queen sleeper sofa, flatscreen TV and a ceiling fan. A large sliding glass door provides fresh ocean air as well as prime views of the Pacific. Relax on the couch, watch your favorite movie or stroll a few steps out the large covered lanai. With seating for four, the lanai is the perfect locale for enjoying coffee, cocktails, or for watching the majestic whales in their natural ocean habitat. A reading nook just off the living room is an ideal space to peruse your favorite magazine or read a book.

The kitchen at Kona Alii 304 is outfitted with all large appliances, a variety of small ones, as well as all culinary essentials needed to create a savory gourmet meal. The dining room is situated just outside the kitchen and provides seating for four, and the perfect ambiance for enjoying dinner with family and friends.

When you're ready for a restful night of sleep, look no further than the king-size bed. A small window above the bed lets in the fresh ocean air and just the right amount of light. The ensuite bathroom is furnished with fluffy cotton towels and a tub/shower combination The second bathroom has a step-in shower and lots of drawers for ample storage. Entry to the reading nook from the guest bathroom adds a cozy touch.

There's plenty to do outdoors at Kona Alii 304. Take a refreshing swim in the pool, grill your favorite fish or veggies in the barbecue area or lounge poolside while visiting with friends. The complex also has a dedicated parking stall and elevator for easy access. Located within walking distance to restaurants, shops, and sightseeing, there's no shortage of fun and adventure to be experienced.

Conveniently located in the heart of town, Kona Alii 304 is within walking distance to Kailua-Kona Pier, shopping and restaurants, including Don the Beachcomber, Splashers Grill, the Fish Hopper and many more. You'll love exploring the area and its many significant Hawaiian cultural landmarks. Both the Hulihee Palace and the Mokuaikaua Church are located on Ali'i Drive. King Kamehameha I spent his last years living near the current site of what is now the King Kamehameha's Kona Beach Hotel, until his passing in 1819. The Ahu'ena Heiau, located on the grounds of the hotel, is a reconstructed temple rebuilt by the late king and is on the register of National Historic Landmarks.

Beautiful setting and easy walk to restaurants and shopping.
The property was very nice. The door locks getting in out of the room were challenging. We had to call the information number to determine how to work the locks. It seemed as though the door did not shut properly as we also had an issue locking the door from the inside. They were very helpful.

Location of the condo had a lot of traffic noise, but the ocean waves wee a good balance, Close to lots of shops and restaurants, as well as historical sites.

Great location, Great View --- More you should know about unit
We enjoyed our stay at this property. The view is gorgeous. You are in walking distance of the King Kam beach and at least 10 great restaurants. But the unit itself is a little wonky. The master bathroom door has been removed and replaced with saloon doors. There is a 2 foot gap at the bottom and top of the door, and 2 inches between the doors. So, zero privacy. The bedroom door has been replaced with a door that does not reach the ceiling. So you can hear everything going on in the living room, and vice versa. The reconstructed bathroom off the living room also has walls that do not reach the ceiling -- so noise, light, everything leaks through the entire unit. There is no A/C, and the sound from Alii Drive is LOUD, so you will likely close the sliders at night -- and it gets HOT, even in December. One of the fans was broken completely and the other damaged -- and the management company did bring us a new fan the day after Christmas, which was great. The kitchen and lanai are very nice, our daughter was able to sleep in the 'study', and there are plenty of beach towels and plates/glasses/etc. The building is secure and quiet.

we liked the location and the decor of our unit. we were disturbed that the advertisement for the unit did not disclose that it did not have air conditioning during our stay the temperature varied between 88 and 92 with humidity at 70% and that made it miserable

If you can take the heat and no air flow
This is a beautiful property and knowing the islands well I thought no air conditioning around the ocean with trade wind would be no problem. Little did I know the weekend I chose to stay there was no trade wind and temperatures in the 80’s with no overcast. It was absolutely miserable. There was absolutely no relief from the heat which made an awful weekend. Next time the only way I’ll stay at a VRBO is if there is AC/heat available in the rental.
