Located in Sandgate (2 minutes from the beach) and just 55 minutes from London and 10 minutes from EuroTunnel, this is a perfect retreat. We have our own entrance, a private gated patio garden to the front and off-road parking!

This is a lovely spacious garden flat on the ground floor of a 4-storey building built in the 1800’s and offers approx. 54sqm / 577 sq ft of space.
It has a cosy cottage feel about it with sole use of the gated front patio garden with private access from both the front and rear of the building.
The front entrance porch has practical space for shoes and coats and leads to a generous lounge, complete with 2-seater sofa-bed and 2 armchairs. The sofa-bed includes a wonderfully comfortable small double memory foam mattress (4ft x 6ft).
The lounge is a light and airy room with solid wood flooring that suits the charm and the character of the building.
We have a flat screen TV with Freeview, Chromecast, Sonos and Wi-Fi internet access plus a varied selection of DVDs and books.
Through the door to the kitchen and dining area, which is well equipped with all new appliances including electric oven and gas hob, fridge-freezer, dishwasher, microwave and washer dryer along with cupboards packed with plenty of pots, pans, crockery & glassware, cutlery & utensils - all that you might need for a short or long stay. There is seating and dining space for up to 4 guests.
The inner hallway leads to the bathroom and bedroom and also the rear access to parking.
The bathroom is modern and spacious and consists of WC, basin and a generous sized walk-in shower. We will provide bath towels for your stay and we also keep a supply of shampoo, conditioner and shower gels available which you are welcome to use.
The bedroom is a quiet space to the rear of the building with a king size bed with the most comfortable memory foam & spring combo mattress. Perfect for a restful sleep. There’s also a chair & side table, clothes rail and chest of drawers.
The bed will be made up ready for your arrival.
This is an ideal retreat for couples, but the sofa bed allows for an extra adult or up to 2 children. It’s perfect as a base to visit the many attractions around Kent and surrounding areas.
Guests with children or with mobility issues should be aware that there are 8 quite steep steps down to the road from the front patio garden and a further 8 to the rear. There are handrails to assist at both.
Local amenities include a village store/post office and various pubs, restaurants, tearooms and shops all within meters of the property.
The village of Sandgate fringes the English Channel and spans 2.5 kms of Kent coastline between Folkestone and Hythe. It's just a few minutes from both towns by car or bus or a level seafront walk or cycle ride. You'll find beaches with long views over the Channel.
There are plenty of places to visit including Folkestone's Lower Leas Coastal Park, the "World Famous" Romney, Hythe & Dymchurch miniature railway, Dover Castle, Canterbury Cathedral, Port Lympne Wild Animal Park and many more wonderful spots throughout the Kent countryside or if you prefer you can jump on a ferry and head to France for the day.
We are happy to accept 1 small, well-behaved dog at a charge of £25 per stay for additional cleaning. To save any embarrassment, please do not ask about any dogs that are not a small breed - over 10kg. We have an agreement with our neighbours and are unable to offer accommodation for any dog that does not fit this description.
**Please note that the minimum booking during peak season is 4 nights and should be within a Saturday - Saturday time frame (or Friday - Friday by prior arrangement). We do have adhoc days and occasional shorter options so do contact me prior to booking if you are unsure**

We felt very comfortable here, and it was one of the nicest vacation rentals we've ever stayed in. Unfortunately, there were problems with the heating on the first day, so we were a bit cold, but Nikki took care of it the next day, and with the help of a portable heater, we were able to start our vacation off right. Nikki was even kind enough to refund us for the first night. 6 stars!- Superbly equipped kitchen- Spotlessly clean- The parking space was too small for our car (4.95 x 2.14 m), but we were able to park in the paid parking lot a 3-minute walk away.
Perfect for my visit ! I’m on my own and have a small well behaved dog! Everything was catered for during my stay! I could have been in the south of France. ( the weather was brilliant)
The garden flat was perfect in every way! Located opposite the beach in Sandgate & a stroll to restaurants and cafes. The spotlessly clean accommodation provided everything & more for a wonderful carefree holiday.Nikki was the perfect host & very amenable to our sudden change of plans when a friend unexpectedly turned up.I would very highly recommend this place to anyone considering a holiday in Sandgate.

Overall it was nice. The parking was a bit tight, but we figured it out. The kitchen was well equipped. For Americans a “how-to” for washer would be appreciated.

I can only assume you didn't look at the property manual that is in full view at the flat which gives the basics of how to use the appliances and also explains where to find the full manuals for all of them. Additionally, you could have called or messaged as you had my number and email. It is never too much trouble to help our guests.

We really enjoyed our stay. The apartment has a lovely beach vibe and has everything you need. The location is great - just across the road from the beach and close to Sandgate's coffee shops, pubs and restaurants. Nikki was very quick to respond to questions before we booked, and our dog really appreciated the welcome treats.

The way the place set up and waiting for us, made us feel so welcomed. Our sweet Fibi (dog) so appreciated her little ball and I was very thankful for the dog waste bags that were set out. We forgot ours, so thank you! Although I brought everything that would be needed to stay in a vacation rental, it was so impressive to find a place that was fully equipped with everything a person could anticipate needing.
The location was very good for exploring east Kent, the property was charming and efficient (everything worked) and the owner was always helpful by text.
Fabulous property with good attention to detail. Our stay was very smoorh from start to finish. We would hoghly recommend this property.

Excellent apartment. Had everything we needed (and more),and dog friendly.The only issue is the car parking (this is due to cramped back streets in Sandgate and isn't unique to the property) Access to the property up steep steps. Our dog is an old boy and has to be carried; which wa make it difficult. Overall a happy stay and Nikki was communicative and responsive.

We do note on our listing that there are steep steps and it is not good for those with limited mobility, but we hadn't really considered the issues would impact elderly dogs too.
I will bear it in mind going forward, but pleased that you were generally happy with the place.
The coastal garden flat is a wonderful place to stay.Sandgate has so much to offer with so many places to eat.We especially recommend the Indian restaurant Green Spice and the Roma Pizza.John Dorey wine bar has excellent wines and owners and staff are very knowledgeable.There is a fantastic bus service to Hythe and onwards and also Folkestone onwards the other way.Fantastic promenade walks to the harbour arm in Folkestone and in Hythe the Dymchurch light railway is a great day out.We also went to Dover Castle which is amazing.The coastal flat is a wonderful place to stay and very quiet, hopefully you will love it like we do.
My grandson loved the stay, I had difficulty with the steps, no-ones fault, I didn’t have leg problems when I booked our holiday, I too had a great stay.
Nicely located and very comfortable flat, perfect for exploring the surrounding coastline.
The flat is immaculate, photo’s are 100% accurate.
Easy communication with Nikki, who quickly responded to questions.
Our mini schnauzer had a great time too!

We had such a great time again in Sandgate and of course the fantastic weather was a bonus. Nikki is a fabulous host and this makes the holiday stress free.
We took the bus to Dover and spent the day at the Castle which was fascinating. Also enjoyed lovely walks along the Military Canal into Hythe and beyond.

The property is well located in Sandgate with craft beer and specialist wine bars close buy as well as a selection of pubs/restaurants. Folkestone harbour and town centre is not far and only about £5 in a taxi if you don’t fancy a walk or the bus.
The apartment is very tastefully decorated and well equipped for a stay.
The host Vikki is super responsive/friendly and provides a wealth of information on places to eat/drink/visit etc.
We had a lovely stay and would throughly recommend this property.

Having grown up in the area, Sandgate holds happy memories of summer days at the beach with family and friends.
My family still all live quite local and I now live and work in Greater London, so this is the perfect escape for my husband and I and an opportunity to catch up with the when we stay here.
I have spent much of my career in the events and hospitality business and have enjoyed the process of improving the property over the last 7 years and achieving the high ratings we receive. It's a thrill every time one of our guests writes a positive review or calls and tells me how they've enjoyed the flat.
Why they chose this property
The apartment is in a great location within walking distance to the shops, cafes, bars & restaurants of Sandgate and just a couple of minutes from the beach. It's also a good walk from here to Folkestone and we can reward ourselves with a bite to eat and a drink at the Harbour Arm.
The apartment is a great spot to use as a base. We visit all over Kent from here and enjoy coming back to our little haven by the sea.
What makes this property unique
Our home has it's own front and rear entrance which gives the feeling of a cottage more than an apartment.
Having our own off-street parking is a huge benefit during summer.
There are bus stops very close to the property, so if you come without a car you can still easily venture further afield by bus.
The apartment also has it's own little patio garden to the front with table and chairs, perfect for enjoying a chilled glass of wine at the end of a summer's day.
