Beautiful and perfect location

Overall, I recommend this vacation rental. Reviewer Comments: We enjoyed this beautiful home perfect for 2 families and children. Unfortunately it was record breaking hot October weather with no air conditioning. Our host graciously provided probably 15 floor fans to combat the heat. I would love to come back for cooler weather.

Perfect Balboa Island Getaway

Overall, I recommend this vacation rental. Reviewer Comments: We had a wonderful four nights on Balboa Island. The cottage had all the charm we were hoping for, and the location was perfect. Easy access to downtown Balboa Island and the ferry if you want to go to the peninsula. We did it all!We used the four bikes that were provided and brought our own along, so we biked everywhere. We parked the cars and didn't use them during our stay.There was plenty of seating for everyone in the family room, and having four full bathrooms was a huge plus. Would highly recommend and will definitely be back. :)

Back Again!

Overall, I recommend this vacation rental. Reviewer Comments: I rented the Balboa Beach Cottage last year for my three adult children & their spouses & myself, for our annual beach getaway. This year we all agreed to have it here again. There are several options for comfortable seating for all 7 us; both indoor and outdoor patios; and it sleeps all of us very comfortably - each bedroom with its own private bathroom. The kitchen is great too, and we all like the decor. It's become a happy place for us. I could not ask for more. (And the instructions from Sand & Surf were thorough and well-timed.) Highly recommend!

Were not able to put sheets on the pull out couch in the kids room because we couldn't find any extra sheets .The floors were not very clean and there was a pair of soiled underwear behind one of the dressers in one of the bedrrooms. Also, there we so many flys, out of control.

Spacious house in great location. Property shows its age (and maybe high volume of renters?) in the condition of its interior and furnishings, but it's comfortable for an informal, beachy stay where you don't have to worry or fuss about the furniture or fixtures. Cute décor and artwork, lots of books and audio CDs. There's a bathroom for every bedroom, which is great for full-capacity rentals. We appreciated the beach and island equipment available in the garage. Check-in and check-out a breeze. Management staff responsiveness during stay (a couple of issues came up) was very quick.

Unfortunately the expectation and imposition asked of the tenant made this overall experience very disappointing. I’ve never been imposed upon so greatly as a vacation renter. My family had no problem with the home, or the neighbors, it was as expected. However every step of the way starting with the excessive check-in process and culminating with the unforgiving treatment of good tenants. Accusation of very minor stains to towels and sheets, some of which I saw in my initial walkthrough and thought nothing of due to being so minor. Additionally, after booking, I became personally aware of another renter of the house having similar issues with the property. I believe that this property management company and landlord need to reconsider renting this property to the public as they display such contempt for otherwise good customers. Very very disappointing customer service!

We were a group of six that stayed in the house for 4 days. We chose the house based on the bed and bathroom count. The house is spacious and the location is great. We did notice that the bottoms of our feet were dirty after walking around on the floors. The floors may have been swept but certainly not mopped. We utilized the outdoor table on the side deck but had to clean the table and chairs before our first use. All in all, we enjoyed our stay and will certainly consider this property for our next visit.
