Guest access Guests have full and exclusive access to the entire main floor of this home—including all 4 bedrooms, 3 full bathrooms, a fully stocked chef’s kitchen, inviting living room, garage, and your own private outdoor area with BBQ, propane fire table, and 8-person hot tub.
This is a completely private upper-level suite with its own separate entrance and dedicated HVAC system. Nothing inside the home is shared. The basement suite is a separate listing with its own entrance and is not accessible to you during your stay.
*If you'd like to book the entire home which includes the upstairs and the basement unit, just message us and we can send you the listing for the entire property.
You’re welcome to stream Netflix on any of the two 55" Smart TVs, relax by the fireplace, or cook up a feast with everything you need already provided. Whether you're here for a quick visit or a multi-week stay, you’ll find this home offers the space, comfort, and convenience to settle in with ease.

Other things to note ✦ Please note✦ Our homes are fully stocked with the essentials you’ll need for a comfortable stay. Supplies are set up to last approximately 7 days. For extended stays beyond this, guests will need to purchase and maintain any additional items they require.
- The patio and backyard have been winterized for the winter season and are currently unavailable until the spring season.
- Our hot tub is fully operational and open year-round, including during the winter months.
- For Winter Weather: During the winter season, snow is removed within 24 hours "after" the snowfall has ended.
✦ Additional Guest Fees ✦ A $15/night fee applies for each guest beyond 4. This helps cover extra supplies, cleaning, and general wear. If you’re booking for more than 4 guests, the fee is already reflected in the nightly rate—no extra charges will be added after booking.
- All additional fees are subject to GST (5%) and Alberta Tourism Levy (6%) taxes for a total of 11%.
We do want to take a moment to remind you of a few important house guidelines: • Hot tub hours: The hot tub is available for use between 7:00 AM – 10:00 PM daily, in keeping with Edmonton’s quiet time bylaw. • Respect for neighbors and other guests: Please be mindful of noise levels both indoors and outdoors, as sound can travel easily to our neighbors and to the basement suite. • No parties or large gatherings: Parties are strictly against our house rules and will not be tolerated under any circumstances. Violations may result in cancellation of your stay without refund.

✦ Hot Tub Usage Guidelines ✦ To ensure the hot tub remains clean, safe, and enjoyable for everyone, please follow the rules below:
• Hours: 8:00 AM – 10:00 PM • Registered guests only are permitted to use the hot tub • Please shower prior to use to reduce oils, lotions, and debris • No soaps, oils, or bubble bath — a full drain/cleaning due to bubbles will incur a $500+tax fee • Sessions limited to 30 minutes for optimal safety and filtration • Only potty-trained children permitted • No food or beverages inside the tub • No glassware near or inside the hot tub area • Wear only proper swimwear—clothing with detergent residue causes excessive foam • Do not tamper with the chlorine floater or monitoring system • Always replace the cover after each use • If glass or debris is found in the hot tub, a full drain and clean will be charged to your $500 damage deposit
✦ Pre-Arrival Requirements ✦ To deliver a safe and seamless experience, all guests are required to complete a few simple steps after booking:
1) Sign our short-term rental agreement Outlines house rules, responsibilities, and ensures a clear understanding for both parties. Sent automatically upon booking and signed digitally in seconds.
2) Complete ID verification A quick one-time process to protect our home and community.
3) Select your damage protection option: – $50 CAD non-refundable damage waiver for up to $700 CAD accidental coverage – OR a $700 CAD refundable security deposit (pre-authorized hold, released 5 days post-checkout) Note: A 2% processing fee applies to the deposit, resulting in a refund of $686 CAD if no damages occur.
Completion is mandatory to receive check-in instructions and access codes.

- Please make sure to fully extinguish any outdoor fire in the fire pit.
- Unplug patio lights upon leaving.
- Bag all the garbage and make sure to double-tie all bags.

The host was very responsive to questions ahead of our stay and provided great information during our stay at the house. We stayed for two days on a weekend to take the family to West Ed, it was a short drive, maybe 10 minutes. Would book again if we come back.

The property was fantastic, clean and easy to find. The one thing I do have to say is because the backyard is tiny gravel if you have children its hard not to get gravel in the hot tub.
