Discover this one-of-a-kind residence — an architectural conversion that blends its 19th-century soul with 21st-century sophistication. Inside, multiple living areas invite relaxation, while a gourmet kitchen opens to a vine-covered patio and sunlit backyard. With four bathrooms, an office, secure parking, an internal lift, and year-round comfort, this CBD-fringe haven is a perfect base for exploring Mudgee’s past and present, with Lawson Park, vibrant dining, and renowned wineries all close by.
Built within an original 1860s Victorian warehouse once owned by the Dickson family—prominent Mudgee merchants of the era—The Warehouse blends historic character with contemporary elegance to create a timeless residence. From the side entrance, step into the expansive living area, where oak floors, exposed beams, and whitewashed brick walls set a rustic backdrop. The space is divided into two inviting zones — one centred around the electric fireplace and TV, and another designed for relaxed conversation. Upstairs, a second living area with a wet bar, book collection, and balcony overlooking Lawson Park and the church spire.

The chef’s kitchen is designed for entertaining, with Caesarstone benchtops, Bosch double ovens, an induction cooktop, integrated fridge/freezers, and a walk-in pantry. An adjoining bar, complete with a wine fridge and glass shelving, adds a sophisticated touch. Dine at the antique table beneath a statement chandelier, or step onto the vine-covered patio, where a BBQ and outdoor setting invite alfresco meals amid lush greenery. The north-facing garden is bathed in natural light by day and centred around a firepit by night — an inviting space to relax and enjoy the outdoors.

Each bedroom is styled with classic details that echo the warehouse’s heritage. Upstairs, the primary suite features a king bed, a walk-in wardrobe, a private ensuite, and a glass atrium balcony overlooking Lawson Park. Three additional bedrooms feature two queen-size beds and one that can be set up as either a king or twin singles on request. One queen bedroom includes an ensuite, while the others share a family bathroom. Downstairs, a second king suite provides a serene retreat with its own ensuite.

Four full bathrooms include spacious showers, premium toiletries, and soft towels. Three bedrooms enjoy private ensuites, while the main upstairs bathroom serves the remaining rooms. A powder room on the lower level adds convenience for groups. A large laundry with a washer and dryer adds convenience for longer stays.

A dedicated office offers a quiet, comfortable space for work or study. The internal lift connects both levels for easy access. Year-round comfort is ensured with central air conditioning and heating, under-floor heating in wet areas, and a 21kW back-to-grid solar power system. Access and security can be managed via smart-home controls and a mobile app. Two vehicles are accommodated behind remote gates in the carport, with additional free street parking available.

In under four minutes, discover Mudgee’s dining heart—Mudgee Brewing Co, Isabella’s Trattoria, Dancing Goat, Kelly’s Irish Pub, Alby & Esthers, and Outside the Square Café. Wander along Church Street for boutique shopping and galleries, or pop into Roth’s Wine Bar + Cellar and Three Tails Brewery & Smokehouse, just a short walk from your stay. Coles and Woolworths are conveniently located nearby for easy self-catering, and the Mudgee Golf Club is just a short four-minute drive away. Within ten minutes, explore the region’s celebrated wineries, including Burrundulla, Gilbert, Lowe, Robert Stein, Huntington Estate, and Pieter van Gent.

Due to local regulations, we can happily host you for up to 90 nights. Any bookings that exceed this duration will be cancelled by Vrbo.

The property offers both elevator and stair access. Stairs are carpeted with a sturdy handrail. Guests with mobility concerns are advised to use the elevator or take care when using the stairs.
