This 2-bedroom apartment offers a cosy, lived-in feel that blends vintage character with a gallery-style atmosphere. Full of personality and warmth, it’s an easy walk to Kingston’s cafés, restaurants, and shops. Ideal for guests who enjoy comfort, charm, and a genuine local atmosphere.

You can access all the property`s amenities throughout your stay.

BEDROOM:
The bedrooms have queen-sized beds topped with professionally cleaned and pressed linen. They also have plenty of wardrobe space for your luggage.

BATHROOM:
The bathroom has shower and toilet. We provide bath towels, shampoo, conditioner, toilet paper, and body wash. You will need to re-stock depending on usage frequency and length of stay.

KITCHEN:
You can use the kitchen if you`re craving a home-cooked meal. While you stay, you will have access to:
- fridge/freezer
- stovetop
- grill
- oven
- crockery and cutlery
- coffee machine
- microwave
- toaster

We stock a simple selection of food for breakfast such as milk, coffee, and tea. Guests will need to purchase food items for longer stays.

LIVING ROOM:
The living room features a FFalcon 40` Smart TV with guest account for Netflix and access to Stan. As well as a Chromecast so you can stream and share to the screen using your phone and WiFi. Note that we don`t provide YouTube, and other online streaming platform subscriptions, so you will have to use your own account.

LAUNDRY AREA:
A washer and dryer are available to use, as well as an iron and ironing board.

PARKING:
The property includes onsite parking with one dedicated car space, plus 22 visitor parking spots conveniently located in front of the building.

COMMON AREAS & AMENITIES:
You will have access to the complex`s common garden and picnic dining.

The common areas are managed by the building management and can be closed without prior notice to owners. We try our best to get the most accurate information to update the listing description as much as we can. In this regard, please check for building announcements at the time of your arrival to confirm the availability of common areas.

Check-in details will be sent two days before your arrival. Access codes will be provided 4 hours before check-in to keep your booking secure.

Self-check-in via electronic lock.

I am available mostly through booking platform messaging but I give privacy to my guests. If there is an urgent issue, you can always call me.

Everyday essentials are just two minutes away at the local shopping village, including Supabarn supermarket, pharmacy, GP, book store, florist and more. Nearby cafes include 7th & Bake Patisserie, Penny University, Local Press Café, Bittersweet and Lava Coffee. Getting around from this home is effortless, with everything you need just minutes away. A bus stop is conveniently located right outside, providing easy access to Canberra’s CBD, the Parliamentary Triangle, and nearby suburbs.

Most of the area’s attractions are within walking distance — it’s only a few minutes to Lake Burley Griffin, Telopea Park, and the Kingston Shops, while the lively Manuka precinct is about a ten-minute stroll. For those driving, major roads like Wentworth Avenue and Canberra Avenue offer quick connections to the city centre and Canberra Airport in under 15 minutes.

The neighborhood’s flat, leafy streets make it perfect for walking or cycling. You can enjoy a scenic ride around the lake, explore local cafés, or end the day with dinner by the water at the Foreshore. Whether by bus, car, bike, or on foot, getting around from this home is convenient, easy, and enjoyable.

Any violation of our no-party rule will result in a $2000 non-negotiable penalty, in addition to any damages.

Please do not flush wet wipes, paper towels, or sanitary products. These cause blockages in the sewer system. Dispose in the bin provided.
1. Please let us know if you need to check in early or leave later than the standard times. We will charge $110 for each hour of non-scheduled delay to check out after 10 am.

2. I have a STRICT `No Pets Policy` except for service or emotional support animals and `No Smoking Policy`. These are applicable inside and outside of the property. Any breach will result in a fine of $400 plus any additional fees for specialised cleaning.

3. The cleaning fee covers the general cleaning and replacement of quality linen in the property. Please try to leave the place as tidy as possible. If the property is extra messy when you leave, an extra cleaning fee will be charged (minimum of $50).

4. Please be sure you understand our cancellation policies. You can find our current policy via your booking channel.

5. Only those persons who made the reservation may stay at our property. If you`re a business or government agency booking for other people, please contact us in advance to ensure access details are made clear.

6. No parties or gatherings of more than the maximum number of booked guests are permitted. All non-guests must leave the home by 10:00 pm. No loud noises or music are permitted after 10:00 pm. There is a $2000 penalty for breaching this rule.

7. Some consumable items have been left for you in the kitchen (tea, coffee, sugar, milk), that you are most welcome to use. Also, the pantry has a few basics - no need to ask, just help yourself. We don`t stock the refrigerator or provide any meals.

8. You are welcome to book if children will be under adult supervision at all times, as this property is not child-proofed and does not include infant amenities (i.e. cot, high chair).
