- 1. CHECK-IN TIME IS 4 pm on arrival date AND CHECK OUT IS 10 am. Mountain time. (We are usually flexible if schedules permit). 2. This is a NON SMOKING house (including marijuana). 3. This is a NO pets house. 4. We will not rent to vacationing students or singles under 25 years of age unless accompanied by an adult guardian or parent. 5. DAMAGE/RESERVATION DEPOSIT- The damage deposit does not limit the liability of the renter and damages beyond that amount are the responsibility of renter. Your card will be charged, but refunded within (7) days of departure, provided the following provisions are met. • No damage is done to house or its contents, beyond normal wear and tear. • No charges are incurred due to contraband, pets or excessive dirtiness requiring cleaning efforts above and beyond the normal routine. • All debris, rubbish and discards are placed in refuse containers in kitchen or garage. • All keys and garage door openers are left and house is left locked. • No linens are lost or damaged. • Check out has not been delayed beyond the agreed time and date. 6. CANCELLATIONS – Cancellations that are made more than sixty (60) days prior to the arrival date will incur no penalty. Bookings canceled at least 30 days before the start of the stay will receive a 50% refund. 7. MAXIMUM OCCUPANCY- The maximum number of guests in the house is limited to ten (10) persons. The house has two king beds, two twin beds and four bunk beds. 8. NO DAILY MAID SERVICE – While linens and bath towels are included in the house, daily maid service is not included in the rental rate. 9. FALSIFIED RESERVATIONS – Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check in. 10. WRITTEN EXCEPTIONS – Any exceptions to the above mentioned policies must be approved in writing in advance. 11. STORM POLICY/ROAD CONDITIONS – No refunds will be given for storms. Mountain roads can be curvy, steep and at times icy. Access roads are generally well maintained, however we recommend four wheel drive during the snow months. After large winter storms, it could take up to 24 hours for the plowing service to plow the driveway on the property. We do not refund due to road or snow conditions. 12. The house is privately owned; the owners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises. Should the premises become uninhabitable for any reason, owners are not responsible for consequential damages and the renter’s sole recourse would be a refund of renter’s payments.

This property is located at a perfect distance from Winter Park yet close enough to allow you to be there in the midst of all the action! Very clean.

This place was perfect for 10 of us. Great location and room. There were plenty of seats for all of us! One of the things I wanted!
If I am being picky...the oven was a tad dirty, which caused smoke when we first heated one thing in it and there was no fan. We cooked in it later and it was ok! There could have been some more pots (bigger spaghetti like pots). The bathrooms were very small, and I am in a walker (didn't fit). A “normal” person could handle just fine! We made due and NOTHING stopped us from lOVING our time.
Overall, great cabin and beautiful views from lots of windows! Views, fire place, cabin feel, large living area, heat, comply couches, big dinning table, and great owner communication all make this place a five! Highly recommend!

When you stay at the house, you are off in a quiet reserve - all the properties nearby are acre plus lots. When you step out on the balcony, you see mountains and trees, not someone else's house or driveway or balcony. But in a few minutes you can be at the ski hill, the grocery store, at the lake or golf course or doing any of the many activities in the area.
