Stunning upper Rainbow River view even from inside the home! Kayaks/paddleboards
Spacious, (3200 sq ft) light-filled, comfortable home with views of the Rainbow River from almost every room. This is the ideal river location with a popular spring for divers and snorkelers just in front of the house. Located upstream from the KP Hole tuber start point, this is a tranquil, peaceful spot. You can enjoy a half mile float to the KP hole with a short walk home, or kayak/tube the entire length to Swampy’s. The head springs is an easy 0.7 mile kayak trip upstream. Only 17 miles to World Equestrian Center and Crystal River.
There is a detached building with washer, dryer , as well as additional queen/twin beds for additional $50 linen/cleaning fee (per stay). This may work well for extended families with grandparents or parents of small children who would like to retire early. Monthly rentals available November-March at 25% discount.
We are dedicated to preserving the peace of this beautiful place for our lovely neighbors. Weekly stays prioritized in summer and holidays with weekly discounted rate. No parties nor day guests are allowed. There is a strict non- smoking, no pet policy. Exterior security cameras are present to ensure policies and for guest safety.
The local kayak rental charges $45 per day in addition to $5 park admission and taxes. At Roy G Biv’s the use of 6 adult kayaks, 3 youth kayaks and 4 paddle boards is included with your stay. Tubes are also available. No boat docking/tie-up is available on the property.
There is so much to do in this area, including scalloping and manatee tours in nearby Crystal River, world class fishing on the Withlacoochee River and Gulf Coast, and Orlando amusement parks two hours away. The home is 17 miles from the new Ocala World Equestrian Center, and five minutes from renowned Juliette Falls Golf course.

Shannon is very polite, welcoming and great host. The house is beautiful, and I love the view.Unfortunately, the bathrooms were not as clean as expected. the showers were dirty, and there was quite a bit of hair on the floor.
We had one of our most memorable vacations amongst the seven of us. The river is so beautiful. Peaceful. The house was amazing and clean and had everything you could ask for, kayaks, paddle boards and floats. Games to play at night and firepit. So worth it. We are already taking about going back next year!

We stayed for a week. It was the perfect river house. Up river from tubers, and super close to the springs by kayak or paddleboard. We will definitely be back!
Such an amazing family vacation. Celebrated Dad‘s 80th birthday. All 12 of us got together and were very comfortable. Ages 5-80 had such a great time. The house is outfitted so well we had one of the most memorable Thanksgivings ever! Plenty of kayaks, paddle boards, books, games, etc. A beautiful part of FL. We will be coming back if allowed :) Thank you

The house is perfectly located, close to the state park and on a beautiful stretch of river. It has everything you need for a great vacation. The kids had fun, and the adults relaxed. It's just what we needed. We loved the place. The manager was very friendly and caring. We already want to go back.
The property is beautiful and the house is spacious. Kitchen is fully equipped. The details on the property could be better. We didn’t know there was a keurig. They provide a gas and charcoal grill but no charcoal or propane. The bath towels are extremely worn and the fourth bedroom that is detached isn’t usable. It smells and there isn’t a bathroom. It’s a make shift laundry room/bedroom. Check in is 5:00 pm (ridiculous) and check out is before 10:00 am. She did work with me and let us check in 2 hours early unfortunately we didn’t know before so it didn’t really help.It is a special property on the river but charging 5 star prices with dirty outdoor cushions, very late check in, beyond worn towels and no propane. Being cheap left us feeling disappointed.

We always appreciate feedback, and are glad you enjoyed the property. As you were informed, our checkin time is now 4pm. It typically takes our team the entire 6 hours between guests to clean the house well. Our housekeeper worked hard to accommodate your request, and I reached out at 2:30pm that it was complete. Alas, we cannot know in advance if the team will finish early.
The laundry house is a detached building , as is both described and photographed on the website. We have a 10 guest limit, with sufficient beds in the main house and three bathrooms. Many guests appreciate the option to spread out and use the additional laundry house beds.
We do have both standard and Keurig coffeemakers, both on the coffee bar counter. Charcoal and gas grills are available for use, with gas and propane tank refills available at a nearby gas station.
I apologize if the exterior cushions were dirty. This is a persistent challenge, sometimes forgotten outside, and professional cushion cleaning just is not possible between every guest. Therefore we also provide additional outdoor seating that does not need cushions, both available depending on guest preference.
We make every effort to provide an excellent stay with comfortable beds, high quality cotton linens, well stocked kitchen and kayaks/paddleboards in this naturally beautiful spot, but in the end this a family home in a rural location.
The location and views are amazing. We got to see plenty of wildlife during our stay as we spent every day on the river. The house was as described and fit our needs. We were able to prepare meals with ease and do some laundry. This place is a must stay!
Our family had an amazing week long vacation on the Rainbow River! The house was fantastic and the location on the river was perfect! The kayaking, paddle boarding, floating on inner tubes, and swimming in 72 degrees freshwater springs exceeded our expectations. We also did a scalloping excursion in the Gulf of Mexico! This place was perfect for 11 of us friends that love a Girls' getaway. Plenty of space and enough water toys. We loved the outside space on the water with plenty of seating and shade. We loved all the windows in the enclosed Florida room, also with plenty of seating. The kitchen was large enough for all the food amd cooking we did. The water, wildlife, and weather were perfect. We would definitely come back again.
This a spacious, well-equipped house north of the KP hole. We enjoyed cooking in the big kitchen, and roasting s’mores by the fire pit. There were plenty of kayaks and paddle boards. We stayed in March, so we also enjoyed spending time in the sunroom on cold days. We’re looking forward to coming back!

This property was even better than you can imagine! The house was clean, fully stocked and had plenty of space! The yard was beautiful and spacious, and is a beautiful spot on the river to see wildlife. There were plenty of kayaks and paddle boards and float tubes. Property was beautiful! As a large family group we really enjoyed swimming and kayaking the river. Very nice 1 hr float to kp hole. Owner was accommodating and responded quickly to any questions we may have had. Enjoyed nightly fires and just listening to all the different animal sounds at night. This house is perfect for our family. Our stay was with my husband and two adult kids and my brother, his wife and adult kid. We had two adult kids missing this year but they would have had available beds. We loved the shaded river side patio and the plethora of hang out spaces inside. The view from inside is as good as outside! Owners and property maintenance person are excellent communicators. We couldn't be happier.

We loved the location of this house. We would have liked to have everyone be able to stay in the house, but it was OK. The furniture was quite old, but in good shape, We loved the porch with al the windows. The kitchen was well stocked. We loved the handy man, George, who was helpful with a couple of things we needed taken care of. The owner was very responsive when I had a concern. We would have rented it again for next year, but the price went up significantly from this year. Unfortunately, we will look for another place because of that.
My family and I had a perfect trip to Rainbow River. The house is directly located in a prime spot on the river by a main dive spring. We saw an abundance of wildlife along with divers, kayakers and snorkelers daily. The rental provides an array of all that you will need to get out on the river and have fun that includes paddle boards, kayaks, paddles, tubes, fins, wetsuits for kids and life vests. Inside, the home was clean and fully equipped. The owner was great to work with. She was prompt to answer questions. We will return again next summer.

We had a wonderful time in this vacation home. It was exactly as described in the listing. The home is very clean and well stocked with all the things you need to be comfortable. The kitchen is well supplied for cooking. The beds are all comfortable, which is not typical in my experience. There was even a bidet! It’s a great home. Very spacious. I can’t put into words how special the scenery is! That’s the highlight of the stay. The beautiful river is so nice to have right outside. We got to see otters, birds, fish, and deer. Every morning there were multiple deer outside the front door grazing. The water equipment was well stocked and well maintained. We enjoyed kayaking whenever we felt like it, right from the backyard. Super fun. The host was very informative and helpful. WiFi was good, which is helpful since the cell service is spotty.We truly had a wonderful time here and would definitely come back. Well worth the cost.

Awesome location. Awesome river and great open layout of house.
We spent a week there with a varying number of people (some couldn't stay whole week). We spent most of our time on the river. We started with a lot of kayaking but ended up really loving the paddleboards. I'm not good with balance things but was able to do it pretty good and enjoyed it more than the kayak. Just don't forget to put the fin down for steering.
The house was in very good shape. The kitchen, dining room, and living room are all in one big open area which worked out great for us. There was plenty of room for all of us to hang out together. That where we were most of the time we weren't on the river.
The house was very well supplied with entertainment. The large number of kayaks, rafts, and paddleboards meant that we all could be on the river. We ended up not needing any other entertainment than what was provided.
The river temperature is great! We loved that it would keep us cool even on hot days. We all had a wonderful time.
This house is the best!! The indoor and outdoor living space is perfect and of course we love Rainbow River! Lots of paddle boards and kayaks and tubes to enjoy the experience! It was perfect and we will be back!
Everything was perfect in every way! The house was large enough for our group of nine. The kitchen was the best stocked of any we have rented and the owner was easy to work with.
I will definitely stay again and highly recommend this house for your next visit to Rainbow Springs! Thanks for everything, it was a trip we will always remember!
