Mizzentop, a summer beach house in Wesquage, Narragansett, overlooks Narragansett Bay and Bonnet Shores with a view of the island of Jamestown and historic Beavertail Lighthouse (the first lighthouse to be built in Rhode Island). This lovely homestead features amazing beach views with a stairway leading to Wesquage's private beach with its own lifeguard and gate guard. Play in tide pools, catch a crab or a starfish and gather seashells by day, or walk the beach in the moonlight.
The half acre yard, with lots of room to play, has a fully furnished patio and gas grill. Mizzentop's first floor includes a large dining/sitting room with beach views, fully equipped kitchen with pantry and refrigerator/freezer, living room with TV, wet bar, lavette (half bath) and laundry room. The bath house is a unique feature of the home with a hot water shower, 2 dressing stalls and beach chairs. The second floor houses a large master bedroom with a queen bed and picture window with panoramic beach views, two additional bedrooms, each with a set of twin beds, and a fourth bedroom with a queen bed. The second floor also has a full bath with dual sinks. The beach house is a short walk to local restaurants and an ice cream shop. Relax, play, and soak up Mizzentop's charm!
Fun fact: Mizzentop was named for the mizzenmast on schooners which are often spotted on Bonnet Bay as they sail past the lighthouse out of Newport Harbor.

Great location with private beach. Samantha was very helpful. Towel hooks in bathrooms would be a plus. A real toaster vs toaster oven and a stove spatula.
Loved the house location. Everything I needed was in the house. San Che med us in and out. Gave us a very nice welcome feeling. Great check in and check out process Sam. David the host for this property was fantastic. He also made us feel very welcome. No issues at all for this stay. 5 stars. Will definitely go back.
Great water views and easy access (2 minute walk) to private neighborhood beach (0.4 miles long) with a great stretch of sand and spectacular views. Property was clean, well equipped and rental was well organized.

Bonnet Shores- Amazing Property 31 Johnson Ave Narragansett RI
Great weekend for our group of people to stay over 2 nights in the house. Property was amazing and the views of the Bonnet Shores beach overlooked below were great. House was plenty spacious and extremely clean too, living room and dining room area especially were very open and size friendly. Overall a wonderful stay, would definitely book again in the future.
Mizzentop is a lovely and welcoming home -- it is quite clear that the owners have maintained it meticulously for decades. We thoroughly enjoyed our stay there, not just for the fabulous views of the beach but also because of the numerous small touches (really nice pots and pans in the kitchen, thick and fluffy bath towels, lots of beach chairs and towels, pretty landscaping and many lawn chairs to enjoy it, some games and books). Outstanding view of Kelly Beach, and a very easy 2-minute walk to get to the beach, too. We're already looking forward to staying there again!
Very nice location, just above a nice and long sandy beach with access to a private part of it. Very quick and easy to walk back and forth between the house and the beach, which was most convenient with 2 toddlers. We also enjoyed the garden overlooking the beach. Should I mention a less positive point, I would express our slight desappointment that only one bedroom is overlooking the sea, instead of several as suggested by the photos. Another inconvenience is the very noisy AC in some back bedrooms. But overall we had a very enjoyable stay in a beautiful place and a family's friendly neighborhood.

No frills house in perfect location
Starting with the positive - the location of this house is ideal for anyone wanting easy beach access. It’s just a few steps from the property to a private beach club. The views are beautiful. It’s a quick walk to ice cream, restaurants, and coffee.
Some things to be mindful of with the house. The first others have mentioned - the listing does not disclose that there is an apartment reserved for a family member that shares walls with the living space. The first page of the guest book requested we be quiet so as not to disturb someone staying there. That is the type of information that needs to be prominent before someone books. Had someone been staying there when we were, we would have had zero privacy.
The inside of the house was clean but musty. There was a strong mold smell especially in the back rooms towards the bath house. The bath house was not clean - mildew lined the walls and shower curtain and made showering there after a beach day a pretty unpleasant experience. If you are sensitive to mold like members of our group, you could consider a different house.
These issues and other smaller ones (like any hooks to hang towels!) are fixable. We paid high season rates for our trip and I wouldn’t do that again unless they were addressed. But, the location can’t be beat.
We had an amazing trip to Narragansett. The location of the house is the best. Plenty of room for our family of 6. House is really clean and communication with Treeci was awesome. Thank you for a great week!
We enjoyed our time at Bonnet Shores. The house was very clean, check-in and communication with the property manager was straightforward, and the view truly was unbeatable.
So why one star for the accuracy of the listing? Because it is not disclosed that the house is actually partitioned and family members can and do use the portion you are not actually renting. That is absolutely unacceptable in my opinion. Clarify that to potential renters, though, and Mizzentop House is perfect.
My family and our close friends vacation in Narragansett annually/biannually and this was our first time at Mizzentop. From the house to the amazing location to the communication with the property owners and more, everything was great. Highly recommend this place and we will very much consider it again in the future.
The house is very clean, the views are spectacular but the lack of privacy and overcharges are out of control. I want to preface this that I am not the type of person to write reviews good, bad or indifferent. However, in this instance I want to make other renters beware.
1. There is 1 TV in the house - it did not work. We did not ask to be compensated; we just moved on seeing the intent was to enjoy the location and not the TV.
2. It is not disclosed in the description of the property but there is a family member who actually lives in the house - you don't really see her but if your intention is full privacy you're not getting it. The house is not a single family dwelling as you are led to believe.
3. I had to provide a list of all people staying in the house, potential visitors and car make model and license plates. If your intent is to have any visitors find another place.
4. This property is owned by a large family - I checked in on a Friday and by Sunday one of the sisters was on site going through the trash cans and "tending" to the gardens. She even spent a good hour in the house trying to get the TV to work with no success. She was on site for no less than 3 hours.
5. They schedule a walk through at the end of the rental period. I had to wait over an hour for the owner to show up who by the way lives across the street from the property.
6. After the walk through with the owners "Dave" everything was "great" he couldn't get over how clean the house was and even offered it up for us to rent again.
7. After my stay I received an email from VRBO that I was charged and additional fees: 1 broken beach chair, 1 missing beach chair and "trash house clean up". I have sent a message to the owner to inquire about the charges. However, at this point I care less about the money than I do about making sure that future renters do not have the same experience.
8. Mind you, I had several email exchanges, text messages and phone conversations with the owner. However, he had no problem just charging me without speaking to me first.
9. What is a reasonable credit for a broken TV and lack of an upfront disclosure about the family still actually living on premises?
Had any of the alleged issues been called out during the walk through and at least given me the opportunity to refute the charges I likely would not have been so compelled to write this review. In summary, renter beware.
Lovely Property, Beautiful View and Steps from Beach
We had a wonderful stay. The house has great views of the water from the front yard, dining room and Master bedroom. Also we loved the outdoor shower area as well as the beach towels and chairs that were provided. We had an issue with the outdoor water not working and they came out and fixed it right way, so wasn’t an issue at all. The only downside is that there are only 1.5 bathrooms so if you have 8 people we might have to schedule your showers (or use the outdoor shower which is covered and lovely).
Overall a very clean and wonderful home with great beach views and a very short walk to the beach and sand! Thanks so a great stay!
This was the cleanest, well kept property. Rooms were large and inviting. View was amazing. Was the perfect week-end getaway. Wish we had more time there it was so pleasant.

Big fun beach house, Bose stereo made for a fun dance party for kids. Couldn’t be outside on the front yard to see the view of the beach from the Adirondack chairs enough, it is beautiful. The outdoor shower “cave” was really unique and fun also! Will definitely book again.
Mizzentop has been in our family for over 50 years and three generations have been enchanted by all its joys and amenities:coastal breezes, panoramic views of Bonnet Bay, Narragansett Bay and Wesquage Salt Water Pond. We`ve been hypnotized by the sound of waves kissing the shore, lulling us to sleep on starry nights and have been sharing these gifts with summer guests for the past seven years, delighting in the fact that Mizzentop continues to bring happiness to so many wonderful, deserving families.
What makes this property unique
The Mizzentop House is part of an exclusive Wesquage Beach community. The house features spectacular views from the front yard while featuring a private patio in the back yard. The in-law suite has its own entrance, private parking, newly renovated bathroom, and a private sitting room that faces the water. The main portion of the house has three bedrooms plus an additional full bath on the second floor and a half bath on the first for a total of 2.5 baths in throughout the house. The entire house is tastefully furnished and all linen, paper and cleaning products are provided as well as a cleaning service should a guest desire one.
