This is a beautiful lakefront property with 1500 feet of shoreline full of beautiful acreage, woods, & BREATHTAKING views! It is accompanied by a dock, beach, sand volleyball, a boat ramp, kayaks, & all included! You can also rent a pontoon boat right from the property!

Have boats or watercraft of your own? Bring them! We have a boat ramp right onsite & plenty of room for your trailers, as well as docking. Play volleyball, corn hole, Beersbie, ladder golf, giant Jenga or just play in the cleanest, coolest water on the lake. The water comes right out of the mountains & dumps right at our feet. Great fishing as well in season. We are actually in one of the best areas to fish. Eat s'mores by the campfire at the beach & watch AMAZING sunsets!

Close to Pirate's Bay (water park), endless waterfalls & hiking trails ,Orbitz Glassblowing, snow skiing, horseback riding, rappelling, caving & ziplining. We are 1:30HR from the Atlanta, Birmingham, & Chattanooga Airports.

The views are incredible & the house has 1870 charm mixed w/ 21st century décor & conveniences. Breathtaking views of the lake & lawns & you can even see how the sunset pours colors into the house at "golden hour". We also have LOTS of stars, it just gets better & better!

This is not "3 houses near each other to be able to sleep everyone". It is one large main house, an apartment over the garage (The Den), & a guesthouse (The Rose Cottage). They are combined to sleep 57+ guests. Hard-to-find, especially right on the water. Main house has 5 Bedrooms which includes the upstairs sleeping porch, five full baths & one 1/2 bath. The Den has 1 bedroom & a full bath. The Rose Cottage has 4 beds+loft & three full baths, separate kitchen & laundry room.

*The Main House:
Common area: Living Room Queen Sleeper Sofa Sleeps 2. Access to powder room, outdoor showers, &/or the other 9 showers in the compound.

Bedroom #1:Brown Room en Suite Master is on main level & sleeps up to 4: A Queen & a twin bunk. Private full bath w/ shower.

Bedroom #2:The Coral en Suite Master is on the main level. It sleeps 4: King bed & a daybed w/ a trundle. Private full bath w/ shower.

Bedroom #3:Bunk Room is upstairs & sleeps up to 15: 3 each full over full w/ trundle bunks. Check weight limits. Access to the upstairs hall full bathroom w/ shower.

Bedroom #4:The Magnolia en Suite is upstairs & sleeps up to 6: 2 queen beds & a twin bunk. Access to upstairs full bathroom w/ shower.

Bedroom #5:The Gardenia en Suite Master is upstairs & sleeps up to 4 &overlooks Magnolia trees & the courtyard in the back. King sized bed. There is a full futon (Full size=2 kids or 1 adult) in here as well & is counted in capacities. Private full bath w/ shower/garden tub combo.

Bedroom #6:The Sleeping porch is upstairs, it is all of the glass you see in the front picture. Fully enclosed w/ HVAC. This sleeps up to 5. Twin bed, Twin bunk bed & a full futon (Full size= 2 kids or 1 adult) up here & is included in capacities. Access to the upstairs hall full bathroom w/ shower.

*Apartment over the garage (The Den):
Bedroom #7:Sleeps up to 6: 2 queen beds & a queen sleeper sofa. Full bath w/ shower/tub combo & kitchenette.

*Guesthouse (The Rose Cottage):
Bedroom #8:Rose Master en Suite is on the Main level Sleeps 2: Queen Bed en suite bath. Private full bathroom w/ shower.

Bedroom #9:Rose Double Twin Bunk on the Main level sleeps 4: 2 Twin Bunk Beds. Access to downstairs full bathroom w/ shower.

Bedroom #10:Rose Queen is upstairs it sleeps 2. Queen bed. Access to upstairs full bathroom w/ shower/bath combo.

Bedroom #11:Rose King is upstairs it sleeps 2. King bed. Access to upstairs full bathroom w/ shower/bath combo.

**Coming Spring 2025, this listing will have its own private pool at the main house! Once the new pool is added at the main house, this listing will no longer have access to the resort pool you see in the pictures.
*The lake level decreases a few feet in late fall through early spring & may affect boat launch, dock usage, watersports or lake views.
*The full size bunk beds have a weight limit of 250lbs up, 300 middle, 175 trundle. The twin metal bunk beds have a weight limit of 220lbs upper & lower.
*The water recreation area is a good walk but is accessible by vehicle. We have 5 acres & you can drive right to the dock if desired. Please see pictures.
**We do allow pets; however, must discuss w/ us before booking.
**The pool is open from Memorial day- Labor Day but can be heated in the off season at an additional cost.
*CLEANING FEE DISCLAIMER: We are disenchanted that we have a pass-through cleaning fee so high these days but w/ everything going on in the country w/ higher costs & labor shortages, this is our new reality. We understand that when this fee is split by the large groups that is nominal per-person but we want you to know our hearts are that we wish it wasn’t so high regardless of that. It is a very large house to turn over in such a short amount of time & weekend help is extremely hard to find help. We only have 1780 people that live here so we have to be the highest paid to retain the best & they are AWESOME! Conversely, we are pleased to remind you that we have so much included w/ this property. Unlimited firewood, propane for grill & gas fire pit, all the coffee supplies you need except coffee. Sweeteners, powdered creamer, filters & a selection of teas. Spices & oils galore. You don’t need to bring trash bags or paper goods either. We stock enough for your entire stay, not just a starter amount. Bathroom & facial tissues, paper towels, trash bags, napkins, salt & pepper shakers, DW detergent, laundry detergent, aluminum foil, zip lock bags, plastic Saran-type wrap, shampoo, conditioner, body wash, bar soap, Q-tips, cotton balls, hand soap, kitchen sponges, first aid kits, & Dawn dish soap. We have hospitality boxes w/ all sorts of things guests may forget. There is a huge list of items stocked if you would like us to send to you. Our guests have told us in reviews that all they need to bring is food & clothes. One last thing on cleaning: If you are going to check out on a weekday, please inquire if there will be a break in this fee.
