Fantastic, bring your bathroom toiletries( shower soaps) and stock the fridge. Truly all the comforts of a cozy home. We had a great stay. TV instruction might be helpful for those of us that are not that tech savvy. Would book again!

The house’s location was perfect - steps away from the river. You could enjoy the peaceful mornings and evenings from the back porch overlooking the river and spend all afternoon down at the river where there was plenty of grass space and smooth rock space to sit out and enjoy, and then deep enough areas for swimming and shallow enough spots to walk around in to enjoy the water! The house was clean, well stocked (one of the best stocked I have stayed in), and had plenty of space for everyone to hang out and enjoy. It had such a homey and inviting feel to it. My family is already asking when we can return! If you are looking for a spot to get away and relax, this house is a great place to escape to.

Great riverfront property that is deep enough in pockets to swim. Hosts provide kayaks for a short trip up or down the river. Back porch is perfect for bird watching, and kitchen is fully stocked.

We had a great time on our stay. The house is super well stocked and the river is right out the back door with lots of kayaks and things to do.

We had an amazing time this is our second year in Leaky and first stay at the Frio River Paradise. The house was awesome and we will definitely be back!

This property had everything we needed for our family get together. The house is well stocked with the indoor and outdoor necessities. The kayaks and water toys were a huge hit with the kids and roasting s’mores in the fire pit was a great way to close out the day. I highly recommend this property.

Great cabin with water access

We had a great time at the cabin and had access to water! The Frio is struggling with water flow, but we enjoyed the kayaks and paddle board provided by the host. There are options in the area if you want more water, but the cabin has a lot to offer!!

Perfect place to relax

We enjoyed our stay relaxing on the river, went kayaking and fishing! It was the perfect place to get away. The house is clean and well stocked with towels, entertainment, and anything you would need in the kitchen! We also used the fire pit one night! Thank you so much!

Grear House on the Frio

House was very clean and could accomodate even more people than our 7 member family. Kitchen was well stocked and the river toys were a big surprise. You don't need to bring extra chairs as plenty are provided. The couch in the living room is especially comfortable. Saw a variety of bitds from the back porch along with deer in the mornings. We had a great time!

Spring Break 2023

I take my five grandchildren on a spring break trip every year. This was our ninth year. This property was great. The weather was our enemy. We only had one warm day. But we still had a good time being together. We loved the porches and the kitchen was perfect. I cooked all our meals except one. They had everything we needed.
