La Terazza is a vacation property located in Cetona, Italy in the Southern Tuscany region of Italy. Cetona is considered one of the most beautiful towns in all of Italy. Located less than two hours from Rome and Florence, La Terazza is centrally located for exploring all of Tuscany and central Italy. Siena, Montepulciano, Orvieto, Assisi are just some of the cities that are only a short drive away.

Cetona is a quintessential medieval Tuscan Hill town with fewer than three thousand inhabitants. Located within the quiet pedestrian only historic town center, La Terazza provides refined modern amenities the discriminating traveler expects with the culture and flavor one can only find in a medieval town. The main piazza with its shops, stores, cafes and restaurants is located only minutes away by foot. Wander the winding streets of the town and savor the breathtaking views of the Tuscan hillsides, or relax in the garden and terraces that make La Terazza so unique.

La Terazza is entered through a private courtyard on the street level A limestone and steel table and six chairs are located in the courtyard for Al Fresco dining and entertaining. On the ground level there is a living room and dining area with a fireplace and separate kitchen area. The kitchen comes fully equipped with a refrigerator/freezer, dishwasher, gas range, toaster oven, coffeemaker etc. Comfortably sleeping six people there is a master bedroom suite with a private full bath on the second floor and two additional bedrooms on the third level that share a full bathroom located on the second floor. Access to the terrace and gardens is from the third level. A small bistro table and two lounges are located on the terrace. A private passage from the terrace leads to a small gate that opens onto a small side street.

To assist you in your visit, we provide free WiFi Access, and a laptop computer and printer connected to the internet so you can check your email, do travel research and print out important documents. We also have several transformers in the house to convert the plugs from European to other standards. We also have a large library of travel guides for many different areas of Italy and thenearby surroundings. Our goal is to make your visit as relaxed as possible.

La Terazza is unique in that it has expansive exterior spaces and gardens in a central location within the historic center or 'centro' of Cetona. There are no other properties in the Centro of Cetona that provide a ground floor cortile and multiple levels of terraces and gardens. The produce from our garden is available for your consumption during your visit, and there are tomatoes, cucumbers, artichokes and herbs to be picked. The garden and property are meticuously maintained by a neighbor who cares for the property as if it was there own. All of the restaurants and shops in Cetona are just steps from the house, but there is no noise or traffic.

When staying at La Terazza, we have a local Rental agent who has their office in the main piazza, and will meet you upon your arrival. Your bags will be transported up to the house and you will be given a thorough introduction to the house and its functions. During your entire stay, our agent in Cetona will be available to assist you with questions and additional activities that you might choose to plan. They are able to communicate in several languages including English, French and German and are happy to communicate via email.

Private cooking services, tour guides and babysitting services can be arranged as well.

I am an architect and lived/studied in Florence twenty years ago, and after getting married, decided to purchase a vacation home in Italy. Since we bought our house, we have had 2 children and have brought them to Italy to experience a unique and wonderful experience that can be found in a location like Cetona.

We had visited this region of Italy numerous times before we decided to buy a home in Cetona. The area is perfectly situated to visit and experience all the character and qualities of Tuscany and be within a short distance of dozens of fantastic destinations like Florence, Siena, Orvieto, the wine towns etc. Cetona is a perfectly sophisticated but intimate historical hill town that provides every possible experience that is desired from a trip to Italy without any sense of tourism. There are no tour buses and no crowds, children play in the piazza and the parents and residents sip drinks from the cafe's on the piazza. You can do as much as or as little as you want - a truly unique vacation experience.

What makes this house unique

Staying within the historic pedestrian only town center as opposed to a villa in the country allows you to truly experience the lifestyle and character of a italian village. You can walk down to multiple restaurants and shops, and not have to drive anywhere for anything. Everything that you need for an unforgettable vacation experience is located within a few minutes walk. You will hear the Italian spoken in the streets and in the shops, but will be able to converse in English if you do not know the language. The sounds you will hear are roosters crowing in the morning, the breeze and the birds. A truly relaxing experience. If you want to sightsee, all of the major and minor destinations in Tuscany and Umbria are within a short and convenient drive. The main rail station in Chiusi is very convenient and allows travel to Florence in one hour, and Rome in 1-1/2.

Cetona has every possible attribute that a trip to Tuscany requires... fabulous restaurants, shops, museums, local wine, cheeses and meats, but without any crowds or traffic. The Centro of Cetona is pedestrian only and very compact and accessible. The main piazza transforms itself on a weekly basis for market day on Saturday, and numerous festivals and celebrations occur throughout the year. The locals are warm and inviting and welcome you to their slice of paradise.

Notes:
The large outdoor cortile and private garden spaces that La Terazza has are very unique with a property within the centro. 2 Bicycles, lounge chairs, beach umbrellas are available. Central heating system allows year round use and enjoyment. There is also a fireplace that can be used, and wood is provided free of charge.

Charming Cetona

We are a couple in our 60s and chose La Tarazza for our first week in Tuscany. Like most Tuscan towns, Cetona is perched high on a hill and LaTarazza is almost at the top of the hill. If you're not in good shape when you arrive, you will be by the time you leave! The owners have described the property to the 'tee'. We found the kitchen very well equipped for everything we needed, which included breakfast every day and dinner 5 of our 7 nights. The view from the garden is beautiful, looking out to those famous Tuscan hills. We picked tomatoes and lettuce from the veggie garden every day for our salad....it was SO nice. Parking is an issue in every town but we found a spot that worked for us 6 of the 7 days. We used Cetona as a home base for the week, taking day trips to various wine, cheese and olive oil sites. If you decide to cook in, the grocery store has beautiful produce and a wonderful butcher/meat area. There's also a butcher on the piazza as well as a small shop that carries fresh pasta, cheese, antipasti and a lovely selection of salami. You will not go hungry!

La Terraza In September

In September, my wife and I stayed for almost two weeks at La Tarazza, Cetona. Although our flight was late arriving into Roma Fiumicino Airport, the Property Manager, was still waiting for us when we arrived and took care of getting our luggage up to the house. When we took our coffee up to the garden next morning to take in the views, we knew we had made a good choice of place to stay. Cetona was clean, quiet and had all the local amenities, including two great restaurants (Nilo’s and Osteria Merio). Our home-away-from-home was very clean and had all the amenities (with exception of microwave, which taught you to do things the “old way” again). While English was not spoken by too many, everyone was willing to converse with you and try to help, which is half the fun for us. The Saturday morning market was a great place to pick up your fruits and vegetables, but don’t touch the fruit, they will select for you, depending on whether you want to eat it that day or in a few days!

There are several day hikes from the town and maps are available from the town Tourist Office. If you want to rent bikes, there is a shop in Chuisi (15mins drive) called “Bruscino Noleggio Biciclette Chuisi”. Mountain bikes cost 12Eu/day, but not much selection. A couple of great rides right out of town. “Sentiero Della Bonifica” runs through beautiful countryside up to Arezzo (~40miles one way).

Location is perfectly situated between Rome and Florence, with the A1 Autostrada running north/south only 10mins away. This is a toll road, so don’t lose your ticket or you’ll be paying the full 50Eu! There are so many beautiful towns and villages to explore in and around Tuscany and wine country. This time of year, the sunflowers start to die and are being harvested with many fields ploughed over. The contrast of soil colours in just 100 yards, was amazing to see and makes for great photographic opportunities. June/July are the months to see them in full bloom across the rolling hills. Montepulciano, Montalcino, Montefalco wine areas are 40-50 mins. Away. Avignonesi, near Cortona, is one of the better vineyards and does a great tour. You need to book ahead.

Overall, we had a wonderful time, and the Property Manager was like a tour guide to us, helping is make arrangements for renting bikes over the phone, since our Italian was limited.

Great Home base

We recently stayed at La Terrazza and had a wonderful stay. Quaint town with two nice restaurants, our favorite Osteria Merlo. Most of our trips were within a one hour car drive. We saw Perugia, Assissi, San Gimignano, Volterra and Orvieto. A car is a must. La Terrazza was a wonderful comfortable place to come home to. Great views and very clean. On the weekend the piazza was loaded with kids playing and older folks sipping their expresso.

Dream Italian Vacation

Vacationing at La Terazza was a dream come true for me and my two best friends. We flew into Rome and rented a car and had an easy drive to Cetona. After doing the "tourist stops" in Rome, it was very unique and lovely to spend a week in Cetona. We felt like we were really experiencing a true Italian experience. The villa is perfect with every convenience that your home would have. The owner was very helpful in giving us all the details that we needed. It was very clean, well maintained, and exceeded our expectations in every way. We really used the wifi to connect with friends at home and to download all of our beautiful picures of where we were staying! We even had fresh basil and tomatoes from the garden in the back to make some very memorable meals and eat together on the upstairs terrace. Many laughs and joy were shared as we drank wine that we bought down the street at the local shops. I was worried about gaining weight after eating and drinking so well but we walked everywhere. We felt very safe and the pace of life is so relaxing. We drove to many little towns in Tuscany and even went to Florence one day. It was a very easy drive back "home". I can't wait to come back!

Old world charm

I just returned from a week stay with my wife and 2 teenage children. We thoroughly enjoyed our stay. The house is well equipped and as charming as the pictures suggest. I especially enjoyed mornings on the terrace. As one guest wrote in the guestbook, sit more drive less! The owner and local property manager are incredible.

Cetona is an located in one of the most picturesque portions of Tuscany. The views in every direction are magical. The local shops are quite nice and we managed to communicate speaking very little Italian. The 2 local restaurants are both very nice, we preferred Osteria del Merlo.

Be prepared for some hill climbing. The road up to La Terazza is a very steep cobblestone lane straight out of a travel brochure. Not too hard for a reasonably fit person, but I doubt a wheelchair would work. The spiral stairs look intimidating, but they were old hat by day 3.

Comfortable Home in Unique Location

We just spent a week at La Terazza and had a great time. This well restored home had everything we needed for a comfortable stay for our family of 4. Really enjoyed the upper deck and garden with views of the scenery over the rooftops. Found the owner to be extremely responsive to all our questions by email and very informative about the region. On his suggestion we drove the loop from Cetona to Radicofani to Montichiello and back. Was one of our best days in Tuscany. Also, go see the village of Castiglione di Lago. Wonderful medieval hilltop town with fantastic lake views from a restored castle. Would definitely recommend La Terazza for anyone looking for a unique home in a beautiful (and not touristy) historic Tuscan town.

La Terazza is available to be rented on a weekly basis, Saturday to Saturday. Shorter and longer stays are available, however the rates are still quoted on a weekly basis without a discount for partial week stays. La Terazza is not available for nightly rentals like a hotel or pensione.

50% of total rental is due upon confirmation of reservation, balance of rental is due 8 weeks prior to stay. Specific details regarding cancellation policy are included in the rental contract.

Owner's Cancellation Policy

  • 50% refund if canceled at least 7 days before arrival date.
  • 100% refund if canceled at least 14 days before arrival date.
