Oceanview Colonial (comprised of the first floor only) located just 4 houses from the beach with a covered porch! UPDATED KITCHEN SUMMER 2026! 2025 PRICING FOR 2026.

This 100 year old home is loaded with charm and was the queen of the shore in its hey day. This charming 1st Floor, 3 bedroom, 2 bath unit went through a “down to the studs” remodel in the winter of 2023. All new appliances, furniture, in unit washer and dryer and central A/C. Located conveniently on 11th Ave, with 1 dedicated parking spot, in family friendly Belmar. This unit welcomes you, family, friends or reunion to ocean living.

No need for planning a full day at the beach, come and go as you please with the 6 beach badges, 6 backpack beach chairs, 6 beach towels and 2 umbrellas provided. Don't worry about salt or sand, rinse off in the outside shower, then come in and put your feet up to watch the surf or surf the web. Please be aware that we rent to families or groups age 25 or older only.

You will never want to leave front porch. But if you need to cool down, central air will keep the inside cool. And there is a washer and dryer in your unit for your convenience. This home may also be your potential cozy winter getaway, the ocean is beautiful year round!. Kid friendly. Please no pets or smoking.

Check-in/out was a breeze. Unit was very clean and was fully stocked with everything we needed. Neighbors were friendly too, Location to beach was perfect. Boardwalk amazing. Nice, clean and calm beach. Can’t wait to stay again!

We love this beach house for our summer family trips! The house has an incredible location that is walkable to the beach and many restaurants and shops. The three beds and four bedrooms allow plenty of space for everyone to be comfortable, and the kitchen is very well equipped for nights in as well. We especially love the front porch for hanging out in the mornings and evenings. The house was clean and well organized, and communicating with the owners or managers is always a breeze. Definitely recommend this rental for beach vacations!

Great Place, Great location

New clean place just as described. Has beach chairs for guests and the kitchen has everything you need. Easy to walk to the beach with small kids. A nice ice cream shop right around the corner.

This was our second time staying here for some summer beach time and we couldn’t ask for a better place! Great location, comfortable and clean. Exactly as advertised! Communication and checkin were also both very smooth. I e look forward to more stays in future summers!

We had an amazing stay at this beautifully appointed home just four houses from the beach! The location is unbeatable—just a short stroll to the sand and surf, and surrounded by fantastic local restaurants offering everything from fresh seafood to casual bites.The house itself is thoughtfully furnished with stylish decor and comfortable, high-quality beds that made it easy to relax after a day in the sun. Every detail felt carefully considered, from the cozy living spaces to the well-equipped kitchen. Great location

We enjoyed our time in Belmar at this rental. You can enjoy a peek at the ocean from the front porch and being steps away from the beach is fantastic. Beach tags included for four adults! There was confusion regarding the pack and play for my son and the manager came out quickly to make sure we had what we needed. We would love to come back!

Perfect Belmar Location!

This property was great for 5 adults &1 five yr old grandson. Easy walking distance to just about everything. The rooms were nicely appointed and comfortable. Overall the house is very quiet, no upstairs noise at all and all neighbors were very friendly. A great choice for a long weekend. The amentities were greatly appreciated! A beautiful rental in a beautiful town, that provided us proximity to the Sea Hear Now Festival and those not going to that, enjoyed local area fishing and beach time. Do not hesistate take rent this property!!

Fantastic

We had a great stay! My suggestion, if you have more than one car, leave the car on the street there! Use Uber or the car in the parking spot. The house is only four houses from the beach and everyone wants to park there. A lot is within walking distance.

We were 3 adults and 2 children, and everyone was happy from the moment we got there to the moment we left three days later. The neighborhood was quiet. The property was gorgeous! The rooms were clean, uncluttered, and new. The house was beautifully decorated and well-stocked. I've been going to the shore for 30 years, always having to bring my own towels and sheets and having a 15-minute walk to the beach. With this house in Belmar came sheets, towels, badges, beach chairs and umbrellas and was only 4 houses from the beach. What a difference from my past stays! We appreciated these aspects very much. The manager was always available and helpful before, during, and after our stay. I would love to go back again.

Best vacation ever

I never stayed in northern NJ, usually go to LBI or Cape May. Lovely town, full of parks and a very clean beach. Neighborhood was quiet . The house was spotless and full of everything we needed; shampoo, towels, cleaning products, etc. It may have been my best experience in over 60 yrs of beaches. My 3 yr old and 7 yr old grandchildren,son and wife came with me. We all had a the best time ever.

Garrisons at the Beach

The Property is excellent Appointments are excellent Manager is excellent Location and beach proximity are excellent We even made friends with another tenant, Mark and his wife, and are looking forward to seeing them next year for a BBQ and day on our boat. We will be booking for a return visit same week 2024. We enjoyed our stay tremendously. Just a quick note, in striking up a conversation with the neighbors to the right as you face the house. We realized that we worked together in the past at St. Michael's Hospital in Newark....small world

Lovely home a short walk from the beach.

The house was very nice, recently upgraded, front porch with sea breezes. Kitchen with all the amenities, beach towels, chairs, and umbrellas. Best of all was the short walk to the beach. Would highly recommend and we hope to return.
